FLOORPLAN āThe master bedroom offers a comfortable queen bed and a flat-screen TV. A shared bathroom has doors from the master bedroom and the hall so your guests have a private door to use too! Further down the hall, you will find the twin-over-twin bunk beds that your kiddos will love! The living room offers a comfy sofa that opens into a bed for two. Put on your music or a favorite movie on the large flat-screen TV and chill out while leaving all the workday concerns back home. The living room has direct access to the covered porch and is the perfect place to enjoy your morning coffee or a summer beverage of choice. You are only steps from the beach or pool. You will love winding down from a day at the beach on this relaxing porch. The kitchen is stocked with all the essentials you need to cook your favorite meals! You will find a washer and dryer located on each level of the building and are coin-operated. Nothing but endless summer fun at Beach Life @ Summerspell!
LOCATION āSummerspell is a quaint complex of 30 condos located on Scenic Highway 98 in Miramar Beach. The six-mile bike and pedestrian path is adjacent to the complex. This astounding location places you just minutes away from numerous nearby restaurants for a taste of delicious seafood cuisine and a multitude of beach-side bars for some evening fun. Pompano Joe's is within walking distance of your front door. Shopping and entertainment enthusiasts will also be particularly ecstatic to find Silver Sands Outlet Mall, amazing Golf courses, and family amusement areas within 15 minutes of the property!
DOG FRIENDLY - IMPORTANT INFO BEFORE BRINGING A DOG ā We're happy to welcome up to 1 dog to our condo! Your furry friend must be under 40 lbs, well-behaved, and leashed whenever outside. Please be sure to pick up after all potty breaks. The maximum number of pets allowed is (1) one. A non-refundable pet fee of $150 + tax is required and will be charged AFTER the booking is made (this fee is NOT included in the property rental cost). Our Pet Agreement must be signed after booking, along with submission of up-to-date vaccine records valid through the END of your stay. If management is not notified beforehand, an additional $500 fee will apply. Thank you for helping us keep our space enjoyable for everyone!

GUEST ACCESS āYou will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT ā Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, two laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Publix, or Winn-Dixie or bring them from home.
Wi-Fi ā Our property offers free Wi-Fi, and the details can be found in the property binder located in the kitchen/living room area or in the digital property guidebook. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.
PARKING ā Guests are allowed 2 parking passes only, which are first come, not reserved.
COMMUNITY POOL & HOT TUB ā The community pool & hot tub is just steps from the back patio! Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity at your own risk.
BBQ GRILL ā The community has BBQ grills provided on the grounds for guest use. Personal grills are not allowed on the balconies.
BEACH GEAR ā Typically, you can find beach chairs, toys, and umbrellas at our condo for your enjoyment! This is a leave-one, take-one set up so we aren't able to guarantee what will be available upon arrival.
SECURITY ā Security cameras are located throughout the grounds for the safety of homeowners and guests.
SMOKING āNO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. If Grilling, please move the grill away from the house siding to prevent damage to the house siding as you will be responsible
BOOKING āYou must be 25+ to book The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.
CHECK-IN/CHECK OUT āCheck-in any time after 4 pm CST. Check-out is any time before 10 am CST.
EARLY ARRIVALS āWe would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
KITCHEN āFully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.
REFUNDS āAbsolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
