We stayed for 4 nights, family of 2 adults and one teen. We stayed in the suite which consists of 2 rooms, one room with a sofa bed, the other a large king size bed and a bathroom. The property is located in an apartment block, one apartment split in to 3 self contained apartments with a shared kitchen area/where you eat breakfast. The apartment is very safe and secure. The host messaged a week before arrival with entry details and messaged during the hols to see if all was ok. He was just a text away. The location for us was great, a ten minute walk to the colosseum and underground. There is a cafe next door and plenty of eating places/mini supermarket shops nearby. Overall this is an excellent find and if I was to come back to Rome I would definitely stay here.

The B&B is in a great location. You can see the Colosseum when you walk out of the building. Only 10 min walk to get there. There are shops close by to get a few groceries and there are cafes and restaurants close by as well. The room is small but we weren’t in it much because we were sightseeing. The bed is also not comfortable. But it was nice having coffee and a few snacks available for breakfast. The owners are super friendly, helpful and respond immediately. They also let us stay in our room longer until our ride to the airport showed up which we greatly appreciated especially since it was raining out the day we left. We would recommend this place because of the location and how friendly and helpful the owners are!

The B&B is very close by the Colosseum and other attractions. The room is as pictured and the host is very responsive. The is no fancy breakfast but there is coffee, tea, milk, breads and spreads. Both us and our kids had breakfast there. I recommend this place to those visiting the city.

A pleasant stay
Very nice b&b located on the second floor of a quiet building that’s about four blocks from the Colosseum and a relatively easy walk to the Pantheon and Trevi Fountain. The room was immaculate and had everything we needed. Breakfast probably could have used a little fruit and cereal or yogurt, but no complaints since there are at least four markets within a few blocks. Federico was incredibly helpful in giving us directions. He was always accessible by text.

This was a bed and breakfast near the colosseum. Great cafe next door. There are only a few rooms, and it was quiet. There is a kitchen with pastries and coffee. The elevator worked well. Walkable to the bus stop to train station.

Room and common area very clean. Pay attention to directions to access building and your living area (very easy). Room clean and comfortable. Common kitchen area nice also spotless. Find your taxi stands as safer than Romes Metro at peak travel times. The outside street condition which the owner can't control is quite dirty with trash.

I don't think you'd find a better located stay at this price! The Colosseum is literally 12mins by foot. The street is full of restaurants and supermarkets. You have multiple options for public transport. Highly recommended.

Our room was very clean throughout, the apartment was always well maintained. Lots of communication from the owner and everything was very smooth from stay, to guiding us to good locations etc. Would 100% recommend it to others especially if you visiting in the heat the apartment was always cool with air con in both rooms.

I contacted the owner via texting and emails only. We never spoke or met. They seemed nice and responsive to arranging for transportation from the cruise ship to his BnB and then to the airport for departure. When we arrived, our rooms were still not serviced by the housekeeper despite advance communication of our arrival time. All the soiled/used beds, linens, and towels were still there from the previous occupants. We ended up leaving the property for a couple of hours to give the housekeeper time to clean up. The shower drain started backing up gradually with some odor by our 2nd day there. I informed the housekeeper. She appeared to understand and told me in Italian that she would take care of it. That night after returning from a long day of sightseeing, my 8 yo son took the first shower. But then the shower drain was completely clogged up and water backed up without even slow drainage. I tried texting the owner via whatsapp, but he did not respond till after I found a plunger under the kitchen sink. I tried for about 30 minutes to unclog the drain without success. Eventually, I was able to do so and my 2 daughters and I were able to finally take showers before bed. I did hear back from the owner with an apology. He also offered to take care of the city tax fees of 21 euros that I would have had to leave behind in cash upon our departure. The common kitchen was very basic with a small fridge containing milk and juice bottles. Breakfast was suboptimal.

Really sorry if your experience has not been optimal.We anticipated check in as much as possible from our standard 2:00pm time, but we are not always Abel to prepare the room by 11:00 am. Small idraulic problem are rare but can happen. We apologize about that and clearly the problem has been fixed. Best regards.

This is an excellent place for those who like convenience, peace and quiet, and, at the same time, intense city experience. Feliz in Roma is located in a historic building with the character, renovated, sparkling clean, walking distance to many key Rome attractions, and 5 minutes from the touristic center - place of gathering for excursions groups. Our kids loved the cafe next door with the great pizza, opened at morning and lunch time. Federico was very helpful, patient and easy to communicate with. We highly recommend this place.

Great location for family trip to Rome
Stayed for 3 nights with my wife and two children (9 & 7yrs). The apartment was in a great location near the Colosseum and the area felt safe and family-friendly. The rooms were spacious and clean. We were very happy with our stay overall.

Fantastic stay from start to finish! Owner sent advance information, and was always on hand to answer any questions I had (even some silly ones!!). The location couldn’t be more perfect, with a view of the coliseum hitting you as soon as you walk out the front door, and easy access to the metro for visiting other areas of the city. Great choice of bars and restaurants also in easy walking distance. Have already recommended to several friends, and wouldn’t consider staying anywhere else if we returned to the city.

Brilliant stay from start to finish. Federico was very good with communication before the trip even started. He sent through information of what to see, where to eat and how to get around...very useful. During the stay, nothing was too much effort for him. The B&B itself is in a great location (5 mins walk from the colosseum) and easy to access. The room was spacious, clean and well equipped. Great stay and no complaints :)

What an amazing place to stay so very impressed! Clean and great welcome. Gave fantastic advice on rome tips. We walked out our door and bam! the colleseum right there at the end of our street....so cool. We are a rainbow family and had no idea we booked in on gay street! The cafes were awesome especially My Bar...our favorite eating and drinking spot. Great food and service. This is simply the best location I'm so happy we chose Feliz in Roma! 10 out of 10 in our books! Thanks so much for everything....we'll be back!!!!

It wasn't a hotel but more of a B & B in a residential building. Feliz was in reasonable walking distance to the Manzoni metro stop and overall was in a great location. Not only convenient to metro stop but walkable to the colosseum (and some other sites too) and a lot of restaurants.

A lovely, clean and comfortable apartment that was just right for two adults and two children. Extremely helpful owner who responded swiftly to any queries and provided local recommendations for eating, travel and attractions. Breakfast is enough to get you going first thing- cakes and biscuits. 5 minutes walk from Colosseum and 20 minutes walk past the forum to get into the tourist areas.

The hosts were very accommodating and hospitable, even before we arrived. They even arranged for transport service from FCO to the B&B. Once we arrived, they personally greeted us and gave us some pointers. They also walked us through the entire apartment. Someone cleaned our rooms everyday even though we didn't need it. They also have pastries and snacks everyday. We really loved stay there. They made our stay in Rome very special. Grazie mille, Mr. and Mrs. Feliziani!!

You can see the Colleseum at the bottom of the road , which also has lots of restaurants and bars on it. B&B very clean and comfortable. Didn't meet the owners which was a disappointment for us as so many people said how nice they were but spoke on phone and we're helpful with booking taxi ect.
