Friendly welcome and quick check-in. This is essentially a B&B hotel, priced accordingly. Room was clean and had the usual facilities (kettle and tea/coffee making stuff, soap and shower gel, small but adequate TV). Bed was comfortable and I slept all night with no interruptions. My room was top floor (number 51) so a lot of stairs and I half expected problems with shower pressure and wifi range but no - the walk-in shower was plenty powerful enough and was still hot at 5:30pm and 8:30am, and the free wifi in the room was plenty fast enough for streaming (over 50Mb/sec download). The breakfast was generous and cooked to order. Adjacent car park is free to guests (a dozen or so spaces with only one empty when I arrived just after 5pm).
Convenient 5 minute walk to the main street at the "top" of the town with plenty of places to eat (including a Wetherspoons in an opera house!) and about 15 mins walk to the "bottom" of the town and the Pantiles area.
Some of the common areas in the hotel were rather worn and shabby, but these didn't spoil my stay and there seems to be a programme of renewal. I only used this hotel for one night B&B, so didn't use the bar. Overall, it got the essentials right and I would definitely stay again.
