Our pool runs on propane, which can be a bit pricey, so we like to ensure everything is set and ready before you check in. Let us know in advance, and we’ll make sure your poolside experience is nothing short of perfect!
Pool heating is available from September through June. During July and August, heating is not offered, as the pool naturally maintains a delightful, warm temperature, perfect for a refreshing summer swim.

The Neighborhood: Nestled in North Scottsdale, this home offers a prime location close to everything you need: - 8 minutes to TPC Scottsdale, Kierland Commons, and Desert Ridge Marketplace - Only 10 minutes, 5 miles from the Waste Management Phoenix Open, perfect for golf enthusiasts and PGA Tour fans - 25 minutes to Old Town Scottsdale - Easy access to hiking trails like Piestewa Peak and Sunrise Trail - Located 15 minutes (7 miles) from Mayo Clinic Phoenix or 20 minutes (10 miles) from Mayo Clinic Scottsdale, making it an excellent stay for medical staff, patients, and their families.
Getting Around: The property is 20 miles from Phoenix Sky Harbor International Airport (PHX), with varying driving times depending on traffic. Parking includes a driveway and free street parking. Public transportation is limited, so a car is recommended.

- Cable TV is not available, but all TVs are Smart and support popular streaming platforms. - A doorbell camera and external cameras ensure safety but do not monitor inside or communal backyard spaces.
STATE LAW STRICTLY PROHIBITS PARTIES/EVENTS at the property. This is a residential area with quiet hours from 10 pm to 7 am. The home is outfitted with MINUT Monitors that measure volume decibels (do not record) and notify us when noise levels exceed a set limit. Violating noise ordinances is an initial $2,000 fine.
We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to: - Abide by our rental terms and conditions. - Provide a copy of a valid government-issued ID and matching credit card prior to check-in. - That we collect a non-refundable damage waiver of $50, paid via TRUVI. - The waiver will cover you for any accidental damage during your stay.
HOUSE RULES:
GUEST RESPONSIBILITY Guests are responsible for any damage, loss, or additional costs during their stay, including property damage, missing items, and excessive cleaning fees. This applies to cleaning charges for unauthorized pets discovered during or after the stay. Charges are applied to the credit card on file, with an email detailing the fees. No charges are made without prior written notice. Minimum fine: $500. Guests are responsible for their valuables. Property use is limited to vacation stays—no commercial use allowed. Guests must follow all local vacation rental laws. Violations may result in eviction without refund. We don’t have a lost and found, so please double-check you have all your stuff before you leave. We can’t take responsibility for anything left behind.
NO PARTIES OR EVENTS Parties or large gatherings are strictly prohibited by law and local regulations. Violations result in immediate removal without refund. Forfeiture of your $800 deposit. Additional charges for damages, cleanup, or fines.
NOISE & QUIET HOURS Quiet hours: 10 PM - 8 AM. No indoor or outdoor music after 10 PM. Excessive noise may result in fines or eviction. This is a residential area. Neighbor complaints may lead to eviction without a refund.
PARKING Do not block the sidewalk per city ordinance. Park only in designated spaces: driveway, garage, or permitted street areas.
NO SMOKING Smoking/vaping inside is prohibited. Violation incurs a $450 cleaning fee. Smoking outside is allowed, but dispose of cigarette butts properly.
GUEST COUNT & VISITORS The primary guest must be present during the stay. Only registered guests are allowed. Unapproved guests: $150 per extra guest Possible termination without refund
LATE CHECKOUT POLICY Check-out time is firm. Late checkouts incur: on $75 fee 30 min late Full-day rate after 1 h.
LOCAL GUESTS Local guests within a 4-hour drive must contact us before booking. Instant bookings without pre-approval will be canceled.
THERMOSTAT POLICY Nest thermostat locked at 68°F. Contact host for adjustments; unauthorized changes may result in fees.
NOISE MONITORING MINUT monitors detect noise (no recordings). If excessive noise is detected there will be: One warning followed by fines or removal
GUEST SCREENING & PROTECTION Minimum booking age: 25 years Partnered with TRUVI for guest verification and home protection Complete ID verification and damage waiver/deposit before check-in. Non-compliance may lead to cancellation.
MAINTENANCE & UNEXPECTED ISSUES This is a home, not a hotel—occasional maintenance issues may occur. Prompt reporting is required. No refunds are provided for maintenance or outages.
MAIL AND PACKAGE POLICY Guests are advised not to have mail or packages sent to the property.
POOL SAFETY RULES No lifeguard on duty. Supervise children at all times.

SWIMMING POOL SAFETY ACKNOWLEDGEMENT & RELEASE Always supervise children near the pool. Do not rely on barriers—they only slow access. Act immediately in an emergency: Shout for help. Pull the child out of the water. Call 911 and provide CPR if trained.
No Third-Party Services Allowed - For liability and safety reasons, we do not permit any outside services (such as massages, personal chefs, mobile IVs, or similar bookings) to take place at the property during your stay.
Interaction with Guests: The home features an electronic door code for entry, and you'll receive the code and detailed instructions prior to your arrival.
