Unhappy with Service
Staff wasn't available upon check in. HSKP attendant had to give us our room key and they gave us the wrong room. I had to pay $90 Euro more due to their error. Because the staff wasn't available upon our arrival, I had to return the following day while trying to enjoy my vacation to provide a credit card. There were a total of 4 rooms in the hotel and the hot water heater wasn't large enough to accommodate the guests, we had a cold shower. When I addressed it with the staff, they were unaccommodating and unresponsive. When I tried to speak with them about the conditions, they wouldn't answer the phone or acknowledge. I had to file a dispute with my credit card company.

Our stay could be summed up as 'Meh'. It definitely is not a 'hotel', but an apartment turned into an airbnb. The pictures are deceiving. My boyfriend and I had the Danubio room in blue. It had no windows, except a fire escape that looks out into an ally that is surrounded by 4 walls and gets no light. It was also extremally small, and not as nice as it looked in the pictures. My biggest issue was the mattress, as it is two twin beds pushed together, and they separate while you sleep. It was extremally uncomfortable, and it was impossible to sleep through the night. I asked if it was possible to move to another room, and they said that all the beds are the same. It is also on the second floor, and the elevator does not work so you have to walk your bags up the stairs. There is never anyone at the front desk, which isn't a huge issue but it seems very hands off. The location is what it has going for it. It was right next to Piazza Navona, and all the main attractions are within a 20 minute walk with a bunch of restaurants close by. Overall it was very clean, and quiet. The woman who I interacted with before and during my trip, was very helpful and attentive.

Room was nice and clean. Staff was friendly. but no elevator which made checking in/ out difficult with luggage up two flights of stairs.

Beautiful apartment in a very convenient area. Excellent communication with property manager. As in most Europe lodging...lots of stairs carrying luggage. Surpassed our expectations.

Heating and cooling were big issues. No one is present at the reception. had to keep the windows open to keep the temperature of the room bearable. The heater won't stop taking the temperature to 35 C. The other room had the temperature stuck at 18 C and that would feel freezing at night. I got a cold just dealing with the temperature.

I don’t believe there was any mention that no elevator was available for the 2nd floor apartment! Although location was very good for getting around, the thought of staying in the very cramped apartment with nowhere to put toiletries, suitcases, hang towels, move around, was not. I will say the two pluses were water pressure and nice towels. Other then that, I would not go back!

This place was great, very clean and quiet! Close to everything, most sightseeing places are within 20-25 mins walking distance. The communication was great and prompt.

Nice room but beware, both exterior windows open to a utility shaft so not useful for air flow and make the room feel a bit claustrophobic.

Lovely quiet week appointed room hiding behind closed doors in a simple building in the best location. I even loved the convenient after hours self check in. Walk up makes it difficult to carry luggage and they are very nice but not around much. Perhaps that is what makes it good value

Looks Good, Not Very Comfortable.
The room was noisy as it faces a busy side street nesr a taxi stand. It was quite uncomfortable at night and was very hot. The air conditioning is not cool enough. The unit is on the 3rd floor. All walkup, no elevator for people with heavy bags you're on your own. The floors were dirty, had to make sure to always have shoes/slippers on. The staff (all via whatsapp) was polite. Unfortunately, I would not stay here again. I was disappointed.

Hi Steven, Thank you for dedicating your time to review. The guesthouse is not located on the third floor but on the second floor :) The guesthouse is located in the city center of Rome in an acient building. We haven't mentioned in our advertisement that the lift is available. We help people arriving by carrying their luggage though. The air conditioning is perfectly working, if you had trouble using it and if you have told us during your stay we were able to help you lower the temperature. Have a good day!

Notre séjour avec nos 2 enfants a ete fantastique. Meme si le n° 81 est visible l hotel n'est pas facile a identifier car il n y a pas de hall d'entrée. Cest une porte d'immeuble. Il faut donc bien penser a appeler l hotel avant votre arrivee pour demander la procedure d'accès (box a clef a l exterieur et code pour la porte du logement). Une fois dans les lieux le logement esr climatisée et tres propre et spacieux pour 4. Seul bemol : aucune vue sur Rome, mais ce n'est pas grave car l hotel est idéalement situé. En effet tout est a moins de 20 mn a pied. Et la cest le bonheur. Piazza Navona a 50 m, Pantheon, fontaine de Trevi, basilique St Pierre, Colisee : tout se fait a pied. Sans besoin de bus , de location de voiture. Vraiment top.
