Warm and cosy cottage
We stayed at the Belmont from Dec 19-21, as a base for us to explore the Coles Bay area and Freycinet National Park. The property came with 2 rooms, and big enough for a family of 4. Location was quiet and easily accessible to restaurants and also near to EV charging since we rented a Tesla. Cosy and clean, and our host John was warm, welcoming and very hospitable.

The accomodation was 'Bentmore' within the advertised property and is a small separate cabin. The property pictures are not only out of date but show the whole property and it is unclear what you are actually booking. The room itself was small, which in itself was unexpected, and the space was made even smaller by odds and ends on every available surface. The bedside table which might have been usable was covered in various decorative items and the mantle piece over the fire the same, so there was no place to put any of our personal items. The bed was only a double and wedged up underneath by a block of wood, which made it very rigid and so wasn't particularly comfortable either. The room had a wood burning stove which the owner did supply wood, but I had to clean out several inches of ash before it could be used, and the fire filled the room with smoke, so we had to leave the front door open while it was lit. For some reason, the bed pillows were encased in multiple waterproof inner cases inside the actual outer pillow case, and made the pillows crunchy and uncomfortable to sleep on. The bathroom shower worked well and the towels were usable, but the shower door didnt close well and created a river of water that covered the floor and flowed out of the bathroom and into the kitchen. We then felt we had to use the towels to mop it up, but fortunately the weather was warm so we could dry the towels on the balcony fence. Overall, below the standard expected

John and I cannot believe the misrepresentation of our property reflected in this review. I would ask our potential guests to read all our reviews and come to your own conclusion as to how this reads. We pride ourselves in our home and our accommodations and giving our valued guests the best experience possible.The photos are not outdated they were taken in November 2023. The bed is a FULL QUEEN size with brand new topper and pillows and its supported by a proper bed brace NOT a piece of wood. You did not clean out the fire place as I did it my self prior to your arrival and there was no 7inches of ash.I explained how to light the fire and there were instructions in the Cottage, as how to do so..I also said if you needed or required anything to please let us know. There is nothing wrong with the shower door and it does not flood into the kitchen.I asked you if you needed anything you both said NO. The mantel piece reflects the ambience created for the Cottage and no need to put personal item on there. There are 3 tables in the Cottage and plenty of room for your belongings. Why you would write such a misrepresented review is beyond us and we are so pleased we have valued guests that love and enjoy this gorgeous Cottage built in 1850 and beautifully restored. but its previous owners. WE are so pleased you enjoyed the port and chocolates provided and the offer of our fresh farm eggs. Our reviews of consistent 10s reflect the passion we have for our guests and invite you to enjoy this gorgeous space and all its history.Still stunned and hurt by this appaling review.

We stayed in Gypsy Rose which was lovely. A different experience but cozy and charming on a cold winter night. Hosts were lovely and we would definitely stay here again.

Very nice, thought there was Wi Fi but none, there was a toilet and shower on the truck but found you had to go outside to get to toilet etc.

Just to clarify the shower and toilet are part of the accommodation in Gypsy Rose you actually don't go outside it is on the truck just waiting for a builder to come and renovate the door that was built within Gypsy Rose prior to our buying Belmont and see that it could be a issue. We will do all we can to ensure our accommodation remains at such high standards. Thankyou we loved meeting you both. Safe travels back to WA.

Charm and Comfort!
We stayed in the cottage at the property. What a delight to walk into such a cosy, comfy space. Out hosts Maureen and John were very welcoming and took the time to explain the history of Belmont. We were invited to enjoy the extensive garden, pick fruit from the orchard and swim in the river at the rear of the property. A step back in time with all the comforts of home. We couldn't ask for more!

Gypsy Rose
Bit of a mix up over our booking but our hosts did their best to make up for it. We stayed in the Gypsy Rose and while one of our party was happy to embrace the glamping 'tiny house nation' lifestyle, our other member was less keen! Having seen all the 'tiny house' programs on the streaming channels it was good to try it out in reality. Turns out I have way too much stuff to ever make it as a long term plan but it was fun for a two day stay. Gypsy Rose is very comfortable but is lacking in space to put your own things. We probably had our best nights sleep of the holiday here with a comfy bed and lovely linens. The bathroom also produced a really good shower pressure which was also a surprise, however, be aware that you effectively have to go 'outside' to get between the main room and the bathroom so those overnight or early morning trips to the loo can be a little fresh! The camp kitchen is certainly a benefit as the interior is too small to do much beyond breakfast, but I would suggest stocking it a little better. In the end we didn't use it as with 3 frying pans and no regular pans we couldn't conjure up a rice or pasta meal. Easily fixed though. The host and all her animals are really friendly and it's a stop over we will never forget! One other thing - we weren't impressed at the Bark Mill Tavern to the point we walked out, but we were impressed with the Iluka Tavern over in Coles Bay if you find yourself over in the Freycinet NP late afternoon.

Amazingly quirky stay!
If you want a unique stay welcomed by the most friendly owners, this is your place. Nothing was too much for them! From an easy check in, to going above and beyond with use of their personal washer/dryer when we got muddy, they were so quick to respond and helpful. The Gypsy Rose truck itself was so cute and cosy. Even has a little kitchen attached next door if you dont want yo eat out all the time. Had views of the river stream out back and its own balcony. I wouldnt hesitate to stay here again and i hear a balcony hot tub is planned for 2023. Fantastic stay!! Thank you Maureen & John

Peaceful Welcoming Experience.
A totally unique accommodation experience. We were welcomed warmly by our hosts and guided to the Gypsy Rose. It had an eclectic gypsyesque vibe. with little extras in the firm of a sweet dish of fantales and a coffee machine. A little deck outside the sitting area overlooking the Wye River with a two seater cafe setting. Near the front steps, there was another two seater cafe setting and chiminea in the garden. It was private, surrounded by fruit trees and chickens in the adjoining enclosure. After a night of music in the cool crisp air we discovered an electric blanket and extra bed covers to stave off the cold. Good quality bed linen and towels were appreciated. We loved every minute of our two day stay and cannot recommend this accommodation highly enough. Thank you Maureen and John for being the host extraordinaire. Every success.

Our family loved our stay
We had a wonderful stay at Belmont Homestead. My Daughter loved the Miniature Goats and wandering the gardens. Its a location to get out to see the Penguins at Bicheno, drive to Beautiful Coles Bay and Swansea.

I loved Bentmore cottage, its history and uniqueness. I loved the fire place, location near the river and the beautiful gardens. I especially loved having access to the free range chicken run, being near the chooks and interacting with them - Chook Therapy. John and Maureen were the perfect hosts and only too happy to show us around the property and explain the history. For a rural property it was only a short drive to town and wineries. If you're a lone traveller or couple looking for a country stay on the East Coast, appreciate history and a rural setting (which feels more remote than it is) then, from my experience, I cannot recommend Bentmore cottage highly enough!

This is extremely upsetting The accommodation is advertised with photos as Bentmore Cottage it was built in 1850 and fully restored with original ceiling, floor boards and fire place. It was the original shepherds hut known as Bentmore Cottage We have updated all bedding and carefully selected art pertaining to that era. Extremely disappointed in this review.

Maureen and John were the perfect hosts. They took care of all of us, cooking some delicious home made biscuits to welcome us when we arrived, took the kids out to feed the pets and even returned with some fresh eggs! Maureen’s experience as a nurse also helped us when laid down with a bad back. The place is spacious with enough room for all 5 of us and close to some fantastic beaches and a short drive to both Freycinet National Park and Bicheno and the amazing Penguin Tour. We thoroughly recommend staying at Belmont Homestead if you are visiting the East Coast

This is a delightful location, on a property 6km north of Swansea. Therefore only 5min into Swansea, half an hour to Bicheno, and 3/4hr to Coles Bay, making it an excellent touring base. The Gypsy Rose 'caravan' which I occupied stands on its own just past the hen run, looking over the Wye River. It is certainly compact, but has a very comfortable bed, a full-sized shower room (with decent shower pressure), and a small balcony overlooking the river. Maureen and John could not possibly have been more welcoming and helpful. There are limited cooking facilities for Gypsy Rose, but there is a basic camp kitchen, for cooking the freshly-laid eggs, with bacon, mushrooms, tomatoes and bread also supplied. Local dining out options are somewhat limited, particularly at the moment, but I did have reasonable meals at the Bark Mill Tavern in Swansea. As long as you are willing to be fairly self-contained, it is an idyllic getaway spot.

Beautifully presented property located just outside of Swansea. We stayed in the Gypse Rose and found it to be sweet and cosy. Maureen and John are very attentive and friendly hosts.

We were thrilled to be John and Maureen's first guests, since they recently took over the Homestead. We had the most welcoming reception from them, that anyone could wish for. If you're interested in historic homes, this is definitely the place to stay.

Wonderful cottage stay
Stayed in the beautiful historic cottage. It is excellent and the size is a surprise as it looks quite small in photos. The hosts are great and gave us a tour of the property before settling in . The goats are very friendly and well worth saying hello to. It is a lovely place and future visitors will not be disappointed.
