Don't let the messy reception area fool you. This is a great place to stay in Kyoto! Fantastic proprietor, large clean room and comfortable beds. It's a great choice for a budget hotel and gives you everything you need for your stay.

This hotel was absolutely perfect for our family of five! Three teenage kids plus my wife and I but the room was definitely big enough for all of us. Perfect location, right in the heart of Kyoto. Plenty of good restaurants and shopping nearby. Staff at the hotel extremely pleasant and friendly. Would definitely stay here again

The room was spacious, had great amenities and it was an overall great experience! I would 100% stay there again. The room was overall very clean, though the floor could have been mopped a bit better, especially in the toilet room, I used some bleach wipes I had to spot clean so I didn’t call down to have them come address the issue. If you are traveling with family, especially kids, this is a great place to stay!

The check-in took a very long time which I am still puzzled why!
The picture of the hotel is very misleading. In expedia site, it gave the impression of beautiful green hills. In fact it’s location in city surrounded by buildings. Therefore, it’s kind of disappointing when I walked in the hotel because it’s not what I have expected.
I booked a room with a view( that’s what it looks in the picture). They intended to assign me a windowless room. I was glad that I checked the room before I moved in. And I insisted to have an outside window.
Other than the above, it’s an okay place to stay.
