Lovely renovated unit in a very convenient area.
Short walk to the beach and plenty of excellent restaurants in the area. The two grocery stores in the village had a very good selection of goods, and the prices were reasonable.

Great stay
Studio suite was great for our stay. Well equipped to meet our needs. Location was perfect that we could walk to every location, beach, restaurants, grocery. Private balcony was a bonus for us as we had a delay to fun due to rain but were able to use the covered patio and still enjoy the outdoors for the day. Host was great and informed of us a temporary water issue that was affecting the area and not just our unit to ease our concerns before we asked her. Would stay again and recommend.

Good Unit, Poor Management
The unit was neat, clean, properly outfitted, and the location was perfect. Loved the outdoor patio area, but if you aren't a Handy Man, this may not be the unit for you. One evening the power went out, no fault of the unit, but when power to the grid was reinstated, the AC unit did not come back on. We tried everything on the remote to no avail. Eventually I found the circuit panel behind the toaster oven and reset the breaker. Everything worked fine then. On another day as we were beginning to prepare breakfast, the cooktop would not work. I sent a text to the property manager. She never replied. Two days later I went back to the circuit panel and reset the entire panel. This re-booted the cooktop, and it was back to working order. Even when the manager texted us the day before our departure, she made no reference to my text immediately above it about the non-working cooktop. So if you ever need any help from the manager, I'm afraid you are out of luck with this one. Very nice unit, but very poorly managed.

Property Manager Mimi: Fabulous, Friendly, Funny, Caring, Kind & Beautiful on the inside and out!!!
My husband and I loved it here!! The property was great. It's in a wonderful location. Even though we rented a car, we had everything we needed on the property. Stores for all your needs. And restaurants (soooo many to choose from!) The beach was steps away. We had a lovely and large balcony that overlooked the area. It was completely private. It was used during the day to enjoy the sun and at night we loved to sit out there to listen to the waves and watch the moon and enjoy some cocktails. (LOL!) It was clean and the set up inside was ideal. We felt safe. Parking was never a problem. I can't say enough good things about this property. We are planning another trip and this place will definitely be on our list. And again, Mimi is one of the most pleasant people we've met in our life. So sweet. And all of the locals we met in that area were so incredibly helpful and friendly. St. Martin is our happy place and my therapy. Thank you for having us. XOXO

Non-communication and no refund
We had planned to stay 26 days but due to the tragic death of our future son in law we had to leave after 5 nights to come to our daughters aide. We could not return due to the corona virus restrictions. We made two plea attempts for some refund consideration to the owner who chose to not respond in any manner. VRBO leaves refund policies to the owner managers. Lesson learned here. Always insure your travels and don’t deal with passive owner client interfaces.

Everything was great, studio was spotless, everything you could need for an extended stay and in a perfect location. We have been traveling to Orient Bay for many years and have stayed many different hotels and apartments. This was our first trip back since Hurricane Irma. This studio apartment is completely new and refurbished inside like many other properties in Orient Bay. It is directly over BO’s Pizza and the French bakery, Good Morning, is very convienent and is one of three excellent breakfast choices nearby. The air conditioning works flawlessly but the WiFi is rather slow. The TV provides only French channels and as many Americans, our foreign language skills are lacking so we did not watch it. The best part was meeting Mimi, who used to work at the CO Boutique, to check us in and out. Whenever we had a question, (such as how to use the washer in French) we texted or called Mimi and she replied immediately. This is close to the beach and restaurant choices in Orient Village abound. We believe the value is excellent and recommend this as a place to stay.

Good location, restaurants and grocery store very close!
Regarding the apartment itself, most of the other reviews are spot on. It's a very nice apartment in a good location. Good water pressure, hot water, comfortable bed. Feel I need to mention that just a couple of days prior to our arrival, we were contacted by the owner and informed there was a 50 Euro cleaning fee to be paid.. in cash.. and also a 4% island tax fee to be paid. I had observed the island tax fee in the contract he had emailed.. I mistakenly thought it was already included in the payments I had made through VRBO.. my mistake. But there was nothing about a cleaning fee. I questioned it at first but then just went ahead and decided to pay it. Perhaps they have changed the listing now to include or at least mention this payment up front. Some reviews stated there are lots of American channels on TV and there are.. BUT.. they are all dubbed over in French. We found two channels that were primarily in English.. a European all news channel and another channel that basically ran reruns of "The Voice" and old movies. . We were able to watch shows from the US on my phone thru the Dish Anywhere app. Wifi was sufficient although the shows we watched did buffer occasionally. During our visit (April 2019), renovations/reconstructions were underway to one of the restaurants below the apartment. So promptly at 8 am each morning drilling, sawing, and hammering commenced. It wasn't too bad and was somewhat intermittent. It did encourage us to get out of bed a little earlier that we might normally do while on vacation. Towards the end of our stay the renovation noises subsided greatly and we noticed a sign indicating the restaurant would be open for business within a few days. The restaurants in the area are very good. Most of them serve French food and are somewhat expensive, at least for our taste (cheeseburger for $18, entrees $30-50). By far the best meal we had was at a "lolo" in Grand Case at a restaurant called "Au Coin Des Amis.” Ribs, steak, lobster, chicken, mahi and other items on the menu at great prices! There's about 4 lolos grouped together there (Sky's the Limit, Rib Shack, etc) Some restaurants are still out of business because of hurricane Irma. Some of the ones closer to the beach aren't even there anymore. We were met at the apt by Mimi who was very nice and informative. The apt is located above Le Douze... which is actually located one block closer to the beach than Google Maps indicates (at the 2nd traffic cirle)

Great property with terrific convenience due to proximity to shops, groceries,and restaurants.
Everything is literally a few minute walk away (less than 5 minutes). Terrific location. One of the cleanest units we've ever stayed at in St. Martin. We will be back.

Great Location and Property.
This was our second time renting in this complex, although first with this owner, since Irma. It could not have been better, Melissa met us on time with the keys and showed us everything in the studio, everything was clean and working, there was even a couple of bottles of water and beer in the fridge. The location is great, directly above BO Pizza and Le Douze, which is great for breakfast, and just a few steps to CodaBar, good food and atmosphere, Bikini Beach is just a minutes walk away as is the village square with all its fabulous restaurants. We ate at all the restaurants, with the exception of Sunclubber, just ran out of time and spent a few nights at Le P'tite Bistro just having drinks in the bar an mixing with the locals and tourists alike.

Beautiful Studio in the heart of paradise.
We've been renting various properties in St. Martin for the past 15 years... This unit does meet all the requirements, and is perfectly suitable for a couple. In reality, studio looks better than on pictures: it's well equipped, clean, modern and cozy. Wi-Fi is super fast, TV has english speaking channels. The bed is big and comfortable, AC works perfectly (newer unit, I guess...) Even water pressure, which is a common issue on the island's French side, is reasonably acceptable. Washroom is big enough for two people trying to look human before hitting the beach in the morning... Please note: toilet is separate. Huge upside is a big terrace, where you can have dinner, drinks or enjoy your morning coffee. Kitchenette has everything a couple needs in order to prepare a meal (dishwasher works too...). The only downside is an absence of a dryer, but there is a drying rack in the terrace. We were pleasantly surprised that there were no insects of any kind in the unit and it's close proximity. And the enture complex is clean and quiet... Sylvie is a true professional, able to solve all of your worries and issues in the shortest period of time, and always with that magical smile of a French woman... We are planning to rent this unit for our next vacation due to the fact that this was the best rental experience in St. Martin so far... Andrei & Natalia, Toronto, Canada.

My husband and I just return from 2 weeks wonderful vacation in Orient Bay. The studio is very comfortable ,tastefully decorated and spotless. On the huge terrace we enjoy a glass of wine in the afternoon. The location is fabulous so close to the beach ( 3 minutes walking ) and the plaza village with so many restaurants to choose from. Is the second year in the row when we book the same studio and we will continue to do so for many years to come because is everything a couple will need to have a great vacation in Orient Bay. Sylvie the manager of the property is very friendly and accommodating always trying to make you feel welcome. She is available all the time to answer any questions you may have you feel like talking to an old friend she is a wonderful lady. Thanks for a great vacation and see you nest year. Cristina and Mike
