Fully furnished holiday home with stunning views

Vivenda Xavier is situated at the little fisherman village named Porto Formoso, (the marvellous port). Just about 3 minutes from the vivenda you'l find is the local beach Praia dos Moinhos. A very particular small beach with outstanding sanitary facilities. Not far away you may enjoy a good cup of tea at Chá de Porto Formoso. One of the two old family business in Europe involved in tea production. This, all fashioned with the little fisherman port and the local church from 1509, turns this little place into a unique spot in Europe. The inhabitants make their living today predominantly from agriculture, cattle breeding, and fishing.

Great vacation
We had a wonderful vacation. The house was very comfortable, kitchen was well equipped. The location is excellent for travelling around the island, and the local beach is a 10 minute walk away. The owner was very helpful, with a good binder available for suggestions of activities. I would definitely recommend this house to anyone staying on San Miguel.

Very well equipped and great host
Very scenic location on the north coast provided great central hub for touring the island. The house was very comfortable and had all the amenities we needed. Nearby restaurants were excellent and reasonably priced. Luis was easy to contact and offered great advice.. We had a great week even though the weather didn't fully cooperate.

Porto Formoso stay
Our host was terrific, not only in ensuring the property was wonderful, but also in helping with recommendations in the area. We loved being away from Ponta Delgarda, but still just a short drive to anywhere on the island. The beach is great. You will not regret booking this property.

Living the dream
We stayed for 3 nights, wished we had a week at Vivienda Xavier. We loved the property, amenities, and location. We fully enjoyed the sound of the ocean & waterfall from the patio in the morning & evenings, and the activities on the island, as well as the quaint beach and trail with waterfall within walking distance. We are already talking about returning with additional family to enjoy the island and the property. We absolutely loved our time, and Luis was a great, very communicative host.

Best area to set up home to explore the Island
Xavier provided everything we needed to feel at home on the island. Beach towels, full kitchen, fully stock bathrooms and laundry facilities. BBQ, outdoor dining with views of a waterfall and coastline from a terrace provides an outdoor respite. Being able to come back to this home after a full day of exploring was such a treat.

Luis was an amazing host and takes great care and pride in his property --- it really felt like we were staying at a friend's house. Fantastic views, easy access to beach and trails, but still felt comfortably off the beaten path. Very spacious and peaceful. If you stay here please look out for the neighborhood siamese cat we named "george".

Beautiful property in a small village
We enjoyed the patio overlooking the ocean and the quiet village of Porto Formosa. Property is a short drive to Ribiera Grande for shopping, restaurants, beach, etc. Our host has thought of everything and has the place fully stocked with lots of towels and linens. The kitchen has all new appliances and has everything you need to cook your meals in house. Fabulous covered porch with outdoor gas stove as well as Bbq. You won’t be disappointed. The owner called us three times during the week to make sure we had everything we needed and was full of advice on for touring the island.

Owner goes above and beyond
Luis’s top priority is customer satisfaction. He has a lovely 2 bedroom home with all the amenities for a great stay on Sao Miguel. Communication was quick and easy. He allowed us to check in early as our flight arrived at 6 am. He recommended a car rental company and we were able to secure a car with automatic transmission. This is not an easy task. He called us after our arrival to make sure everything was to our satisfaction. It certainly was. His home is centrally located and provides stunning views from both balconies. We highly recommend this beautiful property.

Perfect getaway
This villa has an amazing location, just on the edge of the small village. It hosts a really well-run beach cafe with a wide range of food, open from 10 am to 10 pm. The view from the villa's balcony is stunning, right over the ocean and at night you can hear the sea. Lluis, the owner, is very attentive and making sure you are comfortable. He is very caring and ensures that you have arrived safely, calling you on the house phone when you have arrived, and he provides tons of information. Nothing is too much trouble for him and you can call or email him at any time.

We really loved our stay. The house is great. You can hear the river and the ocean and the views from the balcony are amazing. The house is also really nice with small kids because there are so many toys. Both for inside and outside. I could go on but we simply loved it.

Perfect place in a perfect location
Beautiful, comfortable home perched on the hillside overlooking the ocean and cliffs of Porto Formoso. Short walk to the beach or to the cliffs. Luis, our distant host was friendly, attentive and really does care about making your stay a perfect one! You will need a car to see the sights of the island or to go grocery shopping. But as a home base with comfort, a view, and astoundingly beautiful environs it is a home that is perfect!

A Great Holiday Destination
Maria Jose met us when we arrived to give us the house key and show us our large, tidy, well-equipped living space (with complimentary wine). Luis, the owner was in touch by phone later that day to ask if all was good and to tell us he was no further than a call or e-mail away if needed. The house is nicely laid out, the pictures do a good job of representing the surroundings. It is way bigger than we needed, could easily accommodate two couples - or small family. We certainly had access to everything we needed to live in beautiful Sao Miguel for the week. Steps away from the beach, about 2.5 km walk to the small grocery store but maybe 7 km drive to large centre of Ribeira Grande. The two restaurants in Porto Formoso, steps away are excellent...and even open on Monday :). A little private piece of paradise. We are grateful that Luis and his spouse were willing to make it available! We so miss having coffee on the deck off the master bedroom or the large deck off the kitchen, both with amazing views of the blue ocean! If we are fortunate enough to be able to return to Sao Miguel, will certainly look up Vivenda Xavier!

Great home away from home!
This rental is one of the best we have stayed in. Everything is as the owner Luis has stated. He was very personable and helpful, even when I called him a couple of times with questions. It is on the eastern side of the island but only 30 minutes from Ponta Delgado. The beach nearby and the cafe is quaint and a nice place to end your day. The house is well stocked, Luis has thought of just about everything I would stay here again.

Home away from home!
We had a wonderful time at the Vivienda. It was clean and comfortable and had everything we needed for a week's stay. Luis it's a great host and checked in with us when we arrived and before we left. Beach umbrellas and towels were available, and on the last day we discovered a box by the stairs full of beach toys, such as paddle rackets and balls. The veranda was gorgeous and we also enjoyed having one off the master bedroom. It was wonderful waking up to the sounds of nature, rooster crowing and cows mooing. We recommend this house to you and to all our friends and family!

Amazing Views, beautiful village
This villa has an amazing location, just on the edge of the small village of praia dos moinhos, which I think is the nicest beach on the whole island. It hosts a really well run beach cafe with a wide range of food, open from 10am to 10pm. The view from the villas balcony is stunning, right over the ocean and at night you can hear the sea The villa itself is spacious, with 3 bedrooms and 2 bathrooms and the living space consists of a spacious lounge/dining room, kitchen and a large outside balcony. Lluis, the owner, is very attentive and he gets 5 stars for all the communications with him. He is very caring and ensures that you have arrived safely, calling you on the house phone when you have arrived, and he provides a food parcel so you can have a cup of tea after your journey. Nothing is too much trouble for him and you can call or email him at any time. The villa itself, gets 4 stars from me. It would have had 5 stars but a few little points that could be improved are : The 3rd bedroom is in the attic and is accessed by a tiny spiral staircase which I just didnt feel safe on at all so I would be very hesitant to allow smaller children to use it. The pillows are not great.Quite hard and not enough of them. Im a stickler for "hotel quality bedding" and improvements could be made by providing more pillows per room and softer ones The villa overall was clean, but it could do with a "spring clean". SOme of the bedroom drawers had dead insects in them, the microwave had not been cleaned and was full of crumbs and the skirting boards could all do with a good scrub - but overall it was clean enough as a holiday villa. ALthough cool boxes and bags were provided in the kitchen, they were mouldy and the cool box was filthy - we just didnt bother using them as they were quite gross. They really need throwing away and replacing with new ones - or take your own. The BBQ was still full of old burnt wood and ash from a previous occupant. It gets 4 stars for being extremely well equipped in the kitchen, with just about everything you need. Proper oven and grill and microwave. Washer and a tumble dryer proved very useful. A cosy lounge with lovely sofa, log fire, large dining table, TV and music systems. Two well equipped bathrooms which are spacious. Heating is provided for cooler evenings, although we didnt need it as it was warm in May. Overall its a lovely place and I would definitely go back. The lovely beach is a ten minute walk.
