I show RFV's private beach as my lead listing pic because the private beach is where most of our guests spend most of their primetime hours during their stay. Sep3 response -- Wow, now that's an underwhelming passive-aggresive review for the ages. Coincidentally, I arrive on-site w/in the week to spend about 3 weeks in my various units. Per usual, I'll thoroughly assess Villa V -- my normal practice w/ or w/o this blas'e passive-aggressive review. "The elephant in the room" -- I don't think "a bit of a mildew/damp smell" in a villa is a minor issue. OK, so we simply disagree, except I'm wondering WHY this guest did NOT notify me about this matter during stay, but instead the guest chose to share this "bit of a minor issue" in review comments for 100's of prospective guests to consider until it becomes buried by more recent reviews. Going forward, I've already requested RFV's property manager to assess whether there's a "mildew/damp smell", and if real, I'll have my AC guy resolve the issue pronto. To my prospective guests, I ask that you peruse the other reviews before drawing conclusions from this guest's review. Hi Deborah, THANKS for providing your feedback. I'm pleased overall you enjoyed your stay, and also thanks for noting some of the attributes of Villa V you appreciated. Unfortunately, your public review was the first I learned of your dissatisfactions. So, my response that follows is for other travelers who are considering staying in Villa V. 1) THE MATTRESS - I ordered a new mattress this AM, Apr16, 2022. It will be installed within 3-10 days. Indeed, this situation is strange, as I had stayed in Villa V using said bed from mid-Dec, 2021 to Feb10, 2022, without any discomfort, and had not heard from any complaints from guests over the past two months. Moreover, I had replaced said mattress in Jan of 2020 for $2,500! I do wonder why the mattress rapidly became uncomfortable, which my subsequent guest confirmed. Net-net, I have begun a new mattress vendor relationship! "We'll see, said the Zen Master. 2) That "NEXT TO THE ROAD" (A1A) was too noisy for the recent guest, which I have to admit is somewhat understandable. Why? My experience (I rent 6 villas at RFV, now more than 600 reservations since 2014) is about 20-25% of the marketplace is ultra-light/sensitive sleepers. That said, there's really nothing I can do beyond what I've already done. What have I done? A) provided a high-quality nature noise machine in bedroom (I occasionally set it to ocean waves for a change of pace, though I'm not a light, sensitive sleeper; but other guests have said it works great; B) Provided extensive, dense landscaping, which blocks site-lines to A1A, and mitigates the noise; C), provided an accurate description, numerous pics AND a property diagram that clearly shows the position of Villa V adjacent the road (hence, the complaint is also somewhat NOT understandable); and d) Adjusted the rate a bit lower than the std rate set by our resort, except for peak-demand time periods (primarily holidays and Jan-Mar). Moreover... I've considered replacing the bedroom windows with the latest-greatest hurricane windows, but that would cost about $15,000+. So, the payback (about 10 years) unfortunately on such an investment doesn't make sense. So, for now I provide affordable noise mitigations, priced V accordingly, and accurately describe V's location along with numerous pics, AND finally, I provide a property diagram. So, if you're a sensitive sleeper that a quality nature noise machine can't mitigate, AND you have other attractive/affordable options when considering all factors (i.e., furnishings, appliances, electronics, decorating, accessories, landscaping, etc.), then Villa V perhaps is not your best option. On the other hand, if some occasional road noise (mostly it's motorcycles, which rarely ride late/middle of night and not in the early AM), then Villa V can be a compelling value for you. Lastly, I do encourage you to check all the other reviews for Villa V so you can gain a sense for my forthrightness and reliability. Tom (owner)

I'm not sure I know which rules this guest finds unnecessary. "Outside guests" are not permitted, but our manager will provide exceptions especially for longer stay guests, and also considers capacity considerations for use of pool & private beach.

Alicia, Thanks for providing feedback. I'm disappointed to learn via your review your husband was uncomfortable with the mattress. That said, you're the first guest to complain of the mattress, though it's a different style mattress I think not for everyone -- a high-end memory foam mattress ($2,000+). Regardless, it's now about 8 years old, so when I stay in Villa V in early Sep, I plan to replace it with a high quality standard construction mattress. UPDATE - New mattress installed in Apr-2022. Christine, thanks for your feedback. Road noise is relative and unique by person. Moreover, there is very little road noise that can be heard during sleeping hours as there isn't much traffic after 9:30 at night, and frankly the primary traffic that can be heard to motor cycles. Most of my guests are not bothered by it (see reviews), but some guests are, like my son-inlaw, so I have a high-end nature sound machine (usually set to ocean waves!). This unit's proximity to road is not "hidden" -- description, pics & pic captions, Vrbo map, and the property diagram I send to all guests upon booking clearly showing the location of the villa and where to park. I wish you had raised the concern upon booking, because you could have stayed in villa W, that's the other side of the duplex containing villa V. W has zero road noise from bedroom. Hopefully you'll return and stay in a different villa, whether I own the other villa or not. Sincerely, Tom

Charles, that's the most comprehensive review I've received in 6+ years of renting this unit! Thank you for your extraordinary effort. One small point of clarification... the walk from villa to Deerfield Beach Pier area is about 3/4 of a mile, where there are at least a half dozen restaurants, all VGood IMHO. Thanks again for choosing my villa for your brief vacation. I hope you'll consider returning for a longer stay. Best, tom

Glad your overall experience was good, though I strive to do better than "good". So... Re "started to show wear and tear", specifics sincerely would be helpful, especially for W, where I stayed for a week immediately prior to your stay doing maintenance, and thought it was in tip-top condition for your arrival. Re V, while there's a couple of things I'm aware of and plan to address, again, specific feedback again would be helpful as you may identify something I'm not aware of. Having been to HomeAway's national conference for hosts in Aug-2017, I can say in an informed sense that most hosts offer their personal condo's for rent to help offset the cost of ownership; AND because they gain satisfaction in sharing their vacation property and the challenge of successfully serving their guests. For those of you who are considering someday buying a vacation place and hosting, I share the following persepctive... In all honesty, hosts better enjoy sharing and serving their guests, because the "net $ per hour of cost-offset gain" is embarrassingly low relative to the scenario of selling their unit, investing the proceeds, and occasionally renting someone else's place! So, my point to you Nadia... It's reviews especially like yours, along with many other reviews received over the past 5+ years, that make hosting worthwhile. Again, THANK YOU for sharing back. LOLs re watching Gilligan's Island with your daughter. We did the same thing when our kids were younger, and enjoyed singing the song as we got ready to go to pool or beach! THANKS for thoughtful description. You're right... our family puts a lot of thought into both the basics and little/more subtle things; but we enjoy doing it, which is accentuated when our guests notice "it just doesn't automatically happen." My words -- someone has to care, collaborate and execute. I'll pass-on your comments to our management and staff, as they of course are a major component of the experience you enjoyed. Lynn - THANKS for the significant time and thoughtfulness you spent to provide such a substantive, well-written review. Prospective guests will gain quite a bit of insight from your feedback. And, glad you and your husband enjoyed your stay -- which included primary aspects of all the major features/amenities of the RFV property. As to the leaf blowers and large lawn machinery, here's my perspective... My short, direct answer -- Guests should expect a lawn-mowing/garden-trimming interruption 1-2 mornings per week. "Most mornings" during a 6-night stay is very unusual per my experience over 8 years that have covered all months. For context, I'm overnight on-property about 45-60 nights per year across my 3 villas. There must of have been some special work being performed, i.e., bush-trimming, which I think is done only every 2-3 months; and/or some other special maintenance -- I'll check w/ our Property Mgr (Janice) when I arrive for a May10-19 maintenance/improvements visit. But, wait, there's more... I'm interpreting you'd leave one areas of the property to get away from the obnoxious noise, and then shortly after they'd be servicing that area; then you'd move again, where upon they'd soon-after be servicing that area! LOL's ! Next time I suggest you escape counter-clockwise, if you can sense they're moving clockwise, and vice-versa (tongue-in-cheek)! -- Have to admit, I'm kind of picturing you and your husband starring in a sort-of "I Love Lucy" sitcom!!! With all seriousness and respect, sorry about the inescapable annoyance of the lawn/garden maintenance -- hope you'll give us another chance. AND AGAIN, THANK YOU FOR YOUR COMPREHENSIVE REVIEW AND YOUR THOUGHTFUL, KIND COMPLIMENTS. Best, tom

I'll query the guest following you who has stayed in Villa V the past several years, and query some other guests I know who will be staying in V in March. Also, my wife and I will evaluate the furniture cushions the next time we stay in V, which likely will be in April and/or May. FYI, The furniture was purchased in 2010.
