Just a short walk from Princess Street with a number of great local restaurants and cafes nearby. Is very central to most of the city sights including Edinburgh Castle and Royal Botanical Gardens, as well as Rose Street. Easy tram and bus access.

I enjoyed my time here but I wasn’t quite prepared for the room set up. I booked a twin bed with private bath. I didn’t realize the private bath was in a separate room. To use the toilet I had to leave the bedroom, enter the common area hallway, and enter another room. And the shower was in a separate, third room. I know with older houses we need to be flexible, but I wish this set up would have been more clearly communicated in the reservation options. Overall - it’s a quaint place to rest your head. I spent most of my time out and about anyway.

This Guest House was central and in a quiet area. The room was spacious, clean, great decor. The owner, Keiko was helpful prior to my arrival and gracious when I was leaving. Cost was reasonably for the quality of accommodation. A comfortable night sleep to boot. Couldn't ask for more. Thanks

Perfect- easy self check in and room was spacious- ideal for attending event at royal botanical gardens- 1 cannon mills bar and restaurant round corner is excellent for waffles and breakfast- bluebird also recommended but was closed for refurb

Great choice for short-term stay!
I stayed at Ardenlee Guest House for three nights in February. The owners are lovely and made me feel welcome with a complimentary upgraded room. Check-in and check-out is very easy. The room itself has everything you might need for a short stay: a nice private bathroom, a decently comfortable bed, blackout curtains, a tea kettle, and good, free WiFi. Everything was in nice working condition. It's nothing fancy, but a comfortable place to stay for a solo traveler. Beware that the walk to the city center, though only 15-20 minutes, is uphill. Consider using public transport (which is all explained when you check in).

Overall worth the money.
The hotel was nice. Good communication about how to check in.. as i arrived after 11pm. The room was basic but clean and well equipped. Loved the cotton bud and cotton wool dispensers and was handy to have tea and coffee and a hair dryer at hand. The tv was good too. The bed however was the most uncomfortable bed i think i have ever stayed in. Turning over felt like id broken a bone. It was like sleeping on the floor. However. Overall it was worth the £45 a night. I just suggest they look at changing the matress perhaps.

Looked not bad when first entered the room.but bed was very very noisy & squeaky with the slightest movement fold cardboard stuffed down back of headboard to support it.shower tray seal was very mouldy which we took pics of. Floor beading behind bed & bedside cabinets thick with dust they obviously don't move when hoovering. Certainly would not stay again.

Bedrooms nice and clean and comfortable. Bathroom which was shared was extremely unpleasant to use. The bath/shower in particular was very worn and dirty and so we chose not to use it during our stay. The staff said there would be one other person using the bathroom, however we saw four different people use the facilities. The location was good - just one walk up the hill to the city.

Nice 2-night stay in Edinburgh
Had a lovely stay here! The room was clean and quiet, and well stocked with tea and coffee. The room (#8) shared a bathroom-which was located one floor down. The bathroom itself was okay, but navigating down the very steep stairs was difficult at times. While the guesthouse is located not far from the city center, it’s down a hill, and is a solid 30 minute walk to the train station or royal mile.

Easy check-in but no lift and both flights of stairs up to top are long and steep. Difficult even without luggage. The reception person called someone to come help us but no one was around when we left at 7:45. The room was very spacious and comfortable, just a long way up.

Lovely cosy place
I stayed in the room with a private but separate bathroom and toilet - an unusual set up but it was lovely! The room was cosy and though the wood signal was bad, the host let me log onto their private WiFi instead as there was no mobile signal in the basement. Nice location and lovely place with kind staff. Thanks!

Stayed one night at the end of cycling NCN1 coast and castles from Newcastle. The room was huge and bed very comfortable. Hosts were able to store our bikes overnight in their store room. We had an early train from Edinburgh Waverley back to Newcastle so didn’t try the continental breakfast option. A pleasant (uphill) walk to the city centre and royal mile in the evening.

Depressing...
I stayed in the single room in the basement so I don’t know about other rooms, they may be different. Anyway my overall stay was pretty depressing. From the basement room, all you see from the window is rusty bbq grills left outside. Sitting on a single sofa which lost its spring, wifi never worked, no mobile reception, not helping at all. The meatless on the bed was way too squishy. The closet is right in the middle of the room, cutting out all the day light if there was, and it rattled every time I opened and closed. The toilet wasn’t dirty or anything but bodge jobs all over. They clearly didn’t bother second coat of paint on the wall, fake marble printed sticker, edge of the top, floor, door finished badly, etc, etc, those cheep jobs get me a lot. The worst bit was the kettle smelled of someone’s wee! Well they changed it for me on day two but I never recovered from it. Don’t how many times I thought about leaving there and book somewhere else for the second night. Weather was really good and the day was long so I just needed to sleep there which was lucky. But it will put you in depression straight away if you stay there in the winter! Sorry, I always try to see positive side on everything but it didn’t even work.

The room was not as in pictures - much smaller - and the bathroom very small. The bed was terribly hard/ firm, the pillows in the room were like a brick stone. Pains in the neck after first night. Asked for new, and got it - luckily. No taking out trash from the room, and no change of towels or glasses until the last day. Got a room on the second floor, long stairs and dirty carpet. The bathroom was very noisy, and not very clean - it looked as if it had not been thoroughly cleaned in a long time. Forgotten cleaning supplies in the bathroom. The hosts did not meet our request matter the change of dates and would not try to help - only refereed to Hotels.com - even if we know they could help if they wanted. They had no information on how to easiest travel from the airport to the guesthouse - we had to google it.

The place is very nice and comfortable. It’s relatively close to the city center and has easy access to the bus stops. Everything in the guest house is very clean and the staff here are very friendly. The rooms are also very nice and have plenty of space. Breakfast was also very pleasant and has a huge selection of food items.

Hyggeligt ophold
Fint og hyggeligt sted, der ligger i fornuftig afstand til midtbyen i et roligt område. Kunne godt trænge til en hovedrengøring, da der var en del støv på gardinerne og under sengen - men ellers var stedet rent og fint. Nye håndklæder, tekopper og fin redt seng hver dag. Morgenmad også helt rimelig til prisen.

L’établissement est très bien situé et le personnel est gentil et serviable. La chambre est grande mais il n’y a pas d’endroit approprié pour s’y asseoir. Si l’eau chaude est activée pour la douche, l’eau qui sort du robinet est chaude aussi. Un bon choix en règle générale

Lav kvalitet, ok beliggenhed.
Personalet var stort set ikke tilstede. Vi fik kælderværelser, som var store og ok rene, men som lugtede af kælder. Det kolde vand var kun koldt i de perioder hvor alle gik i bad og ellers varmt så man nærmest brændte sig. Brusebadsarmatur ældre end tilladeligt og halvt funktionsdygtigt. Morgenmad hedder continental, men det var den tarveligste continental jeg nogensinde har fået.

Um grande achado
Quarto excelente (número 11), tudo muito limpo e espaçoso. Tratamento extremamente gentil e atencioso recebido dos responsáveis pelo estabelecimento - nossos agradecimentos à Keiko e ao Jeison que tudo fizeram para que tivéssemos uma estadia maravilhosa. Wi-Fi grátis com ótima velocidade. Breakfast disponível muito bom. Condução fácil para a Princess Street (rua principal) ou mesmo ir a pé para quem não se incomoda de caminhar admirando a belíssima paisagem. Ótimo mercadinho na esquina com diversos itens que auxiliam na economia. Com certeza voltaria a me hospedar no Ardenlee Guest House.
