Access to Solara Resort amenities. SUN RIDGE VILLA is the perfect home for you and your family to enjoy together. The house is a two-story home with 5 bedrooms, 4.5 bathrooms. When you walk into this property you instantly can see how spacious the house is. The first bedroom you will find is on the right and it has a big, King-sized bed in it with a flat screen TV. This master suite has the best bathroom in the entire house. It has a monstrous, walk in shower with a large vanity that has dual sinks. The toilet is situated in the corner by the linen closet. Continuing into the rest of the house on the main level you will find the beautiful kitchen that is open and houses a lovely island with seating for four. The island is perfect for cooking and entertaining you guests at the same time. The dining area overlooks into the patio and pool area where you can watch the kids swimming. The living room to the right has a modern couch set that is brand new and super comfy. The flat screen is accessible if your family wants to watch something on TV. There is also a pool bath on the main level that has access through a pool door, making it very easy for quick access. The pool patio has a large area where there is outside dining for 6\. The property has a pool and spa as well. As you go up onto the second level you will find an additional living room space as well as all of the other four bedrooms. To the right of the stairs you find the second master suite. The second master suite on the second level has a king sized bed, and a private bathroom ensuite. There are also two bedrooms upstairs, each that have two twin beds in each. POOL & SPA HEAT \* The cost to add on pool and spa heat is $30 a day (plus applicable state and county taxes) for your entire stay.\* COMMUNITY PARKING RULES: Solara Resort has a 5-car limit per-house Door Code 24/7 telephone access and 9am - 5pm Airbnb App \*\*\*\*\*\*\*MUST BE 25 YEARS OR OLDER TO BOOK\*\*\*\*\*\*\* GUEST RESPONSIBILITIES ♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge. ♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper). ♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards. ♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Bed linen and bath towels are not changed during your stay. The startup kit of hand soap, toilet tissue, paper towels, laundry soap, dish soap and trash bags are not replenished. 10\. Cleaning. Each reservation includes a home cleaning fee. Daily housekeeping is not provided and it is the responsibility of the guest to maintain the cleanliness of the home during the term of a stay. The pool and hot tub were clutch and the kids were in immediately upon arrival and any minute we would allow them. We requested the heat for the pool and hot-tub and it was ready to go upon arrival and worth the extra cost! The game room in the garage was fun for all ages. The downstairs kitchen/dining/living room was great for our group to all eat and entertain together. Rooms were all spacious and as expected. The only issue was with the lock on the sliding door missing a pin on one side and was leveraging a make-shift stopper. When this fell off, the property resolved first with a temporary solution and then sent someone to permanently fix. They were very responsive and communicative about the process. The pool was cleaned on Wednesday as they mentioned it would. Pool was great bonus and easy distance to centre of the resort. Had one issue with patio door and management company fixed it immediately, couldnt have asked for more. Several light bulbs were burnt out and there were no working outside front lights. The water/ice in fridge don't work and the spa/hot tub never got warm..the pool was warmer than the spa when running. We did kill a couple cockroaches while we were there. My husband had to re attach the dryer hose as it wasn't hooked up. The rooms and beds were all nice, just couldn't see anything in rooms due to poor lighting. The shower pressure in the upstairs master was non-existent but all others was great. I emailed in advance of our stay to confirm that the pool and spa heater were fuctional and florida spirit rentals emailed me back that it was, however when we arrived at the property it was evident that it did not. We were willing to pay extra for a functional pool with heat, and it was the main reason we booked this rental. My disappointed children had to watch as neighboring kids on both sides of us used their pools with glee and we could not use ours because of the low pool temp (60 degrees). It hurt my heart as a parent. We called florida spirit multiple times to report the problem, including the first day when we arrived, and each time they lied again stating that "someone was coming to fix it" but no one ever showed up. We stayed for 6 days each with the same promise and same disappointment. If you want to be lied to and disappointed you should rent from florida spirit. Close to Disney, good bathrooms and bedrooms, beautiful kitchen. But the basic essentials need to be better. More towels. Dish soap and hand soap should be there. I understand buying our own toilet paper, but every single person that stays at this home should not need to buy a bottle of dish soap and bring towels from home. Needs upgraded kitchen utensils. Can opener didn't work lol. But besides that, it was awesome. It wasn’t maintained very well. It doesn’t have much of dishes and kitchenware for the number of people house can host. Owner and management put minimum cheap stuff to handle basic needs. There wasn’t enough towels and some other basic stuff for the hospitality. And furnitures are ok, not so fit for that resort home. On previous stay at the same resort on a different house, we had much fun and it was way better experience. We have been told heated pool will be ready. However, we couldn’t swim at all it was cold. We have reported several times to management but they didn’t do much about it. And on the last day told us it is because of weather. Great location and there was plenty of space for everyone to be comfortable. Having the pool and hot tub was a nice bonus. The property manager provided excellent instructions for everything. My only negative comments would be that the game room is not air conditioned and a bit warm for mid October. While starter dishwasher soap and paper towels are provided, no kitchen items are provided (like dish soap, salt and pepper, cooking spray) so bring your own if you plan to cook at all. Many of the rooms do not have overhead lights just lamps (not a huge deal - just a convenience thing when you are entering an unfamiliar place in the dark). This house was a very relaxing spot after coming back from SeaWorld and Disney. It seem like anyone used the resort pools and it made we had the whole pool to ourselves.
