Nice property. Very clean and comfortable...exceptfor the mattress! Very uncomfortable! There was a dip in the middle of it. Felt old! Other than the mattress, very nice stay.

The ACS on overland is very nice inside & outside but have to say that the property manager is the best i have ever had to pleasure to know . She is always willing to help if you need it . She knows the building very well and makesure i have everything i need . Thank you Mrs Jean for everything. See you soon .

The property is kept very clean and rooms have been newly renovated and the property manager is by far the best i have ever had the pleasure to know. She goes over and way beyond what her job description in tails . She is personable / reliable and does what ever she can to makesure your stay is very pleasent . All my stays at overland ACS have been awsome . I wont stay anywhere else if i can help it . Only if there are no rooms available . Mrs jean is the best . Thank you Mrs Jean for all you do to make my stay at overland ACS a great experience.

I always have the greatest stay at ACS@ overland . Mrs Jean is the best property manager i have had the pleasure to know.. To Mrs jeans boss - i want to clarify my last review .im notsure what happened to it but ALL my stays have been very welcoming and Mrs .Jean ALWAYS makesure my stay is very pleasent . I have had to stay at other places because of no openings and i hated it so im always booking my stays at ACS overland as early.as possible and i like it so much with Mrs Jean i have now told my.co-workers about ACS overland and i believe my.co-worker has started booking at ACS overland . Mrs jean your the BEST and thank you for ALL THAT YOU DO FOR ME . You deserve everything GOOD . THANK YOU

Great Place to stay
This property was clean and quiet. The unit was very well maintained. The staff was very friendly and professional. If I had to give one criticism it would be that it takes a long time for the water get hot.

The room was extraordinarily clean and the property was clean too. I did hear street noise as it is off a busy street but that quiets downs some after 5:00. I would stay there again and I would recommend it.

Nice hotel value, however…
The place is exceptionally clean and comfortable and offers a good value for your hotel dollars. However the older female manager is a bit of a odd duck in the fact that she is a bit unfriendly in her dealings. She seems to pry a bit too much into your personal business and was asking nearly inappropriate questions about the relationship I had with the other person I shared my room with the night before as I was checking out. I had booked the room with Hotels.com. I would stay there again despite the manager because the hotel was exceptionally nice for the money and that’s it.

Maybe it was just my unit
Check in times are limited because there is not a regular attendant. The central air AC did not work...room actually got warmer during the night. Shower control was very wonky. Took 5 mins to heat up, then challenge to get something in between scalding got and luke warm. Very nice facility, would give it another try because it does appear to be well maintained. However my stay was not great.

Exceeded Expectations on Every Level
Our expectations were exceeded on every level! The suites are super clean and contain everything you could want for an extended stay. Jean, the Property Manager, is very responsive and I had the pleasure of hanging out with her for a little while one of the afternoons we were there. The location is awesome... It's a beautiful, quiet setting with mountain views and peaceful landscaping, just minutes away from wherever you want to go in Roanoke.You can't beat the price, location and accomodations. We can't wait to go back!
