Managed property that is very peaceful and clean. Has everything you’ll need. Internet didn’t work but I didn’t care. I’m sure it was a quick fix if I’d have asked.

Our first night on the property something kept banging on the bedroom sliding glass door we got no sleep. The bugs outside will carry you away I got ate up needs to have a screen Lanai. Ants were super bad on the kitchen counter. There was one roll of toilet paper for four people for 4 days, I had to buy more. Was not very happy with our stay.

Cherie, we regret your experience was less than you hoped, July and August in Florida certainly require bug repellent when you are outdoors, which should have been provided on all of our decks. In addition, each of our cottages is serviced professionally by a local pest control company. Did you reach out regarding your concerns during your stay? I don't see any messages or communication, and if we'd known of your troubles or that you needed additional supplies, we would have been there at a moment's notice. We are just steps away from the Roseland Cottage. Again, we regret your time at our riverfront, old Florida fishing cottage wasn't as delightful for you as a large majority of our guests as evidenced by the multiple 5-star reviews we've received over the last almost 7 years of hosting.

Beautiful Cottage
We had such a wonderful time. The cottage is so relaxing. We saw dolphins and manatees while enjoying the back deck. Pam and Tom, thank you for being attentive hosts.

Roselind Cottage
The location of the property is excellent for anyone who loves to fish. The dockage was so convenient after launching the boat at nearby boat ramp. The cottage had everything you need for a comfortable stay. We did have a few hiccups during our stay, but they were resolved by the management. We will definitely be coming back next November.

Great experience
This house was just perfect. Very nicely decorated & furnished. Has all the kitchen items you would ever need + more. Great mornings sitting on the back deck overlooking the water. Enjoy fishing from the very impressive dock. No need to bring any outdoor seating there is plenty of options there. Only negative would be the bad water smell from the inside running water.

A hidden little gem in a great location !

Great Labor Day family getaway
The property was lovely! Exactly what we needed for our long weekend away boating with our kids. The dock is so nice to sit and relax and well equipped with slippage for boats. The owner was very nice and helpful with making sure we were set up. Even helped us get our trailer parked. We were very appreciative and would love to go back! Thank you Tom and Pam:)

Dusty, sliders hard to open
At last sight, was a beautiful cottage. We checked in online. Started to unpack in the main bedroom and saw binoculars on a tripod. My wife tried to look through them and couldn't see anything because of the lenses caked with dust as well as the whole body of them. We started to look around and all the light fixtures looked like they haven't been dusted in months. The coffee table was dusty and had what looked like dog hair on it. The light over the sink in the kitchen was caked and that's a safety issue over food. To top it all off, you had to use all your body weight to open the sliding doors in the master and the living room wasn't any better. Neither one of them would lock either, didn't feel to comfortable. I have pictures to prove my review.

Boating Get away
What a great place to kick back and relax! excellent cottage with everything you need. great views and a short boat ride to the main channel and Sebastian Inlet . We were there during the July 4 weekend and it was a great time at the local sandbar and fireworks.

A peaceful waterfront cottage getaway!
We really enjoyed the Roseland Cottage! It's clean, spacious, and includes everything you need. Even coffee!! We saw spectacular sunsets over the water! The views are awesome! It was wonderful to sit on the deck and watch dolphins! The grounds were fun to explore with our dog! Next time we'll bring our boat.

Peaceful Vacation
The cottage was the perfect place to recharge our batteries. We enjoyed sitting outside on the decks and on the dock watching the fish jump, the porpoise and a manatee swim by along with various birds such as herons and ospreys. We even watched a Space-X rocket launch! It was also a great central location to explore the area. We took several trips over to the beach and also visited Mel Fisher's Treasure Museum. The house had everything we needed in a beautiful, lush landscape. The views from the bedroom and living room were awesome too. The sliding glass doors need a little work as one was sticking and wouldn't slide open all the way, but not a big deal. The only other annoyance for which the owners had no control over was work being done on the railroad bridge nearby. It wasn't constant and we were out quite a bit during the day. Life does carry on in the area we vacation in regardless and that sometimes means roadwork and construction. We'd love to come back and stay here sometime in the future and I think we've sold the place to our cousin who visited and a few other friends and I'm sure they will be making reservations soon

Everything was nice and smooth. Sebastian is beautiful and so is the property. We caught many small snapper and jacks from the dock! Every day we saw dolphins and manatee swimming within feet from us. Highly recommend

Our favorite Stay-cation
This is our third time staying at the Roseland Cottage. Pictures are accurate. It is quiet and beautiful. Being in the water and seeing the fish, dolphin, and this time we saw a manatee. It swam out from under the dock. Kitchen is well equipped and it is close to local conveniences such as Publix and Walgreens - they are literally down the road but when you are at the cottage you seem far removed from all of it. We came with our daughter and she brought a friend. They have fun fishing and exploring the property. We love it. We will be back.

Great place for docking your own boat
Charming place for a Father and Son fishing trip. We were able to keep our 30 ft pontoon boat right out back. And just a short trip to the famous Sabastian Inlet. We will b back.

Quiet Family Get Away
This was our second time staying at the Roseland Cottage. It was just as perfect this time as it was the first time. We don’t live far from Sebastian just about 30 minutes north. We have a boat and love the convenience of docking our boat at the cottage. In just a few minutes you can be out the inlet. Our daughter (8yo) and her friend LOVED fishing off the dock. Thank you Tom for the snapper the girls love catching everything from mangrove snappers to oysters. She hooked a tarpon ... of course she was no challenge for that fish and it took off with her hook. The cottage is small but is well equipped and comfortable. The views of the Sebastian River are amazing. Thank you for sharing this gem with our family. We can’t wait to come back.

Perfect for bringing your boat. Its 10 minutes to the sandbar and 20 minutes to the boat ramp. The view is great and had a nice breeze at night on the back patio.

We loved fishing the river in the canoe. Great restaurants nearby and only 25minutes to the Sebastian inlet State Park Beach area. The sunsets were amazing from the house. The house was cleaned well. This was a perfect way celebrate our wedding anniversary on a budget.

Great place to get away and enjoy a peaceful waterfront cottage with a nice full service dock with a canoe. Bring your boat, great fishing in the area or off the dock. The cottage is small but clean and cozy with 2 br one bath, comfy bed. Only complaint was no hot water in the shower, no ice maker and the TV was a bit tough to figure out. Great location, near everything, Publix less than a mile away, Old Fish House in Grant was excellent and gave a discount for mentioning Roseland cottage. Bait shop nearby sold live shrimp for dock fishing, and dolphin watching. Cloudy so no sunsets.

Hi there... We are so glad you enjoyed your stay at the Roseland Cottage and that you found everything to your liking and were happy to have you as our guests. To clarify, the cottage does have hot water in the shower. In the welcome message, we explain that there is a safety feature that prevents the shower from heating too hot if you turn it all the way to the hottest setting to heat the shower up quickly. You just needed to set the handle to the normal setting and you would have had hot water. Sure wish you would have let me know you were having an issue, I would have been happy to help. The TV's can be tricky but again we would have been happy to explain had you messaged us. It's the only service available in the area but we sure you hope the view made up for any concerns. Also, ice is available at the McDonald's drive-through for .99 a big bag, if the ice trays were too much trouble. You will have to come back and catch the sunsets, they are beautiful but even with the rain, the cottage is very relaxing. Thank you for taking the time to write a review. Pam.

The place was everything they said. It's extremely clean and cozy. The view was excellent. The only thing I wish was better weather. The wind was horrible and cold. But that's no fault of management. I definitely enjoyed the stay. It's a extremely peaceful place. Very well kept up. I had absolutely zero issues or complaints with housekeeping or management. My complaint was with the weather. Something I never have much luck with. So I would recommend to pack a warm jacket. Otherwise it's a hidden piece of heaven. Off the beaten path. I travel the state in the power industry. And my girlfriend works in property management. So it's easy for us to see the care put into property. As I stated earlier zero complaints with place. Zero complaints with management. Thank you all for a extremely well done job.

LOVED IT
On the water with boat access to river, ocean. Nature at its finest with birds, fish and the sleepy nature of the river cant help but relax. The host was super helpful in his local knowledge of fishing and dining. The cottage has all you need +++, gas grill, fire pit, fish from the dock. Being able to bring along our 2 dogs was a key feature in our selection but with or without great accomodation to experience a slower pace.

Beautiful location, quite and great atmosphere for a nice retreat, great location to bring your boat and fish, or just fish from the doc located right out the back door, this will be a spot we will make sure to get to a few times a year, well worth the cheap price. Great restaurant and bars all within a 10 minute drive.

Brought a 22’ boat and fished most of the time. Caught mostly sharks and catfish Sebastian inlet is super close.... played pool one night at a place by Publix. Ate at Hiram’s. Great little getaway.

Wonderful view
