Located in a quiet, country neighborhood just outside Waco,
10 minutes away from Baylor, Magnolia and more! This farmhouse style cottage is fully equipped for a fun family getaway. Fire up the grill and enjoy complimentary s'mores, fireside conversations, and corn hole in the oversized, private backyard. Inside you will find games and toys for all ages with plenty of room to gather with family and friends. Cook your favorite meals in the well equipped kitchen and enjoy your morning coffee on us!

The Space-

Welcome to Sunny Side Cottage! The house offers privacy while being only minutes from 1-35. Parking is limited to the 3 spaces in the driveway and two directly in front of the house.

We can accommodate up to 6 guests and supply linens for the number listed on the reservation. Two bedrooms and two full baths will give you ample room to relax. The master bedroom has a king size bed. The second bedroom contains two twin beds. A queen size blowup mattress is available for more sleeping accommodations

The living room hosts a cozy couch and plenty of chairs for watching those your favorite shows. The hall closet is stocked with a big variety of games and puzzles.

The oversized, private backyard offers the perfect place for the kids to run. Fire up the grill and help yourself to the complimentary s’mores bar. (Roasting sticks are kept inside a kitchen drawer.) Or you can toss bags into our corn hole game or stretch out on our hammock under the big trees. Patio lights stretch across the comp fire area.

We do have a single camera located in the front to alert us of all packages delivered to the house with supplies for guests.

Excellent site for Family and Baylor

Quick overnight trip

We drove up and met our daughter for dinner. Had a short stay. It was perfect for us with 2 bedrooms/2 baths. We appreciate Erin working with our travel plans!

This was a great property, perfect for our family trip to Waco. The house is very cute, clean, and comfortable. The neighborhood was quiet and no heavy traffic, only a 10 min drive to downtown Waco. I had a couple time conflicts with booking and Erin was so quick to respond and very accommodating. 5 star experience! Thank you, Erin!

Perfect!

The listing was spot on and everything was fantastic. The house was the perfect size and layout of our family, everything was spotless and cute! I only wish we'd gotten in sooner and stayed more to enjoy it. My kiddos loved that there were toys for them, I loved that I didn't have to make the house spotless before the cleaners came like so many listings. Overall fantastic and we'll stay again if we make the trip again!

Very nice little home

The home was very clean. Little amenities placed in kitchen and bathrooms making this home very cozy. Neighborhood was quiet. We very much enjoyed our girls weekend in Waco. Only note is there is no cancelation policy for refund once booked. I didn't see that info listed anywhere, but I could have overlooked it. But gave 5 stars as this did not apply to us.

Slugs, Snails and Watered Trails into Sunshine

My family had to start our travels earlier than planned in attempt to out drive developing storms.I asked Erin for an earlier check-in and it was granted.Upon entrance, there was a personalized sign to welcome us, which helped me forget my wetness and weary. The location is what my family considers country! For us, that meant a bit of a retreat. The rain brought some crawlers out that had us carefully looking down to stop causing massacres. We preferred to observe but Erin knows the property and provides spray for drastic intervention.The home is lovely for a family retreat. I believe it would work best for a family consisting of a couple and 2 children. Those were not our dynamics but we enjoyed with hearing only a few complaints that were mostly based on personal medical needs.In truth, where Erin lacked was in telling us how much was being provided for comfort!We didn't fully realize until it was time to go.When traveling, certain key items like scissors get forgotten. There were some in the drawer along with, chip clip, can opener, grilling utensils and a fully stocked kitchen that featured a few clutch seasonings. Erin asks that you was your dishes before you leave but also provided disposable plates, cups and utensil for those times when you'd rather not.The fridge had instruction for the property and wifi, however, Erin is very responsive. We were here for Esports and my player said the internet in this location was better than expected. Will return!
