Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

All guest stays in Newport Beach subject to the city's 10% Transit Occupancy Tax (TOT).

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. Wonderful Spring Break!
My family had a fantastic time at this property! Very clean with all of the necessary beach amenities!!!! We loved the beach toys and bikes were so fun to ride all around Newport!!! Property management was super responsive and courteous!!! Overall, we had a great time!!

Great Experience in Newport Beach
Property was as advertised! Clean, Well Maintained, and lots of great sunsets. We could be on the sand in 50 steps. Be at the water in 75 yards. Numerous recreational supplies in garage. Kitchen fully stocked with cooking supplies and utensils. Good restaurants within walking distance. Property manager was ultra responsive, made things go away quickly. Looking forward to our next visit to the house.

AMAZING LOCATION
Just a short block away from the beach (you can literally see the sand from the front door), this little gem was a perfect staycation for a long weekend. We weren't ready to stay in a hotel just yet, so this was perfect. If you're at all concerned about cleanliness, look no further...it's pristine. The best is that the management office at Avant Stay responds immediately to any concerns. I was impressed.

If you want to be close to the beach and don’t care about foot traffic and people coming in from all over California walking past the house all day long than this is for you. Not really a clean place either

Exactly as the pictures and much more. Everything you need minus food was there. Wonderfuly decorated, cozy and quiet. Steps away was the calm waves of the Pacific, with outstanding sunsets. This is a must stay.
