A decent seaside venue with good facilities. Nice layout. However some maintenance and service deficiencies with AC unit leaking stagnant water that needed multiple calls for clean up. Maintenance crew only mopped the dirty water and left a air fresher for the guests to use. Had to call room service to have rest of the clean up completed. No engagement by property management at all. The pool, beach and bar staff are very pleasant and courteous. However front desk and onsite managers need more training in customer service and ensuring that they listen to the guests instead of being dismissive. Other properties in the location have nicer beaches and better trained more friendly and responsive management. The adjacent usable public beach is crowded. Not meeting standards of an Expedia VIP property in terms of overall standards and service.

Nice clean quiet hotel with beautiful views of nature and beachside pool and clean private beach and small gym. The rooms (villas) are big specious and clean with many toiletries and bath towels and coffee and tea etc. there is plenty of walking space within the hotel to enjoy a nature trail type walk with surrounding trees. Also the buffet breakfast and dinner is reasonable with good selection of food on offer. Finally the staff are really helpful and friendly and always there to help. Had a great stay and made my holiday to SL enjoyable with typical Sri Lankan hospitality.

Wow. Luxurious property with the friendliest staff. The food was everything was picked from their farm. So fresh, generous portions, and organic! Our stay was simply amazing. We stayed in both the Floating Villa, and then the Bankee Chalet. Highly reccomend. Everyone in that visits Sri Lanka should come here.

The older building has slight smell of damp. The new building is fresh and clean.

The hospitality extended into every corner of the property. The team preparing our meals was attentive and clearly took pride in their work, creating an exceptional Sri Lankan breakfast that showcased local flavors beautifully. We also enjoyed the dinner option, which was well-prepared and satisfying. Every request we had was met with a smile and genuine willingness to help. Our room was spacious, clean, and had breathtaking views overlooking Kandy — a perfect spot to unwind. The addition of a private hot tub was an unexpected luxury that added to the relaxing atmosphere. The lush gardens surrounding the property made the entire place feel peaceful and inviting. It was the ideal setting to slow down and enjoy the natural beauty of the area. We would absolutely recommend Theva Residency to anyone visiting Kandy. It’s a wonderful blend of warm hospitality, modern comfort, and natural serenity.
