Remodeled Historical Unit With King Bed Walking Distance To Many Attractions!
10/10 Excellent
"If I could give 10 stars, I would! This apartment is very special and the owners take excellent care of it thinking of all the extra touches discriminating vacationers looks for: Cotton bedding, abundant pillows, night lights, plush towels, modern furnature, god mattress, fresh flowers...even a bottle of relaxing essential oil spray! And if you're energy sensitive, the whole apartment "feels" welcoming and calm. Fantastic location cant be beat!"
"Check in was super easy and the guest services rep was so nice! Had questions about the parking and i asked if i could get a room with a good view and the view was great! I believe her name was Abigail, i hope i am correct. "

"We couldn’t have been more pleased with our stay at 4 Alvin Place. We missed a connecting flight and arrived quite late but felt instantly at home and welcomed by the gracious hospitality of our host Tim. The home is very well appointed and not just tastefully decorated, it is also very comfortable! The beds and bedding are up to this very discerning travelers standards! Plenty of soft fluffy towels, and pillows to spare. We were able to make good coffee and full meals with the well stocked kitchen but the area has many fine restaurants and a great coffee shop within walking distance (Pearsons!) We enjoyed mornings in the yard and we spent evenings in the cozy living room space. It truly felt like home after a week. Thank you, Tim, for providing snacks and drinks (and condiments) to get us started. We can’t wait to stay in the neighborhood again. "

"We absolutely loved the place . The beds were all so comfortable! It was newly renovated. Lots of space and lots of parking . It was just perfect for me and my family of four. I highly recommend this property . Very clean and updated . "
"Had a great stay and would stay again. Only think was parking on Saturday night due to an event. But was a quiet neighborhood. Host was very friendly and answered quickly."
"Great apartment for our visit to Rochester. It had everything we needed. The pool table and games were an enjoyable addition. Located in a quiet neighborhood, but within walking distance to most everything. Brian was great, a super responsive host. "
"Absolutely beautiful property in the Park Avenue neighborhood of Rochester. The owner was very communicative and helpful. The place has everything you need and the attention to detail was truly appreciated. They did a beautiful job of restoring this old home. Also a five minute walk to all of the restaurants on Park Avenue. Would highly recommend."
"It's an old house kept spotlessly clean and well-stocked with everything you need. 2 blocks from beautiful, posh East Ave, we were 5 min drive from art museums, the planetarium, and the .Museum of Play. Beds are comfy. Window ACs hD no problem keeping the house cool. We had no problem finding close, free parking for our extra car.. Staying here gave us a much better Rochester experience than we evver got when we stayed in the burbs."

"Gorgeous apartment, stylish and comfortable. Great location. Seems to be a thing in Rochester for cars to have loud muffler..that was annoying at night but otherwise a fantastic stay."
Luxury Downtown Executive Loft @ the ABODES ApartHotel
6/10 Okay
"My rating would've been 5 Stars, but I was very disappointed in how the owner chose to handle a situation. The Good: The place was very clean and well kept. It's very comfortable and has a great vibe (Industrial Sheek). The units all appear to be very new and in excellent condition. The Bad: When I got into bed my first night, the amount of scented fabric softener was overwhelming, to the point it kept me awake much of the night. By the time morning came, had a terrible headache. I told the property manager (who was awesome, btw), and he said he'd get fresh sheets put on ASAP, which he did. Because of the strong fragrance, I was concerned the odor would permeate through the fresh sheets and asked if the owner would let me out of the contract a day early so I could get a hotel room somewhere else. He wouldn't let me out of the contract, so I had a second crappy night sleep. The shower head also was on the floor of the shower, so my shower in the morning was not very enjoyable. The property manager made sure it got fixed by the evening, so that wasn't too bad.All in all, I recommend the place, unless you have fragrance sensitivity or just don't like strong perfumes on your sheets and towels."
THE ROYAL ON PARK AVE IS A STUNNING ONE OF A KIND PLACE AND LOCATION

"Lovely old house- (you think drafts with an old house but not at all . It was cozy and modern and classic as well. Plenty of space! Fab kitchen ..everything you’d ever need. We had happy hour at the house and brunch. Had dinner out.Second floor 3 bedrooms comfortable beds. One of the bedrooms has a pretty sun porch. 2 nice bathrooms on that floor.Third floor has 1 bedroom and a nice big bathroom. Also on the third floor is the pool table -TV -fun hangout spot there. The listingWas misleading though…it said 5Bedrooms. It is 4. You cannot count the pool table room With a pullout couch as a bedroom. We made it work though. Sharon was very responsive and kind .there is Parking in back of the house too. Great walkable neighborhood. We would stay here again! You will love it. "
