Nice hotel with structural nuisances.
Guest policy makes the hotel feel much more like a hostel vs. a hotel. Guest policy is very strict and it's not clearly explained on hotels.com, so if this matters to you, stay somewhere else. We have family and friends in the area so we intentionally booked a larger room so people can come over and hang out (to eat and hang out away from indoor crowds, where possible, since we have a baby). This goes against hotel policy and the general staff could not clearly explain the reasoning for this policy in English. While I understand the policy from a general safety perspective (prostitution, parties, etc.), it says a lot about the expected clientele if they don't even allow daytime guests to come over.
Room cleaning is sporadic (once every 3-4 days) which means you need to take out your own trash and get your own towels if needed.
Filtered water and coffee in the mornings is nice. On-site laundry is also very convenient. Location is far from Shimbashi station if you have a lot of luggage. There's construction across the street right now (October 2023), which is quite loud in the daytime if you need a nap.
Overall, I would not stay again knowing everything I know now, but it could be nice for the right person or group.
