The property is in a quiet residential neighborhood and the street dead ends to the harbor (just 2 houses away) and we are close to the beach, restaurants and shopping. In front of the house, you have a view of the bay. Just look the other way and you will see the ocean beach down the street. You are in the perfect spot.

As noted, this is a the upper level unit of a duplex and 1 secure parking spot in a shared 2-car garage. The garage is the only shared space and everything is very private and quiet with separate entrances.
* The city of Newport gives citations for noise complaints. Our neighbors are in very close proximity and even loud talking outside can be heard by the adjacent houses. Please keep noise to a minimum and our `zero noise` starts at 10 pm so if you are on the outdoor deck, please speak softly or retire indoors.

* Please turn down any music or TV audio to a reasonable level after 10 pm out of respect for the downstairs guests (we ask the same of them for your comfort).

* No smoking is allowed on the property. Vaping is only allowed on the outdoor deck, but not inside the house.

* No more than 6 guests are allowed which includes infants/children
