Cozy Reno Midtown Retreat • Fire Pit & Parking
Welcome to the Zephyr House. Ideally located in the heart of Reno. -9 minute drive to the airport -6 minute drive to downtown area/Truckee River -6 minute drive to convention center -4 minute walk to grocery store -5 minute walk to Midtown bar and restaurant scene -5 minute walk to Virginia Lake.
This beautiful house, recently renovated with authentic mid-century roots, has a fully stocked kitchen with new appliances, and was designed with comfort in mind.

Zephyr House is located on a quiet street with small bungalows built in the 1950’s. There you will find a friendly neighborhood atmosphere with pedestrians and minimal traffic. Coffee shops, restaurants, bars, and a grocery store are located just a few blocks away.
The home is one story, but has a five stairs at the entrance. In addition, there are three steps to traverse from the dining area to the den, and a few steps out the back door to the patio. Guests are welcome to use entire house and backyard. Only the outside basement and shed are off limits to guests.
You will be renting a two bed/ one bath house. The home has two workspaces (one in the den and one in the back bedroom) and fast mesh Wifi. The property comfortably sleeps six people, with a queen bed in each of the bedrooms, and a Murphy queen bed in the den. There is a limit of 6 guests at this property.
The home feels light open and airy. The cozy living room has a large flat screen smart TV and a fireplace (not operational). The charming kitchen is fully stocked with dining and cooking equipment, including a Kitchenaid stand mixer, a variety of coffee appliances, and a dishwasher. The dining area, connected to the kitchen, comfortably seats six people.
In the backyard, you'll find a delightful patio with lounge seating, shade umbrellas, a fire pit, and a BBQ. Both the front and back yards have small grass areas as well.
Our house is a 5-10 minute walk or drive to many cafes, restaurants, and bars in Reno’s midtown and downtown districts. There is plenty of parking at and around the property.
ASPEN HOUSE SHORT-TERM RENTAL AGREEMENT
This lease, shall begin on the arrival date and end on the departure date by and between Jessica Abrass, "Owner" and the guest, “Renter” for the property located at 1695 Ordway Avenue, Reno, Nevada, 89519 (“Property”).
1. TERM: The term of the lease shall begin on the arrival date and end on the departure date. The property will be ready for occupancy no earlier than 3:00 pm on the arrival date and must be vacated no later than 11:00 am on the departure date.
2. RENT: The rent plus a housekeeping fee and a security deposit payable as follows:
3. PAYMENTS: The following payments are due at time of reservation: ● 100% of rental fee is required to secure the reservation. ● Housekeeping fee of $100. This is to prepare house for next renter; linens and towels provided; no daily housekeeping service.
4. SCREENING: If you book directly on our website, you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
5. LIMITED OCCUPANCY: Occupancy is limited to a maximum of six people. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.
6. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes.
7. CARE OF PREMISES/DAMAGES: NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay Owner for any damages to furnishings or household items that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy.
8. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.
9. INDEMNITY CLAUSE: Renter herby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities including use of exercise equipment, grilling equipment, baby furniture or other items on the Property and will hold Owner harmless with respect thereto.
10. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without prior written consent of the Owner.
11. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently available in Property. Renter will report any maintenance issues immediately to the Owner. Owner will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.
12. CANCELLATIONS 100% refund if guests cancel up to a day before check in
13. PARKING: Renter may use both parking spots on the property as well as street space in front of the property.
Renter and Owner acknowledge that they will comply with the terms of this agreement and each assumes the responsibility for the obligations set forth herein.

HOUSE RULES
• Please don’t rearrange our furniture. • Don’t eat in the bedroom. • Clean the kitchen after you use it. • Make sure to turn off the lights and any electronics when you leave the house. • Don’t forget to close the windows and lock the door. • Our neighborhood is important to us, and most residents live here full-time. Please respect the community and try to avoid making loud noise between 10 pm and 7 am. • Smoking is not allowed inside the home. • Pets are welcome at our home, but please don’t let them up onto the furniture, especially sofas and beds.
CHECK OUT PROCEDURES: a. CHECK-OUT NO LATER THAN 11:00 am b. All furniture should be returned to its original location. c. Empty all trash in garbage. d. Remove and dispose of all food items from refrigerator and pantry/cabinets. e. Place dishes, utensils, etc. in dishwasher and turn it on when you depart. f. Remove sheets and all dirty towels and place in laundry area.
