A beautiful little place, the room was clean and comfortable, and the landlady couldn't do do even to make my stay great. Also the B&B is home to the bestest boy in the South,a lovely placid dog named Merlin. I will definitely be staying again next time I travel to St Austell.

Lovely welcome and service at The Arches.
Enjoyed our stay at The Arches. Nikki, the owner was very welcoming, friendly and couldn’t do enough for us. Gave us lots of information about places to visit and eat. Informed us she had a large dog (called Merlin), he was as placid as could be, very well behaved and calm. We took our dog but Merlin was no threat to ours. Breakfast was delicious and plentiful. Parking was available. Only small issue was not having en-suite as bathroom which was disappointing as it was across the corridor. It wasn’t shared so wasn’t a major issue. Our room was quite small and the decor and furniture very basic. Good to have a fridge. Enjoyed our stay.

Nicki is friendly and welcoming. Nothing is too much trouble. She is knowledgeable about the area. Breakfast is lovely, good choice and always hot and cooked well. If your a dog lover then you will love Merlin he is the most gentle friendly dog you will ever meet and he will greet you every morning and lead you to the biscuit jar for you to feed him. He is so gentle when he takes it from you. He knows never to enter the breakfast room until after everyone has finished and then he will bring you his toys to show you.

The place to stay in St Austell
A very welcoming place to stay in St Austell. Very clean and comfortable room, good room facilities, and fantastic breakfast. Location is great being a few minutes walk from the main shopping streets and train / bus station. Highly recommend.

Excellent breakfast. Kippers to die for. A bit far from the main town to walk but Nikki makes you feel very welcome. Don't forget to give the dog a biscuit!

The property is terraced house and very spacious and well looked after also in a walking distance into town St.Austell the traffic calms down after 9.30ish pm the staff/owner is very friendly nice and welcoming serves the breakfast at your convenience time the dog is friendly personally I don't like dogs I didn't have any problems Go for it!

ARCHES B&B IS A MUST !! We stayed one night in June a very warm welcome from Nikki on arrival made us feel at home. Booked the Green Room a beautiful four poster bed, very comfortable and clean. Tea/coffee making facilities, TV and small fridge. Bathroom is well equipped with nice towels, flannels and toiletries. Breakfast is of high quality and presented well. * No grease present * Menu offers a great choice you will not be disappointed :) Parking available ! A quiet location only ten minutes walk to the town center and within easy reach of Eden Project, Charlestown, Mevagissey etc Nikki is a wonderful host top marks for hospitality ! Merlin the German Shepherd is absolutely gorgeous, friendly and very obedient he even knows not to enter the breakfast room when your eating ! By the end of your stay he will have you trained to give him a biscuit from his jar in the hallway. Nobody would ever know a dog lived on the premises it is absolutely spotless and smells lovely. Once breakfast serving had finished Nikki came and chatted with us still offering more tea/coffee which was lovely to have a host give you their time. We both support Live Music so Nikki suggested other towns events to check out etc .. A very relaxed Sunday departure fabulous stay looking forward to our return in Aug for the Blue Room. Nikki and Merlin made us most welcome ! Highly recommend staying here !! Miranda & Nick

The B&B was clean, well presented and tidy. Nikki, the owner, was very friendly, helpful and welcoming. Merlin, the gorgeous German Shepherd puppy is just adorable and well behaved. We only stayed for one night and it suited our needs perfectly. There was ample tea, coffee and milk in the room. A hairdryer, Iron and Ironing board was provided. Breakfast was excellent. My only negative comments would be, and they aren't really negative, is the parking is very tight and a bit of a headache to access, the signage from the road is not very clear and the room we were in was very tight on space at the end of the bed. I would recommend the B&B.

Only a very short one night stay here at The Arches but I was made to feel very welcome by Nikki and Merlin, the friendliest, softest German Shepherd dog you will ever meet. I had the Green Room which was en-suite. I arrived earlier than the desired check-in time and the room wasn’t quite ready but this was no trouble and I was able to leave my bags whilst I ventured into town. The room was very clean, with an extremely comfortable double four poster bed. Good tea and coffee facilities with a fridge too. I had an early breakfast but unfortunately I wasn’t too hungry so didn’t get chance to enjoy what I had initially ordered. I has cereal, toast and coffee before leaving for an early meeting. Hopefully I will be visiting St Austell more frequently now on business and where I’ll look to book in at The Arches again.

Lovely stay with a stunning room and a great view!
Absolutely lovely stay with a lovely view of the St Austell viaduct. Quiet little area and a lovely room with a stunning four poster bed, en suite shower and tv. Tea, coffee, a kettle and a small fridge are also provided with the room. Would definitely recommend to anyone looking for a few days break although maybe not the best for families (although there are other rooms provided.). The listing also mentioned there was a dog living on site as well, I'm not the biggest fan of dogs but this one was absolutely lovely and perfectly well behaved.

No outside light and we arrived late in the evening. Couldn't make the owner hear our knocking for a long time because she was at the very top of the house. Excellent breakfast, and comfortable beds. The large german shepherd dog took us by surprise. Don't think it was mentioned on your website.

My daughter and I stayed here in May. We were greeted by, Merlin, the owner's German Shepherd. A beautiful, friendly dog. Room was a delight with a fridge and our bathroom across a small passage was enormous. Breakfast was good. Toast,cereal and a full cooked breakfast. Our only issue was the very narrow driveway to exist the property. Would definitely recommend.

The Arches Bed and Breakfast
Very comfy twin beds,our own bathroom across the landing.Great view over the valley,and a woodland walk outside the.front door!Nikki is charming and very welcoming hostess,and spoiled both us and our dog Jess..The breakfast was excellent,and the rooms were spotless.

What a lovely comfy bed!
Initially had problems finding the property due to road closures but this was not the B&Bs fault at all. When j finally did manage to arrive the owner was very friendly, showed me to my room and explained how things worked. The bed was incredibly comfortable and I had a fantastic nights sleep. Breakfast was also lovely with plenty of choice. I would definitely stay here again if I were to return to the area.

Do not be put off by the tired exterior!
Very warm welcoming and down to earth. This is a Victorian property with the the charms of a period property. We stayed in the Red Twin Room, the room was spores and the beds were extremely comfortable 😴 We slept like babies. You have a family sized Bathroom to your selves which is just across the landing. Merlin the Alsatian is very efectionate and playful if you love the company of good natured dogs you will enjoy the Arches. Breakfast is well cooked and delicious 😋

Welcome Greeting and quick check in. Very friendly owner. Good breakfast. Parking is a bit of a challenge and can be too small for estate cars. Location is good, close to a village centre. Rooms should be upgraded.

Lovely breakfast :-) Nice to have mini-fridge in the room too. Short walk down to town centre, close to Lost Gardens of Heligan. Recommend Par beach for off lead dog walks!
