The apartment measures 110 m2 and consists of two bedrooms, one with a double bed (1.60 x 2.00 m) and the other with two single beds (0.90 x 2.00 m), a bathroom with a shower, a living room with a dining table, a kitchen, a balcony, and private parking. It is equipped with air conditioning in both bedrooms, a refrigerator and freezer, a washing machine, dryer, stove, oven, microwave, and other utensils, as well as bed linens, towels, Wi-Fi (200 Mbps), a TV with international channels, and other amenities to ensure a pleasant and relaxing stay. LOCATION The property is in a residential building in the village of Ponta do Sol, where there are many restaurants and cafes. Ponta do Sol is located in the southwestern part of the island, which has the best weather conditions in Madeira. A few kilometres away there are stunning cliffs, mountains and Laurissilva forest for nature lovers and hikers. Nearby you can enjoy many outdoor activities such as hiking, paragliding, mountain biking, surfing, fishing and other nautical activities. Less than 200 m away there is a supermarket, a restaurant and a cafe, but within 400 m there are other restaurants, cafes and bars. The John dos Passos Cultural Center is 350 m away and Ponta do Sol beach is 450 m away. The property has easy access to the major roads. REMARKS A car is recommended, but there are bus stops and a taxi stand nearby. The accommodation is in a residential area, but there is potential for noise from motorbikes and cars driving in a nearby street and barking dogs in the neighbourhood, mainly during the day if the windows are open. We ask that all guests keep food well-packed, so as to limit attracting insects given the island climate. Cleaning is done before guests check in and there is a weekly maintenance cleaning, which includes the change of bed linen and towels. The increase in the number of guests implies a price increase of up to 10% per person. CONDITIONS 1\. Parties or behaviour that disturb the peace and well-being of neighbours are not allowed, especially between 10 pm and 8 am when neighbourhood noise is prohibited. 2\. An online check-in form will be sent to collect essential identification data for check-in, arrival time and means of transport, which must be submitted by guests at least two days before arrival. 3\. Guests must agree the check-in time at least two days before arrival and the waiting time is 60 minutes, after which a new time can be scheduled according to our availability. 4\. Guests may be required to present identification upon arrival and provide missing identification details to comply with legal requirements. 5\. Any malfunctions, incidents or faults in the initial cleaning must be reported as soon as they are detected so that they can be checked and addressed in a timely manner during the stay. Issues reported late for the sole purpose of obtaining a refund will not be considered. 6\.
