Great bnb in a perfect location to explore Folkestone, just a short walk away from The Lower Leas Park. The room was very clean, had everything necessary for a short stay and a beautiful sea view. Had a really smooth check in experience, very friendly and helpful! Thank you!

Very friendly and helpful staff. Brought our breakfast to our room for us. Good location, lovely view from our room window. A little outdated decor however clean.

Lovely staff property has a pub down the road with dining options room for 5 was massive good shower impressed ideal location not far from Eurostar and Dover port 20 mins scenic drive away. Staff very helpful and friendly would stay again thank u

Great family room that was perfect for my two kids as they each had their own bed. Very friendly staff. Clean but somewhat dated room. Delicious continental breakfast. On the seafront and easy walk into town centre.

Excellent value for money, ideally situated.
I had a great two night stay. The staff was friendly and helpful and aimed to please at all times. The continental breakfast was served in a very nice dining room, cosy, clean and welcoming. The food was fresh and covered several types of cereal and also a good selection of other items such as toast, croissants, pain au chocolate, meats and fruit. The coffee was fresh and delicious. If I could make only one suggestion and that is that the very large toilet roll holder in the shower room, is replaced with a tiny hand basin- this is very important. I enjoyed the gorgeous sea view and shall definitely be staying here again. I thoroughly recommend it.

We stayed here at very short notice and the staff were very accommodating. The rooms are a bit dated but ckean and tidy. The room rates are very reasonable.

Good location and friendly staff.
Great location and staff were friendly and obliging and the bed was comfortable but small. However some things need fixing - in the private bathroom the toilet seat didnt stay up, the taps only allowed for a bath rather than a shower and there was no mirror to have a shave. The light was inadequate in the bedroom, the light above the sink didn't work and the TV had a large black mark in the picture.

Unfortunately our experience was terrible The staff however were friendly The room was very unclean walls marked and chipped radiator falling of the wall held up by a wardrobe Cobwebs on walls bathroom very damp and walls all stained and a hole in the wall also Although this was a low cost accomadation the level of clean lids was terrible and not acceptable snd I do not know how Hotels .com give a rating of 7:10 The breakfast was basic but adequate but again the flooring outside the breakfast room was unclean We had. Family room and the beds were metal with light timber slats my bed actually broke the 1st night snd I had to sleep on a mattress on the floor however bed was replaced when requested the next morning

When we arrived the person was very helpful and showed us where to park the car. However when he took us to the room and opened the door there was a terrible smell of smoke. As we were going straight out he said he would open the windows to air the room and spray something. When we returned about 3 hours later the room smelt a bit better but there was still a smell of smoke. When we decided to go to bed one of the single beds collapsed as most of the wooden slats under the mattress were broken. I telephoned for help and someone arrived within a few minutes they could not remove the broken bed but put up a folding bed, they did not suggest that we could change rooms at any time during this fiasco.

Guests can be very annoying. There are clear instructions that the building is non-smoking and the check-in sheet tells them that there will be a 50 fine if they do so but they still do and we get poor reviews as a result. Beds break, especially when excited children jump up and down on them like a trampoline. We resolved the problem in minutes. We did not suggest changing rooms because there were no other rooms available.

Second time staying here The location is perfect It’s an old hotel in need of a bit of paint / decor there was a punch mark on bathroom door and holes in walls bedknobs fallen off , seemed clean it was a good stay other then they do need to revamp it I chose it more for the location though Staff friendly too We will come back here again Breakfast was continental was nice parking outside you need to buy permit

Positives. Room spacious and clean. Negatives are mainly around reception. It isnt easy to ring 20 mins ahead when driving to the hotel. Long wait outside door with lots of other guests. Booking in laborious and time consuming. No wifi on 3rd floor and no where communal downstairs. Main door wide open when i left at 5.15.

Value for money.
Great check in with friendly staff to greet us. They were very helpful with all the information we needed. The hotel is in need of an update to decor and facilities as it is dated and a bit worn out. Water, hot drinks and biscuits are in the room, which is always nice. Toiletries provided too. All this said it was convenient and value for money so I would recommend.
