Uncomfortable and dangerous. I don't recommend this hotel at all. The room wasn't Clean and the bathroom was the same.

Pros: Good value
Cons: Better sheets
Location: The neighborhood is west Union Square and is a bit rough.
Hotel was old, but clean. Staff was friendly and helpful.

The staff was friendly especially Rachelyn who assisted and booked us with all the sight seeing we did while on vacation, it was excellent. The breakfast was all good. The hotel is walking distance to the union square so it worked well for us.

Pros: Cleanliness
Location: Good location if you are visiting downtown San Francisco
Old building are always old buildings. The hotel location is perfect for visiting most of downtown San Francisco (if you enjoy walking like me, that is) The hotel cleanliness is adequate for an old building; it was maintained as best as it can be. If you are driving a car, finding a parking lot for the car is difficult since there is no parking facility. However for a few you can get VIP parking by the hotel which is great. Just need to account fee to the total hotel price.

Pros: Affordable
Cons: Price. Expedia was more expensive that directly booking.
Location: Accessible to everything by public transport. Unsafe to walk by yourselves in the night time.
Regency inn is quite a good hotel. However, be advised that the area (Civic Center) is one of the bad suburbs in San Francisco. However, there are a couple of buses (19 and 31), which drops you off right in front of the hotel.

Hotel is in a very rough area. There are a lot of homeless people around, the walk downtown is sketchy.

The 2 staff people were a pleasure, the room was clean. Enjoyed the waffles for the free breakfast. The air freshner smell/cleaning product smell was a little intense, but I think it may have just reminded us of a grimey hotel experience we have had back in Canada that smelled similar lol. Our flight wasn't until 8pm the day we were checking out, and they let us keep our luggage with them. They were very helpful an delightful people. The street (Eddy) that it is on may not feel safe or charming for the older or more timid person, but overall, an if the price is as cheap (for this city anyways) as we found it through expedia, I'd say live it up, it ain't too bad! :) I gave fairly good marks, but wouldn't suggest it as the best place to stay for a friend, only cuz I love the feel and charm and location of the Majestic Hotel where we had reservations for the 2 nights before...

No not shower water...luke warm

Cons: Upgrades, hot water heater, make the hotel feel safe, fix the chains/locks on the doors. Employees that can actually assist you, a manager on duty.
Location: Poor area of town.
Employees tried to be nice, but unfortunately the hotel was old and in a less than desirable area of town. Central heating, which means they turn it on at 7pm from downstairs, you have no control. No mirror in the tiny cold bathroom. NO HOT WATER in the shower. Luke warm water in a cold bathroom. Chain broken on the door...I could go on. If you want a safe hotel, sorry to say try somewhere else.
