Tucked away in Burnsville's Pensacola farming area this charming mountain retreat has been in the same family for over 50 years! The early 1900s farm home has all the modern conveniences including central heat and air, gas log fireplace, fully stocked kitchen, and games and puzzles for all ages. Super clean with comfy beds. This is a true vacation home not a 2nd home full of personal items. See our reviews!

Please NOTE there are several honey bee hives on the property.

Our valley is a bird haven with so many species to see its fun to spend a few hours to see who can identify the most. The milky way is visible much of the year on a clear night not to mention viewing the annual meteorite showers. All summer our mountains hosts fireflies but June offers the possibility of seeing a rare mega display that is awe inspiring. Experienced local fly-fishing, guides available.

Easy 7 mile drive to town. The Cane river at the end of the road offers both fly and light tackle mountain trout fishing. The local swimming hole with a rope swing is right up the road. Cute and unique shops to explore in Burnsville. Check out the Parkway Play House's summer play list

Enjoy the local dining or head into Asheville for diverse culinary choices, art galleries, The Biltmore, and so much more. Don't miss the view from Mount Mitchell (highest peak east of the Mississippi), the Little Switzerland Inn on the Blue Ridge Parkway and the many area hikes. There's Grandfather Mountain, the AT, gem mines, waterfalls, Navitat zip-lines, white water rafting, Craggy Gardens, a dark sky observatory, and more.

We are in the mountains at 2,900 ' elevation, yet have state maintained road, no need for 4WD. A beautiful spot any time of the year. Please note we have internet but no cable. Hulu basic, Amazon, and Netflix are included. There is no cell signal at the house.

There is an apiary (bee hives) on the property line approximately 70 yards from the house. Pets and children should be supervised. We have not had any issues and many people enjoy watching them coming and going. We are rural with wildlife (deer, gardens, dogs, occasional bear, etc.) and the great outdoors all around.

The local farmer’s market on Saturday spring-to-fall that is rich with local produce.

There is high speed internet 300 Mbps. Wifi TV including Hulu, Amazon, Netflix. There is little to NO cell service and the house does not have a telephone. There is signal just up the road. There are cameras used to observe wildlife and the bees. NO pictures of guests are used or saved.

Home was beautiful inside and out and well maintained. Lovely furnishings, comfortable beds, very clean. Kitchen was furnished with everything needed and more, even ice cream maker. The "treat" basket was great! Making plans to return in the Spring. It's said "there's no place like home," but this is like home to us!

Great holiday stay!
This was a fantastic stay. We decided we wanted to spend Christmas in the mountains. We found Ann's place and loved the look and area. We were hoping for snow and the winter storm that came through did not disappoint. Because of the extreme weather the temps dropped below zero and the pipes did freeze but Ann and her husband went above and beyond to accommodate us. They picked up, washed, and dropped off our dishes. Offered their house up for use of their water and facilities, brought us water for drinking and flushing toilets, etc etc. Very sweet and we'd definitely stay here again. We enjoyed our winter mountain adventure!

Another great visit
We came back for our second visit to this house and it won't be our last. It's a very comfortable and relaxing old farm house, brought up to date while retaining its character. The front porch is great for hanging out and reading and the back patio is a nice spot on sunny mornings. The living room is great, the kitchen has everything you need and the bed in the master bedroom is extremely comfortable. And we really like the location -- private and quiet (and near good fishing) while being close enough to Burnsville and several good restaurants. The property manager Ann is great to deal with, and in fact I'd give 6 stars if I could just due to that. Our trip was regrettably cut somewhat short due to a death in the family, and Ann went above and beyond in assisting us when that happened. Very highly recommended. We'll be back.

Spontaneous Getaway
My husband and I made a last minute decision to get away for a long weekend. We had never been to Burnsville and did not expect much to be honest! What a quaint town, gorgeous land and really friendly people. We will be back and the house was a perfect choice! My dogs loved it as much as we did! Very comfortable beds, nicely stocked kitchen and very clean! This property has been very well cared for.

Beautiful farmhouse
Beautiful farmhouse in a beautiful valley. Great views when walking the street of the mountains to the south. Very clean and comfortable. Was pretty chilly while we were there and the house stayed warm and comfortable. Close enough to town to be able to run in and hit the grocery store, coffee shop or the brewery. Definitely will be back when we are looking to schedule our next mountain getaway weekend!

A cute, well-kept old farmhouse brought up to date
This place is just as described, a cute, well-kept old farmhouse brought up to date but retaining its character. It's on a short dead-end road up a pleasant hollow, at the foot of the road there is the Cane River for fishing. The house is well-kept, the kitchen is well-equipped, and the place was very clean and orderly. The front porch was a great place to read and relax, particularly on rainy days (we had a couple). Behind the small back patio is a steep bit of pasture running up to the top of the ridge, from where there are amazing views. Close enough to Burnsville to run down for a restaurant meal, far enough away to be quiet and peaceful. Our fave Laura's Trattoria was temporarily closed due to flooding, but Hog Hollow Pizza and Pig & Grits were new to us and very good, and Snapdragon was good as well. Altogether this was a great place to stay and we enjoyed it very much.

My husband and I spent 8 wonderful days at Happy Apple Farmhouse. I truly felt like I was at my mamaws (she had a huge tobacco farm in KY). It was a very cozy space. Ann was such a sweetheart. Quickly responding to my calls or texts. She even delivered us some local honey because I’d asked her earlier if she knew where we could purchase some. The house is so welcoming. It was very clean. I was so nice to have a king bed. It’s beautifully decorated. It has WiFi and several smart TV Han RLS streaming such as Netflix, Hulu, Prime etc. We enjoyed coffee in the morning and wine in the evening sitting in the rockers on the front porch. The kitchen was one of the best we’ve experienced as far as having everything you’d need for meal prep. I usually travel with my own cookware because most rentals have terrible pots and pans. This kitchen has it all! It’s conveniently located to several day trip destinations. We love Linville Winery and the falls and gorge that are there, Blue Ridge Parkway, Asheville, Boone, Johnson City and many others. It’s a 15 min drive into Burnsville which is a very cute small town. Cute little shops and restaurants. It was truly one of the best properties we’ve rented and we rent several times a year. We highly recommend this property and will definitely stay there again! Thank you Ann for sharing this special home.
