We stayed at this house on a visit to Boulder over a long weekend. House has a lot of comfortable space and is located right in the heart of Boulder's best shopping and restaurants. We would definitely book this home again.

Luxurious home, idyllic peace, perfect location
Our family found peace, rest and joy in this beautifully appointed home with many luxury features. Despite the perfect location near the heart of Boulder, it was very quiet and idyllic with plenty of room to spread out among the home's numerous levels. The jetted jacuzzi tub in the master bath with softly changing light and the numerous outdoor spaces and decks were wonderful bonuses. The host Dawn was terrific and super responsive from start to finish.

Great location!
This house is in a perfect location to enjoy the Pearl Steer and downtown areas of Boulder! It is very spacious with an updated kitchen and living area. Communication with the host was very good. The only reason it did not get 5 stars is due to the fact that the top floor (where master bedroom is located) does not cool down well despite fans running.

Beautiful house and location
Beautiful, spacious home in a great location! House was just as described, plenty of room for 2 couples to have space and not feel crowded. We walked to Pearl street 2 blocks away, everyday. It was so nice to come "home" to a comfortable, well stocked home with comfortable beds. We all agreed we would choose to stay there again.

Great location and house
This is a very spacious home with a ton of levels and sub-levels with stairs. The 3br and 3ba were great for our three couples (watch those Boulder rules!). There are living room areas that are nice to relax, and an outside porch. Parking was OK with one small garage stall and a space outside the garage door. Parking on the road had some restrictions to be aware of. The location was ideal, with Pearl St. just a short walk away and being central overall in Boulder. We even did a mountain bike rental and were able to ride all the way back down to the house from the trails and pathways.

Great stay!
The house was perfect for our needs. My 16 year old daughter brought a friend along on our vacation to Boulder. The downstairs is like it's own apartment, complete with bathroom, kitchenette, TV room and bedroom with king bed. They loved the independence. More importantly, I couldn't hear any noise from the upstairs master bedroom! And the rest of the house was so comfortable. There's a huge TV in the living room. The kitchen had all the essentials. My teen son loved having his own bathroom. The location was outstanding - quick walk to Pearl St. Dawn was so accommodating and quick to answer any questions we had. She cares a lot about making sure her guests have a 5 star experience and we are yet another example of completely satisfied guests. Very glad we choose this property.

Great Stay in Boulder
This was our first visit to Colorado. It was everything that we expected and more. We traveled with our family of 6. We had plenty of room for everyone to feel comfortable and have their own space. The house had all that we needed and was kept very clean. We enjoyed the charm of the home and neighborhood. The location was perfect and close enough to all that we needed. We loved getting to walk and spend time on Pearl street, and the walk there felt safe. The views were an added bonus and surprise upon waking up our first morning. We used the house as a base to explore Rocky Mountain National Park, Garden of the Gods and some local hikes and views of the scenery. We had a fabulous vacation and would recommend this property for future travelers.

Sooo nice! Location is a fantastic launching place. Loved spending time at Pearl St Mall. Enjoyed day trip to Rocky Mtn NP and Estes Park. Beds comfy, all amenities so convenient! Lots of space for our family to spread out.

Problem areas
Elderly people may have a problem with the many stairs. All the wood is oak which is difficult to see the depth perception. The top bedroom is extremely hot. Really could use a separate air conditioner.

Yikes, I've never had a 4 star in the 5 years I've been renting my home. Fyi...I had signs up to keep windows and doors closed upstairs when the central A/C is on. I noticed when driving by the property the windows and doors upstairs were open. This defeats the purpose of central A/C.

A Neighborhood Gem
This property is well represented as advertised, well stocked, sunny, with great areas for hanging out both indoor and out, close to pearl st. The host is kind, responsive and keeps house well maintained. We highly recommend ordering food delivered from Shamane's bakery, quiches, pastries, granola, yogurt, linzer tart...all of her food is divine.

Our stay was outstanding. We would definitely stay again. The pros include great communication, cleanliness, location, and the water pressure/shower heads in all 3 bathrooms are outstanding. The layout offers great open space to congregate, while still providing some privacy when needed. Cons: parking could be tight with a large vehicle (fine for medium and smaller). The stairs could be an issue with elderly and/or young children.

We enjoyed our stay at Dawn’s house. The location was great right off Pearl Street, and the layout allowed us to spend time together, but also spread out for some downtime. Dawn was great about reaching out and anticipating our questions. The house was immaculate and well appointed. And, with the weather improving, the porch was lovely for reading and enjoying each other’s company.

Dawn is friendly and professional. She has pretty much thought of everything. The house is great. Enjoyed the fireplace and the jetted master tub! On a minor note it might be time to replace the non stick pots and pans. I would stay here again.

My adult daughters and I enjoyed a working vacation at this home. There was ample space for three of us to work in privacy, although we did argue over whose turn it was to work on the stunning outdoor deck. Pearl Street and all it has to offer is a few short blocks away and you can walk to trail heads, too (about a mile, but worth it).

Our family has grown to love Boulder and our recent visit and stay at this house solidified it. Perfect location, clean and comfortable. There was an unexpected snow storm that turn off power to the neighborhood in the evening but the fireplace, an unexpected treat, was more than adequate in heating the house until power came back on a few hours later. Host was readily available for questions. Will definitely return.

Great location and awesome back deck
We were a group of 3 couples who enjoyed our stay here immensely. Pearl St. (even during COVID-19) is the happening part of town, and was just about 2 blocks away. Three bedrooms with 3 full baths was perfect for us, as was the well stocked kitchen. We spent the majority of our time out on the back deck, which is our preference to sit outside and visit. We really have no complaints, and any minor issues were quickly addressed by the owner. We'd stay here again quite readily.

Perfect location in Boulder with loads of space for your group
We are a family of 4 and like a lot of space and sleeping options. This place had it all AND three comfortable king sized beds. Beyond that (bed comfort and options are our biggest priority) the location couldn’t have been better- Two blocks from Pearl street and a super short drive to everything else.

A great home base!
What a perfect location. We could quickly walk to Pearl street in under 5 minutes. It was an unexpectedly snowy fall weekend, but we still enjoyed every bit that Boulder has to offer. And we loved where we stayed. Kitchen was nicely stocked (coffee pods even), nice beds, towels, and plenty of privacy. Our group of 3 ladies were able to spend time together and then retreat off to our separate spaces to sleep. The house could easily accommodate many more than 3 people, that's for sure. We all agreed that we would happily use this home again for future family trips. The lower level would easily allow for a family to spread out and have space, and even the extra kitchenette down there. Our only disappointment was not getting to ride bikes because of the early snow and ice in Boulder. The snow didn't stop us from getting to nearby hikes! The owner was so easy to communicate with. She proactively provided all of the checkin information, touched base during our stay, and was quick to reply. She gave us a perfect tip on which spa to select, which was only about 2 blocks from home base! All around everything was great!
