Welcome to Madrid Río Suites, a collection of nine independent apartments of 40 m² located in the real Carabanchel. Just two minutes' walk from Urgel metro station and a stroll from the great Madrid Río park, here you have the perfect balance: the tranquillity and prices of a traditional neighbourhood, with the historic centre just 15 minutes away by metro.



Whether you're coming for work or travelling with family or friends, each apartment is a practical and complete refuge: fully equipped kitchen, air conditioning, your own washing machine, fast wifi connection and a comfortable area to work or dine.



No receptions or waiting: you arrive and go straight into your apartment.



THE SPACE



Each of our apartments has 40 m² that are completely private and well utilised, designed to accommodate up to four people in total comfort. We're not looking for ostentatious luxury, but real comfort and rest after a day exploring the city.



Living room and rest tailored to your needs: The main space is equipped with sturdy sofa beds and high-quality mattresses, chosen specifically to ensure a good night's sleep. The best thing about it is its versatility: we can configure them together or separately depending on how you're coming (as a couple, as a family with children, or friends who prefer to sleep separately). We hand over the house with all the bedding and towels ready.



Kitchen for everyday use: Completely separate from common areas and equipped for real cooking, not just getting by. It has a ceramic hob, microwave, fridge, coffee maker and all the necessary kitchenware.



Your own washing machine: It's inside your apartment, not in a shared laundry room, which is a tremendous relief if you're staying for several days.



Work and dining area: A table with chairs with good lighting where you can sit to work with your laptop, answer emails or dine peacefully.



Climate control: Air conditioning for Madrid's summer days and heating for winter.



The great plus: Parking. The building has a lift and a free parking space for you. If you're coming by car, this is the definitive reason why it will be worth your while staying here. Forget about the blue zone (SER) and paying a fortune in public car parks.



GUEST ACCESS



The entire 40 m² apartment is yours, with no shared areas.

Entry is 100% autonomous. A few days before your arrival, we'll send you clear and straightforward instructions so you can enter at your own pace from 15:00 onwards. Without having to coordinate schedules with us or collect keys anywhere else.



THE NEIGHBOURHOOD



We're in the Camino Viejo de Leganés area, in Carabanchel. This is real Madrid, the one that gets up early and lives on the street: the one with traditional bakeries, local markets and bars where a beer and a tapa still have a fair neighbourhood price.



Just outside the building entrance you have supermarkets, pharmacies, banks and shops for anything you might need. It's ideal for those days when you're paying centre prices at "tourist rates".



A 2-minute walk away you reach Madrid Río, the linear green lung of the Manzanares river. It's the best place in the city to go running, cycling, take the children to play areas or walk to the Matadero cultural centre.



It's a residential, quiet and safe neighbourhood. There's no late-night noise from the party zones in the historic centre. Here, at night, people sleep.



HOW TO GET AROUND



The connection to the centre is very quick and direct:



Metro: You have Urgel station (Line 5) a 2-minute walk away, and Oporto (Lines 5 and 6) very close by. Line 5 is wonderful because it takes you directly to La Latina or Plaza Mayor in 15 minutes, to Gran Vía/Callao in 20 minutes, and to Retiro Park in half an hour.



By Car: Being outside the city centre, you have very quick access to the M-30 and the southern motorways. If you're planning excursions around the Madrid region, Toledo or Segovia, getting in and out of the city is very convenient.



Airport: From Barajas it's about 30 minutes by car, or you can get there by metro (Line 8 to Nuevos Ministerios, change to Line 6 to Oporto, and one stop on Line 5).



HOUSE RULES



We want to guarantee good coexistence in the building, so we ask you to review these rules before booking:



Check-in times: From 15:00 onwards and until midnight. Check-out must be completed before 11:00.



Capacity: Maximum 4 guests per apartment (strictly those listed in the booking).



Smoking and Pets: Pets are not allowed and smoking is strictly prohibited inside the apartment.



Quiet hours: This is a residential building with neighbours, so parties and events are not permitted, and we ask for quiet from 22:00 onwards.



Privacy and security: For everyone's peace of mind, common areas are equipped with decibel monitors. They only measure noise levels automatically (they do not record sound or listen to conversations, your privacy is 100% guaranteed).
