Reserved apartment for a weekend getaway. Travelled up from West Mids, got to the apartment an hour b4 check in to be told the room wont be ready till 4pm! And the business was under “new management” therefore the building had been made available as a gesture to me n my friends to honour the booking! Clearly a lie as other people were occupying the building aswell. Anyways Was offered a room to crash in whilst the “new owner” - and cleaners worked to get the apartment ready for us. Finally checked into the apartment at 3:30. Burn marks on the flooring and broken tiles in the bathroom. Toilet seat broken unusable...had to make do as was told this isnt getting fixed! Broken shower and hot water kept running out. Was offered a second apartment for sole use of bathroom facilities but room was under refurb..not ideal! Dirty towels and bed sheets...then at time if payment the owner tried to charge me more than the price I had been quoted bearing in mind I had made the booking last year! Tried saying its a new business n different rates however when told its not my problem im not paying any more as I have been quoted a price already he backed down n accepted the original price...heaters were all hanging off the wall...as were plug sockets. no breakfast hamper as promised at time of booking over dated milk in fridge. Not enuff dishes Corridor constantly smelt of weed and “new owner” was hard to get hold of...absolute joke and a nightmare of an experience. Would like to see new refurb

Lots of potential
No breakfast, toilettries were provided. No key avialable on check in. A very pungent fragrence on the corridor. The mattress could do with changing and the cooker did not work, which because there were no pans and very little crockery. Situated in a really good place, even though the late night visit from the local constabulary was unexpected.

Worst hotel experience ever!
Firstly had the room cancelled because of a leak. So spent my day trying to sort out with Hotels.com to be told the room is sorted. Got to the apartments there was no one at the desk. Called a number on the desk they said walk into the room and the key is on the table. Asked me to send a photo of my drivers licence as proof of identity. When we got into the room the first thing which we noticed was the smell (damp smell). The bed was on the floor frame was broken. I went to the bathroom but the door handle was broken we had no privacy. There was only one towel between the two of us which I was repulsed by (who would want to use a towel if someone else used it even if its your other half!). The cabinet handles were broken, the stove top was rusted over, kitchen utensils were so stained and old if I carried out swab testing i’m sure I would have come back with all 99.9% of bacteria/viruses disinfectant claims it kills. Remove the blanket off the sofa and you’ll find a stained excuse of a sofa which I think they picked up from the side of the road. No batteries for the remote to Tv and a closet with no hangers. I noticed I did not see an iron. I called the concierge service and was told I’d receive one in 15 mins. 40 mins had gone by with no sign of an iron. Called again was told to go into the next room and I’ll find one, I didn’t find one on my wild goose chase. So my husband called and told him that this is ridiculous, the guy literally hung up on him!

Pots and pans looked old and shabby, handle on cupboard hanging off, door handle to the bathroom came off in my hand, only one towel to share between two of us and that wasn't clean (had make up on). Bed not what I expected, was too low it was like sleeping on just a mattress. Correspondence was good.

Do not book this it’s a scam
Disgusting, filthy carpet with vomit stains to greet you, kitchen falling apart, no cleaning products left by owners, bathroom is the cleanest place but the light doesn’t light up the bathroom and owner didn’t think to leave you any toilet roll. Bedroom is the biggest joke broken collapsed bed on one side the wardrobe looks like the leaning tower of pisa it was leaning towards me so bad I had to check the floor to see if there was a slope. Nothing like any of the pictures on the advert. When I spoke to owners about the fact we could not sleep on a broken bed and the carpet looked like it hadn’t been cleaned in 5 years and the fact no toilet rolls where left. I asked for them to explain themselves, their reply. “You don’t have to stay there if you don’t want to”. Well off course I couldn’t sleep or stay there but did they offer a full refund? No! all they offered was £50 back from the £140. So seems like a scam to me. Lucky for me Homes away gave me a full refund after giving them a call. So if this happened to you then defo report it to HomeAway as this nearly spoilt my weekend lucky for me a travel lodge was next door wasn’t the best of hotels but at least it was clean and I hope this review helps anyone not having their weekend spoilt by thinking of booking this Service apartment that looks nothing like any of the pics.

Great location, but other than that very disappointing. The flat smelt, the windows were filthy, heater was hanging off the wall, bare wiring hanging out of bedroom ceiling. There were minimal accessories e.g only one very small mug, no tea towels, no lamps etc. Breakfast was not provided as advertised just a couple of random sachets of jam left in the fridge. Lots of noise throughout the night from other tenants in the building. Has the potential to be a highly desirable accommodation but feels like the owners have somewhat given up. Shame!

As four 19 year old girls staying here for a training week we were disgusted with the condition and cleanliness of the room when we arrived. The first two girls in our party were intimidated and frightened by the manager so much so we didnt even stay here one night even though we had payed for the week. At 9pm at night we had to find another hotel. One of the girls took photos of the apartment, dirty bedding left on the floor, stains on the bedding that was on the bed, the kitchenette was dirty, cigarette burns in most of the furniture and the whole place smelled like a drug den!!! We haven't received a penny refund from Orchard & Avenue.

This property is impeccably well maintained and is by far the cleanest ive stayed in by far in the city Would have liked something to wash up the breakfast in the morning and requested 2 single beds(got a double) These are only minor things ,overall value for money Would stay again 👍👍

Apartment was not ready as promised and confrimed by expedia with company.waited 2 to 4 hours to get in. Was not given key till another 3hrs after calling them again and again. Drity rooms with stained carpets and burnt carpets .broken blinds.no toilet rolls either and asked for it hut none came. 4 hrs eclectics went off in aparment .its a joke . We stayed in g16 empire house bradford Broken cuboards broken shower head. There reviews are fake i think as i dnt belive ppl would give the 4 or 5 stars for crappy service and crappy apartments . #avoid# honest review.

There are many positives about the apartments - they're a good size, decent value for money, good amenities, centrally located and the welcome and communication from Mohammed beforehand was great - but there are many simple things that could be done to make the apartments even better. We booked a few apartments for a weekend and each one required some simple DIY tasks. For example, in my double deluxe apartment, the toilet seat was incredibly loose, the bathroom sink drain was pretty near blocked and water only very slowly ran out of the bath. Also one of the smoke alarms appeared to have been removed, presumably so a previous occupant could smoke, a load of linen washing was in our washing machine when we arrived (and remained there all weekend) and there was a hole (from someone's fist?!) in the wall of our bedroom.

One Night At The Orchard & Avenue
Good points: Staff were friendly and willing to assist us in any way they could. For instance, the heater wasn't working in one of our rooms (we had booked a 2-bed apartment), so the staff supplied a portable heater. The hotel is near the shopping complex and not too far from the Bradford Interchange. Bad Points: The apartment is not well maintained. There are scuff marks on the walls and there is a hole in the wall of one of the rooms. This is a shame because it can be seen that originally the apartment had a superb finish. Also, cleanliness was an issue. We had to ask for the beddings in both rooms to be changed as they weren't clean. Additionally, I think the hotel should standardise their check out time to 12 PM like most hotels as we felt a bit rushed for 11:00 AM. If the hotel can address these concerns then guests will have a very good experience rather than the mediocre experience we had.

Great place in Bradford city centre
Great welcome, fab apartment with separate bedroom, bathroom and living area/kitchen. 10 minute walk to the city centre and close to Forster Sq station. The breakfast options were an unexpected bonus as apartments such as these don't normally provide these in my experience so that was great. Could do with an oven glove or tea towel when using the oven but that's such a minor thing that could be improved. Would definitely stay here again as is a much better option than a hotel.

We stayed at Orchard & Avenue for 2 nights. The location and the property were excellent. The property was spotless and spacious and the extra touch with supplying bread, butter, milk, eggs, cereals and spreads was much appreciated. The manager was amazing to communicate with - he was very kind and helpful. We wouldn't hesitate staying at Orchard & Avenue again!

We had a wonderful stay at the orchard and avenue in Bradford. The manager was not about but was able to contact him and get all the details. Very nice friendly staff and perfect hospitality.

The initial welcome was non existent with just a text message with a door code. The milk was use by the first day of stay and both milk and butter were frozen in the fridge which wasn't working properly. Also no tea towel and only a few tea bags despite this being "bed and breakfast". However, my mother did receive a text to check things were okay and when she text back to say about the issues they resolved them quickly. The room was clean and comfortable and well placed for the train station, cathedral etc. A proper welcome for my 81 year old mum would have lead to me rating this property higher.

Just as goo as last time!
Stayed here May 2017 and again now in 2018. Helpful staff, comfortable, clean and great value. Even provided eggs with the breakfast this time around! No hesitation if you're looking for convenient surroundings and great value. It all looked so clean and modern it was hard to beleive the premises have been open for three years.
