The only good thing about this property, is the location if you're wanting to be near a few of the restaurants and bars in downtown Fredericksburg. The hotel room is very, very outdated and had overwhelming cheap cleaning supplies smells, probably to cover up a musky, old smell, and the walls are thin, so you can hear everything from other guest's rooms. I will not be staying here on next visit to Fredericksburg.

First night we got there the room keys wouldn't wont. Had to take them back past 11pm to get them rekeyed. The toilet was leaking water on the floor from the tank. We woke up to water all over the bathroom floor. The second day i had to get the room keys done again cause the first night the employee only set them up for one day and were staying 2 days. The place is outdated and the AC are not on when you show up so the room is very humid. The location is pretty good but not close enough the main street to walk over. All drives to main spots are not to long. I personally will not stay here again but the cost per day should be good enough for a one day stay and go.

Great liberal place to stay. Tucked away off the road just outside of town but not inconvenient. Small but plenty to eat breakfast area. Parking lot well lit.

The mattresses are rock-hard. Like they have not been replaced in ages. The walls and ceiling are thin. We could hear people in the floor above us all night long. Not very well insulated for sound. This is probably one of the oldest hotels in the Fredericksburg.

Place was alright. Not bad if you can get a weekday rate. Otherwise it’s definitely not worth it. Bed was an old spring mattress. Not comfortable. Water pressure was fantastic. Room was clean but not spotless. Property and rooms are dated. 5/10

Everywhere in the hotel had a bad smell. Bed was very uncomfortable and squeaky every time you moved, bathroom wasn’t clean. People hanging out in the parking lot watching your every move. My wife has trouble with odors, she gets nauseous. The room had a treble smell ( some sort of cleaning agent or something used to hide odors) we went and talked to Amet the person at the desk and he said there was nothing he could do about it, that there were no other rooms available. I then asked if he had an ionizer which he did and we took it to the room and opened the window and ran it while we were out. The smell got a little better, good enough that my wife didn't get sick. If you have issues with odors I wouldn't recommend staying there.

This property is at best a $90.00 place to crash for the night only. The rooms smell musty and are in desperate need of remodeling! Highway robbery at nearly $200 a night - can’t believe it.

Rooms seemed old and were hot. The fridge had a strong smell that made our food and drinks taste weird. Shower leaked all over the floor. Cereal was stale at breakfast. There are also no sidewalks, so even though you’re close to downtown, it’s not really walkable.
