Quiet and lovely

Home Away From Home
Home was beautiful inside and out and well maintained. Lovely furnishings, comfortable beds, very clean. Kitchen was furnished with everything needed and more, even ice cream maker. The "treat" basket was great! Making plans to return in the Spring. It's said "there's no place like home," but this is like home to us!

Wonderful secluded setting
This location was absolutely perfect for a getaway to the country and very easy accessibility to Blue Ridge Parkway, Asheville, and Burnsville is a wonderful town with the friendliest people.

Great holiday stay!
This was a fantastic stay. We decided we wanted to spend Christmas in the mountains. We found Ann's place and loved the look and area. We were hoping for snow and the winter storm that came through did not disappoint. Because of the extreme weather the temps dropped below zero and the pipes did freeze but Ann and her husband went above and beyond to accommodate us. They picked up, washed, and dropped off our dishes. Offered their house up for use of their water and facilities, brought us water for drinking and flushing toilets, etc etc. Very sweet and we'd definitely stay here again. We enjoyed our winter mountain adventure!

Magical getaway

Another great visit
We came back for our second visit to this house and it won't be our last. It's a very comfortable and relaxing old farm house, brought up to date while retaining its character. The front porch is great for hanging out and reading and the back patio is a nice spot on sunny mornings. The living room is great, the kitchen has everything you need and the bed in the master bedroom is extremely comfortable. And we really like the location -- private and quiet (and near good fishing) while being close enough to Burnsville and several good restaurants. The property manager Ann is great to deal with, and in fact I'd give 6 stars if I could just due to that. Our trip was regrettably cut somewhat short due to a death in the family, and Ann went above and beyond in assisting us when that happened. Very highly recommended. We'll be back.

Spontaneous Getaway
My husband and I made a last minute decision to get away for a long weekend. We had never been to Burnsville and did not expect much to be honest! What a quaint town, gorgeous land and really friendly people. We will be back and the house was a perfect choice! My dogs loved it as much as we did! Very comfortable beds, nicely stocked kitchen and very clean! This property has been very well cared for.

Beautiful farmhouse
Beautiful farmhouse in a beautiful valley. Great views when walking the street of the mountains to the south. Very clean and comfortable. Was pretty chilly while we were there and the house stayed warm and comfortable. Close enough to town to be able to run in and hit the grocery store, coffee shop or the brewery. Definitely will be back when we are looking to schedule our next mountain getaway weekend!

Great place in the woods
Very clean and accommodating. Nothing else was needed. Quiet and peaceful. Loved sitting on the porch up front and enjoy the scenery. Walked up the hill also, great exercise. Real country. The host was amazing to deal with. Thank you Ann!

Perfect mountain getaway
Everything about this home was perfect for us. The living room was comfortable and cozy with the furniture and fireplace. The kitchen well equipped. The beds were very comfortable. We were able to enjoy the rocking chairs on the front porch. I wish we could have stayed longer. Would highly recommend this property.

A cute, well-kept old farmhouse brought up to date
This place is just as described, a cute, well-kept old farmhouse brought up to date but retaining its character. It's on a short dead-end road up a pleasant hollow, at the foot of the road there is the Cane River for fishing. The house is well-kept, the kitchen is well-equipped, and the place was very clean and orderly. The front porch was a great place to read and relax, particularly on rainy days (we had a couple). Behind the small back patio is a steep bit of pasture running up to the top of the ridge, from where there are amazing views. Close enough to Burnsville to run down for a restaurant meal, far enough away to be quiet and peaceful. Our fave Laura's Trattoria was temporarily closed due to flooding, but Hog Hollow Pizza and Pig & Grits were new to us and very good, and Snapdragon was good as well. Altogether this was a great place to stay and we enjoyed it very much.

My husband and I spent 8 wonderful days at Happy Apple Farmhouse. I truly felt like I was at my mamaws (she had a huge tobacco farm in KY). It was a very cozy space. Ann was such a sweetheart. Quickly responding to my calls or texts. She even delivered us some local honey because I’d asked her earlier if she knew where we could purchase some. The house is so welcoming. It was very clean. I was so nice to have a king bed. It’s beautifully decorated. It has WiFi and several smart TV Han RLS streaming such as Netflix, Hulu, Prime etc. We enjoyed coffee in the morning and wine in the evening sitting in the rockers on the front porch. The kitchen was one of the best we’ve experienced as far as having everything you’d need for meal prep. I usually travel with my own cookware because most rentals have terrible pots and pans. This kitchen has it all! It’s conveniently located to several day trip destinations. We love Linville Winery and the falls and gorge that are there, Blue Ridge Parkway, Asheville, Boone, Johnson City and many others. It’s a 15 min drive into Burnsville which is a very cute small town. Cute little shops and restaurants. It was truly one of the best properties we’ve rented and we rent several times a year. We highly recommend this property and will definitely stay there again! Thank you Ann for sharing this special home.

This place was amazing!! Beautiful location, beautiful decor, well stocked kitchen, very clean, comfy, cozy beds…just perfect! I looked forward to my mornings sitting in the rocking chairs on the front porch taking in the beautiful country view. Ann, the host, is very responsive to needs and has great suggestions for local hikes, businesses, etc. We enjoyed our stay so much it was hard to leave!

Great time in Blue Ridge Mountains
This property was perfectly located for us to hike, picnic at Grandfather mountain and craggy garden, drive on the parkway and enjoy a quiet mountain town. The house was so clean, cute, and relaxing. Super nice bedding and stocked kitchen for us to cook in. Planning to come back in the summer and go white water raftin on the Nolichucky.

Really enjoyed our 5-night stay. The cottage was quite comfortable, including the beds, kitchen and baths well-equipped and good walking and views along the quiet paved road immediately in front of the house. The Burnsville/Pensacola area is quite lovely, lots of coves and valleys; suggest visiting Hog Hollow Pizza, Laura's Trattoria and Appalachian Java in Burnsville.

The house was clean and well set up. Being able to sit out and look at the stars was our priority here and it didn't disappoint. Next time we will definitely bring reclining beach chairs. It was a bit of a drive to get anywhere, but that's seems like just the way it is. 10 minutes to town and about 30-60 minutes to anywhere else. The house had nice modern amenities, while still feeling rustic. The bed was comfortable if bit noisy and felt a touch smaller than a queen. My only complaint was all the dogs barking while we were trying to enjoy stargazing...

We are glad you enjoyed yourselves. And appreciate the recommendations. We too enjoy stargazing. Maybe you can visit next August for the Perseid Meteor Shower. Peak is around 8/13. This year I saw at least 60 shooting stars in an hour at 4 a.m. Do you know about the dark sky observatory around 35 mins away? We plan to move the queen into the spare and replace it with a king by next summer if all goes well. Maybe we can fit in the reclining outdoor chairs too. Sadly we can't stop the dogs from barking at critters at night. I sure hope they didn't disturb you inside the house. Best regards, Ann and family.

Relaxing stay
This clean and cozy farmhouse allowed us to truly unwind. It has a small deck with bbq at the back of the house and a great porch at the front, both with more than enough space for four. The area is quiet and friendly. Burnsville is a nice town with interesting shops. Both Asheville and the top of Mnt. Mitchell are about an hour drive. There are some challenging hikes to the top and on the mountain.

Wonderful farm home
We had a wonderful stay! Ann was so friendly and accommodating. Her and the neighbor down the road gave of some tomatoes from their garden. The house was equipped with everything you need. We loved sitting on the front porch at the end of the day and having a glass of wine. There are lots of waterfalls less then 30 minutes away. Mount Mitchell is an hour away but the drive is so beautiful the time goes by so fast. We will definitely stay here again.

Last minute get-away to celebrate summer
When inquiring about the property we received a reply instantly. Ann was so personable & her genuine nature was evident during our first contact. When we arrived, everything was ready for us. We felt immediately welcomed & comfortable. The house was spotless & it had everything we needed and more. We enjoyed every second of our stay & the many little adventures we had during our short stay. The house & property made me feel the same way I used to feel when visiting my great-grandparents in Appalachia (West Virginia). It was the first time in a very long time my family & I were able to unplug & reconnect with each other & nature. There are still quiet spaces that exist in this world! This is one of the very best.

Weekend mountain farm getaway
This was just what we needed. Husband and I met our daughter, son in law, and 5 year old grand daughter along with their dog for a long weekend. Very relaxing and well stocked home. Great Basecamp to go out exploring and hiking. We enjoyed the farm atmosphere. Hosts were great and offered ideas on places to go.

We really enjoyed our 3 night stay at 254 Bee Branch Rd, Burnsville, NC. The house is clean and the no-contact check-in is easy. Wifi is good and we had no issues using it to watch Hawks game.

Great experience and vacation. Loved the house and area; deer frolic in yard, hundreds of fireflies perform at night, and guineas that are adorable! Ann was an amazing host! The area is great for cycling and close to Mt. Mitchell and Crabtree falls. We will be back!!!

Our family absolutely loved this quaint cabin in the Mountains!!! The owners are so kind and accommodating. The cabin was clean and homey. We were given recommendations on local food and activities! We couldn’t be happier with our mini vacation in the mountains!

Great getaway in the mountains
This was one of the best places we've stayed! The house is great, old but well kept up and with everything you need. We were both working while we were there and the internet was very fast and reliable the whole time. We loved sitting on the rocking chairs on the porch, climbing up the property in the back to see the view, and making a fire in the fireplace on a cold night. There are lots of trails and waterfalls within an hour's drive, as well as everything in Asheville. Also there is a big grocery store about fifteen minutes away. Karen was a very helpful host and so nice. We didn't want to leave.

Andrew - you probably will never know how much this review means to me. A few hours ago I sold my two sisters my ownership in this family home for over 50 years now. They are already in the process of doing some serious upgrades, like central heat and air, new flooring, etc. to make the property even a more enjoyable stay. Karen was great to work with and very accommodating! She took our last minute request and made an exception for our dog! The only complaint was that the master bedroom had a weird smell, and we were not able to use that room at all. Otherwise, we had a wonderful stay!!

Great place to get away from the world
My family of 4 (with 2 preteen daughters) really enjoyed this property. We ventured out for a hike, but mostly spent time relaxing with the doors & windows open or down by the river crawling around the rocks and taking a chilly dip. Karen was the most responsive host ever and barring a surprising late night of barking dogs our first night, the location with peaceful and quiet! Thank you for sharing our space with us.

Great value and location!
If you’re looking to avoid Asheville crowds but want to check out Mt. Mitchell and hang out by a river close by, this is a great spot. Very comfortable home with a well stocked kitchen in case you like to cook breakfast like we do:) Small galleries, country stores and a coffee shop with great peach pie and cinnamon rolls too in Burnsville close by. We really appreciate the owners allowing us to bring our small dog too!
