Beware!!
My family and I stayed here for 3 night over the summer. It was very expensive because of the location. The pool was pure green and un-usable. The room was all that we needed it to be but there were no top sheets on the bed, just the fitted sheet and then the nasty bed spread. The location is great but that is all this place has going for it. After checkout I realized I had a $50 charge from the hotel. So I called them and the owner told me it was because we smoked in the room. We do not smoke!!! This was impossible. He gave me a hard time for 2 days claiming the cleaning staff of two people said it smelled terrible of smoke and needed extra cleaning. Still impossible because we don’t smoke!!! He even questioned if maybe it would have been my teenage son with ASD. After a lot of back and forth I did get refunded but I had to fight for it. Beware! It’s all in the other reviews as well.

Cute little getaway
We found this place online just a few weeks before our trip and it turned out to be a gem. I have never been to Old Orchard Beach and this had everything we were looking for, close proximity to town and the beach, a pool, and a comfy place to end our day. The room was clean, beautifully decorated, and had amenities such as a full kitchen which made traveling with two kids even easier. We were across the street from the beach, which made going back and forth a breeze. A quick walk to town for entertainment and restaurants was easy. Off street parking is always a winner! Alan was very communicative and easy to get in contact with. Very quick to respond to my questions and even after a much later arrival than we anticipated, he greeted us with a smile and met us after midnight. We absolutely will stay here again and can’t wait for our next trip up to Maine!

trolly right across the street..no need to pay for parking
we did pay over 50.00 to pay to park 2x on Friday at palace playland...parking is a premium and my older relatives could not walk the 1/2 mile. The owners should learn more about the trolly as a feature cause they could sell that. we learned the trolly drops across the street and takes you right down town OOB..till 11pm for$2..it was great ....also the pool hours were a little dissapointing cause they advertize 10 to 9p but they wont open till 11am and they closed at 8pm..nice pool though and owners were great....parking lot is tight ..should advertize no big trucks....overall it was a good time

Cute little property
We stayed 2 nights in room #9 with the kitchenette, it was very helpful having kids with us. Super cute room down to the decorative toilet seat! The pool was a huge bonus, very clean. The room was very clean!! Very short walk to downtown as well. (takes about 13 minutes to walk) 2 chairs outside the room to sit & relax. Beach is right across the street which is mainly why we went so all was perfect. Definitely will be staying here again!

Water/septic system
Septic system/water system could use some updating. Toilet did not like to flush... Had to hold handle down for long periods of time to get it to flush and then had to get a plunger from the office to assist the flushing process.

The guest was flushing paper towels and other things not to be flushed.The motel has sewer not septic.
