Guests acknowledge this is natural. A skimmer, pool net, and robot vacuum are provided for light upkeep. The spa is a sitting spa only. It does not have jacuzzi-style jets, and the heating system protection mode under 36 degrees. For the safety of the pool equipment, pool heating is not available when outdoor temperatures fall below 40°F. During these conditions, the system enters freeze-protection mode, and the heater cannot be operated. This is a firm restriction and not an optional service. Any trash left behind at the property after check-out will incur a $250 fee. \-Furniture Policy: Guests are not permitted to move indoor or outdoor furniture from its original placement. If any furniture is moved and not returned to its original position before checkout, an additional fee will be charged to cover the time and effort required by our team to restore the setup. \-No possession of illegal narcotics on the property. Excessive noise will not be tolerated during these hours. There will be one warning then a $250 fine. We respect our neighbors and expect you to as well. \- No pets are allowed on the premises without prior permission from PMI Austin Metro. \- Any necessary extra cleaning due to excessive trash, pet hair, etc, will be subject to extra fees. This will be determined by any authorized employee of PMI Austin Metro. \- You will be fined $100 per hour for an unauthorized late check-out. \- After 7:00 PM any issues will be handled the following day. You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, spa, etc. \- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours. \- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages. \- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250. \- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property. \- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. Loved loved the pool, hot tub, outdoor recreation area. House is very open and conducive to hanging out with a large group. Bedrooms comfy. The area the house is in is a little bit far from downtown Austin and the surrounding area is okay, but not a lot of choices for food, etc in the immediate area. There is a train, but seriously was not a big deal. Unfortunately there was only one lounge chair available to us. The hot tub requires an app or something and none of us ever had the bandwidth to figure out. I do wish that part was easier- there was plenty of signage not to turn on the heat to the pool though. The location was good for the places we wanted to go- plenty of Ubers were always available. So the location was fantastic if you want to go to Congress Street, 6th St. and Rainey St. you are about 15 min away at most. The house was a quick drive to get downtown and just over an hour to check out San Antonio. The pool was incredible. Leaving here a little too sunkist. If you are sleeping in the bedroom in the pool house it will wake you up. There is a train that passes by, behind the the backyard fence, a couple times a day. The pool and spa were also amazing. The little problems we had were addressed immediately. The house was nice with great sized bedrooms and the pool was amazing!! On top of there being an extra bed in the pool house opening up the pool house for a little pool party was perfect. The kitchen had everything we needed to make dinner one night and between all of us, we still were all able to get ready comfortably sharing 4 bathrooms. Some reviews say that the train behind the house was a bother, we didn't notice it at all and even the girls in the pool house said they never really heard it. Also Uber rides were always like 5 minutes away anytime of the day and we were a short drive away from most things. Pool & hot tub cannot be heated at same time. No jets in hot tub. Pool cannot be heated above 80 degrees. Back yard lights not working. 3\. Make sure king bed in master bedroom has been repaired. We found it to be sagging in the middle & found the frame had been duck taped. Reported to host. 4\. Abandoned van parked in front of house. We paid dearly for a 3 night stay.
