Historic 180 Acre Estate In The Hunt Country Of Loudoun County, Virginia

Little Oatlands is an historic 180 acre estate located amidst the rolling fields and woodlands of the famed Virginia hunt country between Leesburg and Middleburg.

The property features a six-bedroom, five and a half bath main house equipped with central air, WiFi access and satellite TV; a tennis court and swimming pool (unheated, closed between late September and early May); extensively landscaped lawns and grounds; and an award-winning two-acre formal garden.

The property is situated at the top of a gentle rise, affording sweeping and beautiful views of the surrounding countryside. It is conveniently located near restaurants, shops and other amenities of the historic towns of Leesburg and Middleburg; a thirty minute drive to Dulles International Airport; and an hour's drive from Washington, D.C.

Weddings and other events/parties are permitted on terms specified in advance written agreement with Owner. Our three night minimum stay requirement does not apply to weddings and wedding weekends. Ask Owner for details. The Washingtonian magazine online wedding edition (August 20, 2019) published an article about the wedding of Richard's nephew Alex Williams and and Nell Frabotta at Little Oatlands on Labor Day weekend 2018, entitled: "A Countryside Wedding with the Perfect Balance of Laidback Elegance."

Perfect Wedding Venue
Little Oatlands was the perfect place for our outdoor wedding and we’re very happy we chose it. If you are planning to do the same, and have family stay in the guest house for the weekend, read the contract *carefully*. We skimmed it and failed to realize that you’ll need to take all trash bags to the dumpster by the barn and strip all of the bed sheets and put them downstairs, etc…

Expansive and charming
This property was perfect for our family reunion, in conjunction with a wedding in Middleburg. The house was interestingly rambling, and had perfect spaces for everyone who came. The grounds, garden, and swimming pool were cherries on top! It was the perfect setting for a large gathering, with plenty of spaces for different activities and conversations. Such a unique property!

Little Oatlands was home for 9 of us for a flower filled week in May. We assembled from KC, BC, CA and VA to attend my daughter’s wedding overlooking the Potomac at Murray Hill. The property and approach to Little Oatlands takes your breath away! Flowering Dogwoods line the drive blending with the white fence and homes in the distance. Each of us walked down the lane to read the plaques and the history of the preserved property. Certainly a history lesson and it would be wonderful to know more. There are grand rooms and humble spaces in the Main House. We enjoyed them all! The owners shared linens and China for the generous dining room and we lit candles one evening for dinner. The 4 seats at the kitchen table were the ones in highest demand. We all sat on the front brick patio most mornings gazing at the fields ahead. Cows would appear at the fence, Blue birds and Cardinals flew in daily and Bunnies peeked through the edges. But the 2 acre garden, a sanctuary in itself, was the delight of us all! The photos on the website cannot begin to capture it all! It is not a modern property and is not fashioned that way. It is a loving time capsule of years forever gone. Rarely will you find a place that you may call your own for a few days to imagine what it must have been like to live at that time. My granddaughter and her father learned pickleball, we learned to make endcaps for wedding aisle chairs and there was a pick your own Strawberry patch at the start of the lane.

Fantastic Home for a Holiday
My family and I had a wonderful stay for Thanksgiving. The house truly feels like a home and the property is stunning - so many beautiful walks to do straight out of your front door. Much of the furniture, including the mattresses, is old and not necessarily the most comfortable, but the rest makes up for it.

Beautiful and so much to do
We booked both houses for a family stay for a local wedding. I booked 3 days before and 3 days after thinking that we would explore the area's history. The estate offered so much for our family that we never left. The swimming pool, the english walking garden, the tennis/pickle ball court, the two porches kept us entertained and busy. It ended up being the perfect place for us all!

The grounds are amazing, and the house has all the charm you could want. Very cozy and every or nearly every bedroom has an en suite, which is remarkable for a home of this age. We spent two long days by the pool and playing tennis, ending the days with a walk through the garden and marveling at the expansive views and chatting with the grazing cows as the sun set. We enjoyed every minute. There was a major storm headed to Leesburg on the eve of our check in and it was handled perfectly - checking on us, letting us know where candles were in case of power outage, and offering a rescheduling of our stay if needed. I have already recommended it to friends! Thanks for a great stay.

Our family loved this property! perfect amount of room for our group of 11! BEAUTIFUL home and all the ammenties. Kids loved swimming and playing tennis. Also played some board games in the evenings. We also had big family dinners candle lit at the dinner table. That was a personal favorite of mine! We didnt get to spend much time at the house as we were traveling to dc quite a bit. We also took the metro which turned out so much better than driving! Went wine tasting and didnt realize Virginia doesnt have sweet wine like our state of Oklahoma lol Thank you for letting us stay!

Perfect Family Trip
Little Oatlands was an amazing place for our family to disconnect and spend time together. The grounds were perfect for walking and exploring and were one of our favorite spots. Every room had its own character and if you spent enough time looking through the artwork you can find original pieces by JBW which was a wonderful touch. The children explored every room even though we only stayed in a few, and for a device-free stay, they found plenty to keep themselves occupied. A short walk from the house was a very well-kept pool with an amazing view of the fields behind the house. At night we were amazed to see a field full of lightning bugs which was a fun evening activity trying to get them to land on you. The kitchen had almost everything we needed and we enjoyed having "fancy" dinner in the dining room, and the kids loved it so much that we had a fancy dinner with burgers. I can't express how rejuvenating it was to disconnect for a few days and spend time together as a family. Thank you for such wonderful memories.

Our extended family stayed here during a wedding at the adjacent Oakland’s Historic Garden. We really enjoyed the pool, the garden, and the large lawn overlooking the property. The home has 6 bedrooms and two kitchens providing plenty of space for family and visiting guests.

We spent a nice week at Little Oatlands. The grounds are very nice. There are nice golf courses in the area (Bull Run, Mt Pleasant and Raspberry Falls). Nice vineyards too (Cana). The house is far enough away to enjoy the countryside but close enough for conveniences in Leesburg.

What a fabulous place to spend a week with the family. The grounds are beyond description, so if you don’t walk the trails you’re missing a big part of the experience. The pool was the center of activity with the tennis court a close second. And the garden is the place to get away from it all (the kids, haha). The century-plus farm house is huge with plenty of bedrooms and bathrooms for all 10 of us. And if you bring your dog, and I encourage you to, they’ll never have more fun either.

A wonderful old house full of twists and turns inside. The children loving exploring it. The very large outdoor lawn and the pool gave us a spacious feeling of relaxation and room to play. Quirky place for a stay, outdoor space made the visit
We had a great time here, primarily due to the size of the rental and the ability to host our large group relatively (25 min) close to the events we were there for. The out door spaces such as the pool and the formal gardens are great. Having a tennis court and equipment was something we enjoyed tremendously. The house is lovely, but a bit careworn-- for instance one of the chairs on the screened porch is kind of worn through in the seat, and should be replaced/repaired. A bit of updating furniture could help with the value of the rental.

Almost can't believe you can rent this incredible house
If you want a perfect house, this isn't for you. If you want a historic house filled with treasures, and with a simply wonderful swimming pool, tennis courts and award winning garden, next to a very special historic house (National Trust for Historic Preservation) that you can walk over and visit and also see its garden, well then, this is the house for you. And when I say not perfect, there was nothing wrong with the house (the air conditioning was unexpectedly fantastic), I simply mean if you need the perfect new kitchen, you will not find it here. What you will find is the most charming old fashioned kitchen (with EVERY convenience) that will make you want to take yours back to a more simple, and perfect, reality.

Amazing property
We stayed at Little Oatlands for our son's wedding at Stone Tower Winery. The location is perfect for exploring the history of Loudon County and the wineries, distilleries, breweries w in an hour or so of the property. It is only a few miles from Leesburg and all the amenities needed. The estate is amazing. Sitting on the side porch or in the back yard overlooking the gardens and acres and acres of beautiful countryside was amazing. The house has really great character and all you need ( bedroom suites were terrific) for a great visit. We had 4 couples in the main house and 3 more in the cottage with a couple of singles mixed in as well. Plenty of room for everyone. David does a great job getting you the information you need, checking you in and helping with any other needs along the way. A MUST stay property if you are headed to VA. Thanks for having us! We will be back!!

Family Reunion
Little Oatlands is a lovely historical property with great proximity to wineries, breweries, the cute town of Leesburg and DC. Our family spent countless hours in the big pool, on the tennis court, and on the lawn (fire pit and lawn games). It was also perfect for creating a scavenger hunt for the kids (especially the formal garden!). Bedrooms were comfortable and the A/C worked well. Being an older historical house, it may not be the best option for elderly or those with accessibility needs as the first floor contains a few step up or step down transitions between rooms and more narrow doorways. Finally, communication with David was top-notch!

Little Oatlands is a unique old Virginia home on gorgeous grounds. We loved the pool, formal gardens, and tennis courts. The owner was incredibly responsive and the property was well located near Leesburg, wineries, breweries, and activities for the kids.

Highly recommend Little Oaklands for your family gathering. Gorgeous grounds and pool, and great variety of bedrooms for different aged kids and family members. Communication with David and his property manager Amy went smoothly and they were of great help during our stay. The surrounding area is stunning; found some great rolling well paved by-roads and headed to a nearby cave for the kids. Lots of lawn for lawn games, and the trees on the property are just gorgeous. Felt like an oasis with lovely surrounding hills. Private, quiet, and gorgeous.

Large family gathering for destination wedding in DC area.
The location in historic Louden County was great and in addition to wedding festivities in the area, sub groups of family were able to access/enjoy DC attractions, Gettysburg Battlefield Park, Manassas Battlefield and the quaint town of Leesburg. The Little Oatlands accommodations, consisting of the main 6 BR house and 3 BR cottage, were, of course, one of the limited choices to accommodate our group of 10 adults and 3 children. The swimming pool and grounds were lovely and we enjoyed being outside together on the outdoor porch and patio. The interior of the main house, however, contains out of date, dilapidated furniture, making it tough to gather or relax inside together except when we ate breakfast in the formal dining room. The air conditioning in the main house was not cooling properly and even quit multiple times when it was very humid outside. The property manager was nearby and responsive but the mechanical system needs a major overhaul or replacement. Beds were generally comfortable. Bathrooms and kitchens all need updating. The property has a charming historical origin and family story to share, but the structures need major updates to the interior and systems to demand the rental fee which amounted to about $110 per night per adult. We saw several historic properties in the area, including the wedding venue B&B, that have been totally updated and may provide a better environment and value for a large group.
