Very nice property with modern rooms and appliances. Very minimalist clever design for storage usage. The property is in the heart of the Grafton area so it’s close to just about everything. There is a lot of traffic until later in the evening and people on staff were very helpful. THE STUDIOS ARE VERY HARD TO FIND. But if you find the Bruxelles pub, and stand next to the Phil Lynott statue, turn around and look directly across the street it is right next to McDaid’s pub on the left hand side is a door into the studios. Of course the door does not Say Grafton St., Studios, it took us half an hour to figure out how to get in the door and which door it was. We finally called and they told us to look for the door that says “CITYBREAK APARTMENTS “. That’s the entry. Do not be concerned that this is such a high traffic and noisy area. The studios have air-conditioning and double pane windows that shut out virtually all the sound. This was very nice.

Expedia says there is a gym and swimming pool here which was my main reason for booking but neither of these areas are open yet and the hotel does not make this explicitly clear. Whilst the staff were very nice it seemed a little disorganised at the front desk and had a whiff of someone opening their first hotel. For the price the level of service is not quite there yet. Cleanliness was first rate. The opaqueness over the spa and pool opening though is unforgivable for a hotel in this bracket
