Youth Group Trip
We visited the KC area with a group of youth. This large house accommodated our group well. It's in a nice neighborhood, clean and well-kept, and the host communicated well during the booking process and during our stay. Would stay again!

Wonderful Time with Family
We stayed here during our Thanksgiving holiday with family and we were all able to enjoy the location. The check in process was easy and the host provided the codes for entry prior to our arrival. The house was very maintained and cleaned prior to our arrival. There was plenty of room for our large group and a well stocked kitchen. Host was very responsive and extremely helpful. Would definitely recommend this rental and this host

Beautiful and spacious
Well decorated, recently renovated property on a large lot with ample parking. We enjoyed our stay and even more so our family was approved to come over for a bday celebration for our 3 yr old son. The property was perfect for hosting a gathering. Would stay again!

Great gathering place
We thoroughly enjoyed our stay at the Modern Farmhouse. There were 14 of us with 9 adults and 5 kids. We did bring a few air mattresses for the kiddos, but they ended up using the pull-out bed and the couch in the game room. We found the house very comfortable and clean. Brandon, the host, was extremely friendly and accommodating and always got back to me promptly when I had questions. We enjoyed the large backyard, and the game room was perfect for the kids to hang out in. We loved this place!

Nice 3 bedroom with finished basement
Great property. Good kitchen with nice backyard area and grill. Able to sleep at least through to four couples depending on comfort preferences. Room for a couple more for day bed and couches. Would have liked darker curtains/blinds to control the morning light, white curtains let a lot of light in and prevented late starts. TV in every room, with ROKU, so you can watch whatever you want. Would stay here again.

Family time
We had a group of 12 ages 3-70. The Farmhouse was a conviently located place for the activities we had scheduled. Brandon was very good to work with and responded immediately to any questions or concerns we had. As one other person wrote it is a bit small for a larger group like we had. It list couch/futons in the game room and living room but these were just couches. There is also not bedding included for these sleeping locations. It is good we had kids that would fit on them and had blankets in the car that we used. Our teenage kids really enjoyed the game room as it was too hot to spend in the great backyard. We did spend mornings (before it was so warm) having coffee outside in that great space. Brandon had recommened some great resturants nearby that were fantastic and very close!

Nice location with big yard
We stayed for a long weekend with young children. The property has a big yard for the kids to run around and play. The beds were very comfortable and plenty of room for our group of 11 people. The AC unit didn’t keep up with the 100 degree weather, so it was a little warm in the house (78 degrees). The property also didn’t have a pizza cutter or whisk, so might want to bring those with you if you are planning to cook pizza or fry up some scrambled eggs.

We were able to into the A/C and added some freon and change the air filter to all for maximum comfort. Oh yes, and the missing kitchen items have been replaced! Great Management, Slightly Smaller than Anticipated
Working with Brandon (owner) was smooth - there was a toilet issue that he worked to resolve as quickly as possible, which was nice. We had 8 women stay at the house comfortably but I am pretty sure this house said it could hold 12 when I booked - not sure of the math there. This house was definitely older but it was clear the cleaning crew didn't do a fabulous job before we arrived (ex: old coffee in the coffee pot, pretty sure my sheets weren't totally clean probably from the group before us not stripping the bed, etc). Just some small things to improve upon but have to tip my hat to the property owner, Brandon. I texted him late night Friday about the toilet and Saturday there was a crew there that did a whole bunch of work to get us back up and flushing in two bathrooms. Overall great property and lots of fun things like the backyard and garage playroom (which FYI i think the couch in there is considered a sleeping space). Most of the beds were memory foam and there was definitely some thought and care put into the décor. I'd knock down the max guests to 10 and make sure the cleaning people do a better job and this property will do really well on VRBO!

1. Thank you for the honest feedback. We appreciate your patience in allowing us to correct this unforeseen toilet issue. We found that previous guests placed a very large amounts of paper towels in the pipes causing difficulties with drainage. It has since been professionally replaced with all new plumbing. 2. After further research with our cleaning crew, we ultimately decided to release them and hire a completely new crew. Our standards continue to be high and we are confident that our new cleaning crew will meet those standards. 3. Overall, we are happy you had a great time and notified us of your concerns. We will also point out to future guests that the 3 couches and air mattresses are available for additional overnight guests! Thank you!

Great place for a family gathering
We so enjoyed the space and it made for a very pleasant place to celebrate my father's 80th birthday. We all live about two hours away and this was such a convenient place for everyone to meet. We were able to make dinner, sit and visit while others enjoyed playing games in the garage area. We hope to stay here again in the future.

As good as it gets…
We were pleased right away upon arriving as the property looked exactly like the pictures. Brandon (PM) made us feel at home with a great sign on the fridge welcoming us to the house. The entire process from booking to departure was as easy as it could be. Everything was nicely labeled so there were no questions on how to operate anything in the house. Would strongly recommend this property!!

Exceptional Stay In Kc
Had an excellent time here at the residence. Everything was accurate as shown in the photos. Had a late check in which the host did their best to accommodate. There was a slight lapse in communication overnight but all in all it was an excellent stay! I definitely would come back !

Joshua and his crew came into town to attend the Chiefs game! They stayed the night before and headed to the Arrowhead Stadium the next day. Besides that awesome Chiefs win during Big Ben's last game and retirement party, the house was well maintained and rules followed. We would definitely have Joshua back!

First off, our family arrived to find the house we booked on VRBO occupied. There was a mix-up on their schedule and our family was without a place to stay. We found this location that evening and the owner was able to accommodate us that night. Huge relief as we had many in our group! The house is great. Very open and the heating worked perfect in sub-zero temperatures. Having stayed in many short term rentals throughout the U.S., this one one of the best equipped and organized out there. Everyone felt relaxed more in this house than all the others I have rented for many years in this location. I would highly recommend your stay at this location. You will not be disappointed!

Practically perfect in every way
We needed a venue to hold a celebration of our son’s college graduation and this property fit like a leather glove. It is ideally set up for parties, from the extra game room in the converted garage to the accommodations for out-of-town guests to the freshly-surfaced extra- large driveway. The kitchen was well-equipped, down to serving bowls and platters seldom found in rentals, and well laid out. There were many thoughtful touches, including frosted mugs in the freezer, a basket of snacks. and lots of condiments in the fridge. The host was very responsive, with answers to my queries arriving in minutes after I pressed “send”. The only thing I felt would have made our stay a bit more convenient was access to a washer and dryer. Except for that. this was terrific property!

Have you ever….
Have you ever searched a listing and it has amazing pictures but when you show up it looks nothing like the picture….??? Not at the Farmhouse!!!!! This home was absolutely beautiful and a perfect fit for me and my family during our Thanksgiving vacation! The garage for game night, the patio for some grill time I mean it’s all there! From the moment I booked this home Brandon reached out and made sure to answer any questions I had with immediate response time! All amenities are readily available! I could go on and on but the long and short of it is, this house is AMAZING! Thanks so much for having us and can’t wait to stay next year!

We appreciate this guest's business but unfortunately we were forced to make an insurance claim due to damage. There was clear evidence of a large party that was not previously authorized. We found heavy mud foot traffic throughout the house, multiple damaged entryway rugs, bent curtain rod holders, and broken trash bins. We don't allow large parties because of the risk that significant damage will occur.

Everything about this property was great!
Can’t say enough good things about the property as well as Brandon himself. The property was better than advertised. The garage was a great place to hang out with everyone and looked really cool with the art on the walls. The beds were extremely comfortable. The entire house was spotless when we came in and everything is in great condition. Got to meet Brandon and he was great to talk to. Very welcoming and gave us some great places to visit and eat while we were out in KC. I would absolutely recommend this house to anyone!

From the moment I first saw the property, to booking, I couldn't have had a better experience. The pictures and the actual property were spot on, the cleaniness of the property was impeccable. The property owner (Brandon) answered any and all questions I asked. I only wish I could have stayed the whole week. I have a feeling I will be returning...
