Amazing view
We were blessed with amazing weather during our stay. Brighton is a vibrant, busy location with lots to see and plenty to do which was right up our street. We parked up in our parking spot arranged through Olivia at the back of Embassy court (additional cost- cheaper than other parking spots in Brighton) and there the car remained until the day we left. Originally we were only supposed to stay 4 night but extending our stay by another 3 nights. I was loved walking around taking in all the sights and all that is on offer. We had many a lovely strolls along the beach front where we stopped and had a drink and fish and chips. There are plenty of places to eat and drink with a variety of choices on offer. The apartment is well equipped with a dishwasher, washer/dryer, iron, ironing board, clothes horse, vacuum cleaner, hair dryer and TV in the lounge and bedroom with access to Virgin TV and Netflix. The apartment is beautifully laid out and both the bedroom and lounge has access to the balcony with the most amazing views of the sea and promenade . The i360 is visible from the balcony as well as the bandstand where most nights you can watch couples dancing which was beautiful. My husband wanted us to join in but I had to remind him that neither one of us can dance! It is also interesting to read up on history of Embassy Court. This is a lovely place to stay and I highly recommend it. We will be returning

Hi David, thanks so much for your review. We’re usually praised for our cleanliness so apologies if we dropped a ball and you felt the cupboards not to be well organised. Had you mentioned this when we messaged during your stay to check all was okay for you we would have happily come and rectified anything for you straight away but you replied that you were happy with everything. I understand from our changeover team that you arrived at 10am rather than the after 3pm check-in time advised in the listing and the check-in info we send, but am happy to know that we were able to help store your luggage as this isn’t a facility that we’re usually able to offer. I understand that you were also unhappy when you returned again at 2pm, but am glad the team had just finished getting everything ready for you so were able to give you access to the apartment then, and had already taken your cases up to the apartment for you so you didn’t experience any delay in retrieving them, which I hope was helpful.

Changing seanery
The different moods of the apartment constantly reflected the weather - in four days we had winds, rain, mists, sun and cloud, and clear blue sky. It was wonderful to be so high up and feel the sea almost come into the room. The apartment was small (especially the bedroom) but really well appointed with everything we needed and good lift access to the promenade. It was also clean and cosy. I shall certainly return.

super flat in great location
This is small but beautiful flat in a very interesting building with a balcony with super views. Both the main bed and the sofa bed were very comfortable. The kitchen and bathroom were both a good size. The kitchen was well equipped.

Spectacular Apartment
This historic architectural landmark is a perfect entré to a stay in Brighton. The apartment was as chic as when it was first built in 1935. I stayed here with my daughter for a very special few days before dropping her off at Uni. The large windows and outdoor terrace offered spectacular views of the seafront, which were heightened by the endless sunsets and sunrises we enjoyed during our trip. Daylight floods the spaces throughout the day, and this made the apartment feel lovely, warm and vibrant. The apartment was well maintained and clean. Olivia made us feel very welcome and answered our questions immediately during our stay. We will definitely return to this amazing penthouse soon!

Best view ever!
The apartment was even better in real life than in the photos! To be able to walk onto the terrace and see the beach, the sea and the whole of the Brighton and Hove foreshore, knowing we could enjoy it for a whole week, was wonderful. Comfortably equipped, tastefully decorated, even brilliant weather (possibly not organised by our host!), we’re already thinking about booking for next year. Well worth paying for the on-site parking (we put our luggage back in the car so as not to clutter the apartment).

Cozy apartment with beach view
The apartment is cozy and exactly as advertised. The first thing we noticed upon entering were the lovely views of the English Channel. You can see the stars at night from the bedroom. The bedroom is small but adequate for two people of average build. Heating and water pressure were great and we especially appreciated the heated bathroom floor. The local area has lots of restaurants and grocery shopping. Unfortunately we did not have great weather during our stay, but the coziness of the apartment made up for it. We would definitely stay there again.

Super cool apartment in iconic Grade II listed building
My partner and I spent a luxurious, relaxing week in Brighton staying in this stunning apartment. We were so lucky to have the most beautiful sunny days for our entire stay which meant we could take full advantage of the balcony - the apartment is on the tenth floor and looks out directly over the beach and sea beyond. We ate breakfast there often and sat listening to music, reading a book or watching life going on below, the hardy sea swimmers early in the morning and some gorgeous sunsets over a chilled GnT. It's aspirational living at its best. Although we had planned to travel around a little in fact we didn't leave Brighton at all! There is loads to do and see, and plenty of decent places to eat and drink too. We walked and ran the coast path, wandered the town, the Lanes and North Laine, headed to Hove and up to the marina. On the weekend we saw Sterephonics at the Brighton Centre which is only 10-15 minutes walk away. Following recommendations we visited The Gingerman restaurant only two minutes away and had the tasting menu and associated wine flight which was amongst the best meals we have eaten. We paid a little extra to use the associated parking space which was worthwhile since parking is expensive generally in Brighton and not always easy to find. The apartment is brilliantly located and you can happily stay there and walk to explore not needing the car at all though! The only tiny drawback we found was, as others have said, the bed felt a little small but it couldn't be any bigger in the room - and is a standard double I think. It's just that we are both tall people, so another time we might ask for sofa bed bedding so that we could, sleep occasionally in separate beds! Olivia couldn't be a friendlier, more responsive host, giving very clear property instructions and information and checking halfway through if we needed anything. I believe that if you had any problems or requests she would be happy to help. Thanks Olivia, Tristan and Richard, we loved our stay.

Three Night Stay
The booking process was very simple and all went to plan for our 3 night stay to correspond with my wife’s birthday on 14th Feb. It’s a lovely property with a perfect sea view and only a short walk to the BA i360 Tower. We were central to everything including bars, shops and restaurants, so didn’t need the car at all once we had arrived. You can make a local arrangement with Olivia (the property owner/manager) regarding parking prior to your stay. This worked well for us. Storm Dudley came in whilst we were there, but it was no hardship to stay in with a takeaway and Netflix whilst the wind was howling. The penthouse had everything we needed. Olivia messaged us early on in our stay to check that everything was ok. All was fine. A summer stay here would be even better considering the views and the potential to get more use out of the balcony. An enjoyable few days. Thanks Olivia.

Penthouse Apartment 102
Just arrived back from a weeks stay and we absolutely loved this apartment. Olivia the host is fab, she is very responsive to any messages and this was very reassuring. We had parking onsite which was helpful. We arranged this prior to our visit and there was an extra charge, but it was worth it, parking is a bit of a nightmare in Brighton. Our car was secure and off the roadside, and we could still come and go as we pleased but it was good to know we had somewhere to park the car when we returned to the apartment. The apartment was very clean and just as it appears on the photos with the terrace and spectacular views. The kitchen has everything you would ever need on terms of equipment and utensils. The bathroom was the same. Good power shower, always plenty of hot water. Heated towel rail and underfloor heating which was lovely to walk on !! The bedroom is small but enough room for the two of us. The bed was very comfortable and had good storage space. The living area is big with fab views. TV has Virgin Media with Netflix and good WiFi. All information relating to appliances, passwords and much more was supplied by Olivia before our arrival. But if you needed to contact her about anything else she responds quickly. She is a brilliant host. All in all we thoroughly enjoyed our stay and would not hesitate to return or recommend. Olivia has obviously put alot of thought into ensuring that the apartment is comfortable and has everything you could possibly need. Thanks Olivia it was brilliant !!! We will be back .

Home from home!
Another fantastic break in Brighton. This property is small but perfectly formed and fine for two. The views from the balcony are fantastic. The kitchen is well equipped and the towels and bed linen all excellent quality. Gorgeous bathroom. Easy to walk everywhere and even if unlucky with the weather there’s always plenty to do. Loads of places to eat nearby. The owner, Olivia, always easily contactable and friendly. I may be biased as Brighton is my birthplace, but you won’t regret a break here in fabulous historic Embassy Court, a really special place.

Lovely 10th Floor Apartment with Sea View
Just returned from a wonderful stay in this apartment in Brighton, it suited myself and husband perfectly. Within walking distance of all shopping areas, restaurants, main land marks, recreational facilities and steps to the beach - yet just far away enough not to be disturbed by the younger generations having fun at night. The apartment was spotlessly clean and we were spoilt with the view from the balcony. Olivia managed our booking faultlessly and I would have no hesitation in recommending this apartment to anyone wishing to take in the many attractions Brighton has to offer without living in the midst of the party zone.

Fantastic apartment!
I stayed in this apartment for five nights. The location is great -- across the street from the beach and within walking distance of many restaurants and attractions, yet not in the middle of the busiest areas. The apartment is clean, bright, and well appointed, and the balcony and view are as wonderful as they look! Additionally, Olivia, the owner, is responsive and friendly. I'd love to stay here again and highly recommend it!

Wonderful 5 night stay in October 2019.
My wife and I stayed in Olivia’s high rise flat and can’t say enough about how amazing it was to be there last week. First off Brighton is super cool to walk around and secondly being in the top floor overlooking the ocean and the city sea front was spectacular. We had two days of rain which required us staying in the flat. We were never bored reading, playing games and watching the Brexit circus on the HD TV cable shows. The other days were spend pub crawling, eating fresh seafood and checking out the sights, including The Seven Sisters, The Brighton Pier and the British Airways i360. We even saw a fantastic live music show at The Old Market Theatre, one block away from the flat. We really enjoyed the sunsets while listening to music and drinking copious amounts of wine. The unit was small but quaint with nice new couches and a very comfortable bed. The hot water lasted a long while in the oversized shower and the full size refrigerator held all of our food and drink items. We would not hesitate to recommend Olivia’s flat to other renters and when we come back to Brighton we will surely rent it again. We stayed here for a wedding and everyone from Brighton and Hove were jealous we got to stay in this beautiful building. The apartment is exactly as shown in the pictures. The sofa bed and bed are extremely comfortable. The views are amazing and we plan to stay here again. The apartment was stocked with cleaning products and every helpful gadget you could think off. This is an amazing place to stay, you can walk anywhere from here. Seriously you will not be disappointed! Olivia was fantastic too, could not be more helpful...what a pleasure it was staying here. The apartment was everything and more we could have hoped for. The star of the show being the spacious balcony overlooking the sea! The kitchen is well equipped. The bed and sofabed are very comfy. !!!! WE EXTREMELY RECOMMEND this apartment !!!!! First of all, the booking process was easy, Olivia was really friendly and replied to us in hours. The check-in process was as easy as it can be and the flat... it is amazing! The whole apartment is like a window to the beach! It is bright, clean, it has everything what you may need and quiet. The balcony is huge and lovely. The bedroom was so, so cute and the bed was really comfy ! Me and my girlfriend loved it. The kitchen is fully equipped just as well as the bathroom. The living room is amazing, with the view and it is spacious. There are two smart TVs, amazing WiFi, and literally everything. I can not find anything bad and I have to say, I am picky! The building is between Hove and Brighton, the best place in my opinion. It is quiet but if you walk 1-2 mins you arrive into the center of Brighton. Olivia was easy to contact, friendly and so helpful ! We can only recommend this apartment! We spent an amazing 9 days here and we will definitely come back as soon as we can! Thank you again for the amazing memories !

Beautiful one-bedroom apartment on the top floor of a prominent building on the seafront in Brighton
Exceptional views towards Brighton Marina looking east and Shoreham and beyond looking west. Very spacious, clean and comfortable accommodation. The kitchen is really well equipped and the bathroom looks newly decorated, with underfloor heating. I ate breakfast on the expansive balcony each morning and watched the world go by, and watched the sun setting in the evening. Communication before, during and after with the owner of the property was excellent. Cannot fault this property, and hopefully will return for a third stay in the near future.

Second visit, just as lovely as the first
We stayed in 2017 for the Brighton Marathon (I was running in it), and when I decided to run the 2018 Marathon we didn't even hesitate to book here again. The apartment is just lovely. A fabulous location with amazing views, what more could you ask for? Well if a clean, smart, well equipped apartment is what else you would ask for, then you'll have that too! We are a family of 4 (2 young girls), and it is a little bit cosy for us all at night, but that adds to the fun and the charm. The apartment has everything you would need for a stay, and we had an enjoyable time. Olivia is very helpful too and kindly arranged for a parking space for the long weekend. Would highly recommend staying here, hope we get a chance to again in the future. Thanks!

Get a Penthouse for the price of a hotel.
We are a firm believer of using private lets where possible, instead of paying multinational Hotel chains for accommodation. The price of this penthouse was approximately the same price of a hotel that was far less superior. The difference is you have a whole penthouse with a balcony, try getting a hotel room with balcony with amenities including sky TV for the same price. The whole apartment is snug, it has everything you need, it is like a home from home. The view from the balcony is amazing, uninterrupted views throughout. The kitchen is well appointed, although we didn’t use it all that much as we are foodies who eat out on every occasion possible. The bathroom is well equipped with additional under-floor heating which is a nice touch on the feet in the morning. Bedroom, although fairly small is suffice for a holiday stay with cupboards to accommodate a trips worth of clothing, TV with sky and a heater if required. The lounge/diner is a good size with Sky TV, a good size settee and a small table for dining. Views from the lounge and bedroom face straight out to the sea front and on a nice day with the balcony doors open you can hear the waves on the sea which I find very soothing indeed. Overall the accommodation was everything we wished for and more. Couldn’t fault the Art Deco building and the accommodation within. The location is just west, up from the main pier, nearer to the west pier. We were first a little worried and as we didn’t know the area we thought we would be quite far away from things to do and nearby shops and amenities, but that was far from the truth. There is plenty up this end and a walk along the promenade also takes you to many attractions. If you are on that extra special stay, we would recommend The Gingerman restaurant which is literally a 2 min walk, we had an amazing tasting menu. We also had a great massage at The Little Jasmine Spa. We would also highly recommend the vegetarian restaurant Terre a Terre for afternoon tea. Don’t forget to take a walk through the North Laines for all those quirky shops. Overall very happy with this stay, a big thank you to Olivia for making sure everything was just right on our stay and our anniversary. We would book again if we popped back to Brighton. So instead of booking that Hotel, go book yourself into a lovely Art Deco Building and get yourself a penthouse. Make the stay that extra bit special, you won’t regret it. A gem of an apartment in a jewel of a building.
This is an amazing penthouse apartment in a very special building - Embassy Court. For lovers of important architecture Embassy Court was designed by Wells Coates and occupies a unique position in the history of modernist architecture. The building also occupies a unique position right on the seafront on the borders of Hove and Brighton, making it an excellent base from which to explore Brighton. A 20 minute stroll and you're in the midst of the 'Lanes'. The views from the apartment are stunning - sea out front as far as the eye can see and the fun of the promenade 10 floors beneath. Olivia has styled the place beautifully in a calming pale turquoise and white. The kitchen is full of every utensil you'd need to cook any meal and waking up to coffee on the terrace was a joy. We loved every minute of our stay and Olivia was incredibly helpful which added greatly to the welcoming feel of the apartment.

Excellent apartment with stunning views of Brighton
I stayed here for 3 nights. I had excellent communication from the owner beforehand, and found everything to be as advertised. It's quite a spacious flat, and very clean and tidy with everything you need. The balcony is huge (spanning the bedroom and living room) and offers stunning views out to see. It certainly beats staying in a hotel - it was just so much more relaxing. Thanks very much, and I will hopefully stay there again.

Rooms with a view!
We stay in a lot of apartments and this was one of the best ever. The apartment is beautifully decorated and all the appliances, furniture and fittings are very good quality. But it is the view over the sea that marks it out. There is a lovely balcony from which you can look out over the Brighton Promenade (it helped we had great weather). Olivia couldn't be more helpful. Will definitely stay here again.

Amazing property!
We had an amazing time in Brighton as always. This apartment is in an amazing location with outstanding sea views. We had all types of weather including a large windy rainstorm and hot sunshine- such is a British holiday - and the apartment was excellent and cosy through-out. It is in a great location and we would heartily recommend it.

Fabulous. Amazing view, great location.
From the first interaction with Olivia to post leaving it's been a pleasure. The apartment was as good as it gets. It's like being on the beach and looking at something and thinking "I wish we were staying there" and you are! Frontline, everything you need for a comfortable stay, quality throughout and just the perfect place to base yourself for the area. Watching the world go by from the terrace both day and night was just so relaxing. Thank you.
