Access to Solara Resort amenities. SUN RIDGE VILLA is the perfect home for you and your family to enjoy together. The house is a two-story home with 5 bedrooms, 4.5 bathrooms. When you walk into this property you instantly can see how spacious the house is. The first bedroom you will find is on the right and it has a big, King-sized bed in it with a flat screen TV. This master suite has the best bathroom in the entire house. It has a monstrous, walk in shower with a large vanity that has dual sinks. The toilet is situated in the corner by the linen closet. Continuing into the rest of the house on the main level you will find the beautiful kitchen that is open and houses a lovely island with seating for four. The island is perfect for cooking and entertaining you guests at the same time. The dining area overlooks into the patio and pool area where you can watch the kids swimming. The living room to the right has a modern couch set that is brand new and super comfy. The flat screen is accessible if your family wants to watch something on TV. There is also a pool bath on the main level that has access through a pool door, making it very easy for quick access. The pool patio has a large area where there is outside dining for 6\. The property has a pool and spa as well. As you go up onto the second level you will find an additional living room space as well as all of the other four bedrooms. To the right of the stairs you find the second master suite. The second master suite on the second level has a king sized bed, and a private bathroom ensuite. There are also two bedrooms upstairs, each that have two twin beds in each. POOL & SPA HEAT \* The cost to add on pool and spa heat is $30 a day (plus applicable state and county taxes) for your entire stay.\* COMMUNITY PARKING RULES: Solara Resort has a 5-car limit per-house Door Code 24/7 telephone access and 9am - 5pm Airbnb App \*\*\*\*\*\*\*MUST BE 25 YEARS OR OLDER TO BOOK\*\*\*\*\*\*\* GUEST RESPONSIBILITIES ♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge. ♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper). ♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards. ♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Bed linen and bath towels are not changed during your stay. The startup kit of hand soap, toilet tissue, paper towels, laundry soap, dish soap and trash bags are not replenished. 10\. Cleaning. Each reservation includes a home cleaning fee. Daily housekeeping is not provided and it is the responsibility of the guest to maintain the cleanliness of the home during the term of a stay. The pool and hot tub were clutch and the kids were in immediately upon arrival and any minute we would allow them. We requested the heat for the pool and hot-tub and it was ready to go upon arrival and worth the extra cost! The game room in the garage was fun for all ages. The downstairs kitchen/dining/living room was great for our group to all eat and entertain together. Rooms were all spacious and as expected. The only issue was with the lock on the sliding door missing a pin on one side and was leveraging a make-shift stopper. When this fell off, the property resolved first with a temporary solution and then sent someone to permanently fix. They were very responsive and communicative about the process. It’s very warm as AC is set at 74 permanently and becomes uncomfortable at night due to the home also not having any ceiling fans. The beds are also very uncomfortable as they seem to be the $300 specials that you would buy from a discount store. Those are personal opinions but I’d stay again. ##### Don F. Reviewer Comments: We have stayed at several rentals & understand the need for pool heat in winter. This rental was selected specifically because pool heat was “included”. We arrived Saturday night to an ice cold pool. It takes time for temps to come up, so we immediately reached out to management to either fix the pool heat fixed or move us to a different rental before we settled in. Sunday, still no response after multiple calls/emails. Monday, we finally received a canned email letting us know they “confirmed the heat was on” prior to our arrival and the heat pump only works from 8am-8pm & shuts off if temps drop below 56\. We were instructed to simply wait and sorry for the inconvenience. There’s no way the pool heat was on before we got there. Three days into vacation, on our own and still no pool heat, we discovered the breaker was tripped. By Thursday we were finally able to use the pool. Nobody ever called or stopped by to check on the situation after we informed them that we fixed the breaker. Overall, the house is in a great location w/plenty of room. Some things need attention: carpet/upholstery stains, burnt out lights, dusty baseboards, dried ‘drool’ on underside of comforter. If you plan to stay for any length of time, bring cleaning spray, hot pads, salt & pepper, dishcloth, dishwasher tablets, laundry soap, coffee & #4 cone shaped coffee filters, toilet tissue, paper towels, pool towels, garbage bags, ice, insulated drink cups. I purchased cutting mats & brought my own chefs knife. Instacart delivers, groceries are not far away. There were small ants in the kitchen near the coffeemaker, not entirely unexpected for Florida. Resort clubhouse & pool were nice and we used that option until our pool was usable. Note there is very little sun on pool deck. Reservation & check in/out was easy. Several light bulbs were burnt out and there were no working outside front lights. The water/ice in fridge don't work and the spa/hot tub never got warm..the pool was warmer than the spa when running. We did kill a couple cockroaches while we were there. My husband had to re attach the dryer hose as it wasn't hooked up. The rooms and beds were all nice, just couldn't see anything in rooms due to poor lighting. The shower pressure in the upstairs master was non-existent but all others was great. Overall it wasn't a horrible stay but things definitely need to be addressed to make it better. ##### Sarah E. It was clean and comfortable, and the roominess is spectacular. Florida Spirit Vacations has been good to work with regarding a credit we had from 2020, and communication has been good overall. Our only disappointment was the pool and spa seemed really cold. We even called Florida spirit on the first day of our stay to request the heat be turned on. It cost is $113.50 for the pool/spa heat and it never warmed up. I reported it, and they had their pool guy supposedly come check the temp manually, which he said was fine. It wasn’t. When I asked for a refund they said they couldn’t do that due to their policy. Anyway, we would have loved to have seen those temp gauges ourselves because there’s no way the water was 85 in the pool and 102 in the spa. Other things to be noted might be that there’s absolutely no extra kitchen supplies (foil, salt, coffee filters, etc), so be sure and bring your own. ### 10/10 Excellent #### Perchelle G. There were a few things that could have made our stay a little easier... Ceiling fans w/overhead lights since the lighting is very low and stuffy without a ceiling fan. We used the floor fan that was in the closet but since there wasn't a table (and chair) in the first floor bedroom we had to tilt it to get the air up higher for us. I don't think there were fans available in the other rooms. My mom brought her own but she does that anyways. Also need more towel hangers/hooks in the bathrooms but also 1 washcloth and 1 hand towel for a WEEK is not enough--we managed with the 2 bath towels ok but since there weren't any floor mats, we had to use a towel for that. Also need some potholders in the kitchen along with a kitchen wash cloth. I ended up using the "extra" face cloth from the 1/2 bath all week--ended up buying sponges. It would be helpful to have known which type of coffee filters it takes. Of course I brought the wrong ones. We managed but a simple note in the descriptions someplace could've made a daily thing a little easier. We were very comfortable on the beds, the water pressure was awesome and we enjoyed the pool.& hot tub every night. We figured it out but a little note stating that the hot tub gets hot once the jets have run for a bit. The home was very clean, had plenty of glasses, mugs, etc. for us to use. It was easy to get to and although people are right next door on both sides, we only saw people on one side the whole time. No one in the back was a blessing too. We did make use of the community pool area for 1 of our days and it was wonderful, beautiful, and had a tiki bar not far from the home. We never got to use the game room equipment. So-overall I'd give it an 8 out of 10\. Just a few more things as noted would've pushed it to a 10 (more towels, table w/chair & fans or at least ceiling fans!)
