Our wonderful stay in Chapel Saint Leonards
From booking to checking out Carl made it so easy for us. The cottage was clean and comfortable and had a lovely garden for our dogs to play and exercise. We will be staying again soon and we would highly recommend booking this property.

Great seaside cottage
Located in a quiet cul-de-sac this cottage is the perfect location to explore the surrounding villages and coastline. The garden is very spacious and was perfect for our dog. Overall standard of the house is very good but it does need a little bit of TLC to bring it up to excellent. Just a few minutes walk from the village centre where there are a good selection of shops and places to eat. Only criticism is that the volume on the TV has been pre set making it difficult to hear some programmes and the toilet seat upstairs does not fit correctly, however we thoroughly enjoyed our stay.

Nice bungalow needs a little TLC very clean bit out of the way but not a problem because I hired a mobile scooter for my mum and I was pleased that the owner keeped me up to date on everything because you have the wrong address for the property

Good stay shame about the maintainence
Great stay but with no seat on the upstairs toilet and a note saying one is on order is not good these days with 24hrs delivery and we saw several available in discount warehouses around the area. Also there was a large hole in the kitchen wall where a fan should have been, it did have a grate in the kitchen but otherwise was open to the strong winds that were about during our stay. This made the kitchen very cold. It would also help if there was a clear indication of what goes it what wheelie bin (as it is different to our area) separate bins inside might be an idea.

Very clean and ideally situated for village and beach. Unfortunately lack of communication from owner meant stress obtaining access to property. Thank goodness for help from the cleaner !!

Quiet cottage
Overall we enjoyed our stay at sunshine cottage. Check in instructions slightly misleading, as they say entry by front door, but back door keys in key safe. Cottage very clean. Quirky set up, with bathroom downstairs. The place needs a re-wire, and a better heating/ hot water system upgrade. I say that as an electrician for over 40 years. Nobody has single sockets everywhere with extension leads plugged in all over. Emersion heater kept us awake, also noisy fridge/ freezer. Heating set at wrong on / off times. Anyway moan over ! We loved the cottage, great place to stay. Everything handy within a short walk. Our dog Sam , enjoyed the garden. Overall good stay.

The perfect dog friendly cottage
Sunshine Cottage was perfect for a trip with our two dogs. The cottage was fresh and clean and the large garden was 100% secure. Location was great with a short walk to the beach or lovely countryside. Local shops, takeaways and dog friendly bars and restaurants plus the new North Sea Observatory made for a perfect weekend. Will definitely book again.

Gorgeous UK break
This was a lovely break in a lovely spacious property. Loads of room and the garden is huge. Only a short walk to the beach. My only criticism would be that it didn’t say anywhere that we would have to pay for electricity separately. Due to Covid we were asked to take our own bedding, including duvets. This was a huge problem for us as we didn’t have enough space in the car to fit three duvets / pillows in. (There was no price reduction for this either). The advert says tea/ coffee etc provided so we didn’t take any with us, but only two tea bags were provided.

After a five hour drive to the address and no reply to e mails or phone calls to the owner, we were told by Owners Direct after desperately phoning them , that the address was 1 Beach Avenue ! After 45 mins up and down beech Avenue and asking a resident we realised there wasn’t A number 1 Beach Avenue ! We contacted Owners Direct who are a London based company and they talked to us like we was stupid ! To cut a very long and heated story short the CORRECT address was 5 Tyler’s Close 😡😡😡 We were extremely desperate as we were also trying to contact the owner Carl Axon (a nice and helpful man) for address and key code to enter property. This should have been supplied before hand. Apparently he works over seas ! I recommend IF you book this lovely peaceful clean property make sure you get ALL the information and Key code weeks before your booking date ! The Owners Direct company where bloody hopeless ! Deal with the owner direct if you can reach him ? Carl was very confused about the wrong address we had been given and also confused ! It didn’t start the holiday break very well at all.The property is very nice , but the picture of the house is outdated ( blue garage door is now white) my Top two Tips is to turn OFF the heating boiler switch (in the kitchen) in the night because you won’t get any sleep due to the noise of the boiler rumbling all bloody night ! And to control the hot water by the boost dial ! Don’t rely on the hot water timer clock ! Shower is over the bath (not in a cubicle as In description, But with all the above the house is nice,local to the shops and beach’s !

The property was nicely laid out
When we arrived at the address given we found it be association housing and not the property we were due to stay in. We tried to call the owner but the number listed didn’t work? Eventually through the use of the internet we found what might have been the property and headed there. We found it, the other side of the estate? We were not given a code for the key safe and had no way of accessing the key? Luckily my wife guessed the code by shear luck. We eventually received a response from the owner at 8.20pm a whole 5 hours after emailing him? The house was nice, very very cold and some of the furnishings were dirty and need of a clean. It was a lovely bungalow with a good garden space. Beds were a bit creaky and the hot water was hit and miss. But saying all the above we did enjoy our stay and made it a good week. Have emailed the owner with response ? Wouldn’t let the review put you off it’s a lovely area and the property was in good order with cooking and washing facilities.

Very pleasant
Very homely feel to the house. Comfortably sleeps 5 people without feeling like your all on top of each other. Lovely big garden for the dogs to run around and it is pet friendly as our dogs would find a way out. Overall a lovely holiday for all the family and we would definitely be booking again :-)

Beautiful, clean accommodation. Stunning garden! Set in a lovely, quiet location but not too far from the amenities. Just a bus ride to Ingoldmells and Skegness. Would highly recommend.

Very poor both cleanliness and furniture.
We found the property to be very poor in the amount of cleanliness. The cupboard and drawers in the kitchen need a thorough clean, the microwave and oven were both filthy. There was cob webs in every room. The two piece suite in the living room is filthy and the cushions did'nt even fit properly so totally uncomfortable. Non of the curtains are hung properly with hooks missing and could'nt be pulled properly. The beds were overused and had mattress toppers but were really uncomfortable being lumpy and the sheets had hairs on them!. The upstairs bathroom smelt absolutely foul at night for some reason. Maybe something to do with the cupboard housing the water tank which came on at night. And the bathroom downstairs had a couple of weeds growing up the side of the bath. Just to make things even worse somebody came into the back garden and cut the lawn when we was out one day. There was notes to ask us to put the bins in and out for the dustmen. Some body also put these out when we was out one day. And we was expected to top the electric up also. After paying what we think is a quite high price for this type of property and time of year i think this is a damn cheek. We was not sent the address so we had to contact the owner on the day of our holiday. So all in all not a very enjoyable holiday holiday. To be totally honest a very big disappointment. Perfect Home From Home holiday break
Stayed at the Sunshine Cottage at Chapel St Leonards over the Easter break. What a perfect weekend. The accommodation was superb the location was perfect and the garden was ideal. There was 5 of us plus small dog and there was more than enough room for us all. The garden was ideal so big and enclosed we did not have to worry about our dog getting out. It was about 5 - 10 minute work to the amenities and beach. The accommodation had everything and more it was literally home from home we could have easily stayed longer. Very welcoming. Would highly recommend and will definitely go back again.
