It felt like the focus was more on the restaurant than the accommodation. The staff seemed to have been unaware who was arriving so had to check. Said our rooms were not ready, even though we arrived after 5pm, but given alternatives. No mention of check out times or if breakfast was available, Expedia says they do breakfast at an extra cost? We had booked 2 rooms and first impression was nice décor. However one room had no toilet paper or sugar on the tea tray. I stayed in a family room, I had to move kettle to windowsill and put the extension lead on the single bed to use it as there was no socket nearby. One of the lamps did not switch on as it was not plugged in, had to take the lead over the single bed to do so after I tightening up the stand as it had come loose looked drunk. The bed had a wooden frame, the bottom end joints were loose and needed gluing. There were several empty and part used complimentary toiletries left in the shower from previous guests. My room was at the front of the property so overlooked the road, I personally had no problem with road noise as I am hearing impaired.
Okay there were some minor issues which had to be mentioned but the room and bed were clean and comfortable. I think we would stay here again because the issues did not bother us that much but needed to be mentioned so they can be put right. Although it may not necessarily be our first choice.

The pool was gorgeous. It was a bit tricky downloading the app on the phone to open the door. The app would just shut down and it took at least ten tries. Staff was wonderful. Helpful and kind. Dinner was average. I ordered a cauliflower steak which was good, but a very high price for just a large piece of cauliflower. The map to walk around the grounds was confusing and I ended up on the golf course, which didn’t make some
Of the golfers happy. Bed was one of the best I’ve ever slept in.

I stayed here for the Great North Run in September. The staff are dedicated, to the point of opening breakfast from 5am on the day of the Run for runners! Exemplary and very easy to walk to the centre of Durham.

Absolutely loved our stay at 40 Winks, the room was so beautiful with a gorgeous view of the Cathedral. It felt romantic, relaxing and special. Only a 5-10 minute walk to get to the main attractions and lots of food options. The staff couldn't have been more friendly and helpful, I would absolutely recommend this property to anyone staying in Durham.

The staff made our experience fabulous. Everyone we met was helpful, friendly and accommodating. I am disabled and needed to use a mobility scooter to get around, nothing was too much bother. The first room was difficult to access for me, we informed reception and were seamlessly and quickly moved to another room. The restaurants, expecially Fusion were amazing, the food was some of the best we have had! We celebrated our wedding anniversary and my husbands birthday, we were treated to a special desert and our room was decorated with rose petals, towel art and complimentary chocolates. I had read mixed reviews, however, our experience was first class. Yes some areas need touching up a little, having said that, the staff made our visit amazing. Due to medical conditions I didnt know if I would be able to use the spa facilties, Lilly to the rescue!! She escorted us to a different access point, where I was able to park my scooter much nearer, she checked I was able to access the hydrotherapy pool safely, this small act of kindness had an enormous impact on my wellbeing, she made such a difference, what lovely people they all are. Whatever they did, they did with a smile and genuinely cared. The only suggestion I have for improvement would be to have a sign in the car park asking guests using room facilities for events, to respect others by not drivng around the car park at speed or sit revving engines for over an hour, whist blocking access.
