Lovely grounds (I don't play golf); decent room and food. Room wasn't particularly clean upon arrival, and car park is very far from reception, and has very few space

Strong smell in the room where we were staying as it was above the kitchen. The room itself was large and comfortable. The place requires full refurbishment, it is very tired and uninvitiing, it felt dump in our room. The breakfast was incredibly limited. It was self service but there was no information provided on the way it was suppose to work. Logistics of it have nkt been perfected. Smalk room with squasged offerring, nothing printed anywhere to tell you what yiur options are, lastried randomly turning up when people had just the toast and tea. We had to have breakfast elsewhere and did not bother at this place after two days of such exoerience. We had to tell guests how to help themselves as some thought that it was a table service. Given it's a pub with a kitchen, they should consider serving better breakfast and charge for it, rather than include in room price and provide a bare minimum. The tables at brekfast time were not even cleaned from the night before with wet rings from the glassware. Overall a dissapointing experience as a b&b.

The house was in a lovely setting, and communication for directions were terrific. Would stay again if in Cornwall.
