The Royal Suite has a combination of Elegance and Comfort.

The Royal Suite is a newer, beautifully laid out open concept main floor Villa that is part of a duplex with an identical suite located directly above it. The location is perfect, situated between Holiday Valley and downtown Ellicottville.1/2 mile to the main light in the village and .7 miles to Holiday Valley. The layout is very comfortable for everyone wanting to be together while sitting by the fireplace with a nice glass of wine, cooking in the kitchen, or having a great meal at the dining room table. All you have to do is simply look out the windows and enjoy the lights of the slopes at Holiday Valley in the evening. Also over in the corner next to the French doors is a Beautiful Bar with 4 very comfortable stools to enjoy your favorite drink or talk about all the wonderful memories you are creating in Ellicottville. Enjoy the view from the living Room Windows and watch the skiers glide down Holiday Valley's "Sunrise" Slope. The Royal Suite has 3 bedrooms with a total of 5 beds that sleeps a total of 8. There is the capacity for 2 more guests if you decide to use the Queen sleeper sofa in the Living Room. Please bring your own bedding for the sleeper sofa if you are utilizing it for an added sleeping area. The Royal Master has a King Sleigh bed. The Royal Comfy Room has a Queen size bed also and the Royal Family room has a twin/twin bunk and 1 queen-size bed. There are 2 good size full bathrooms. One in the Master Suite and the other just off the Dining Area. It has a full-size Washer and Dryer for your Convenience. Just beyond the French Doors, there is a Covered deck that has a table that sits 6 to enjoy snow rain, or shine. A Weber Grill is located on the Deck as well. There is Large beautiful concrete and stone Firepit with 8 Amish-made Adirondack Chairs to enjoy on those cozy nights. Ellicottville is such a very special place whether it be Winter Spring Summer Or Fall. We are sure that you will make beautiful Memories and we so are looking forward to you making them while being our guests in the Royal Suite. In case there is a power outage this property is equipped with a whole house generator assuring you we are making every effort you will never be without electricity.

The backyard is sizeable and private, giving you lots of room for outdoor fun and games. There is a generously sized fire pit ( bring your own wood please ) to enjoy all evening. The backyard and firepit are shared with guests in the Crown Suite above you ( property # 1896726 ). The entire house can be rented for your larger group ( max. 17 guests ) under property # 2594026, the Crown and Royal House. There is also a shared shed. Your side will fit a couple of bikes, skis, etc. Please bring a padlock if you would like to lock your things in it. We also have available another 5 bedrooms, 3 full bath homes a couple of hundred feet away for larger groups yet called the Chateau Clark ( property # 1911504 ).

The Location is Fabulous!!! There is a very calm feel to looking at the Country view in the backyard though you are only 1/2 mile to the main light in the village and 3/4 mile to the main lodge at Holiday Valley.

Royal Suite

Spent a summer weekend enjoying all Ellicottville has to offer. House location as perfect - easy .5 mile walk into town to enjoy drinks and food and more drinks! Great options to choose from! Rock city state park had some great places to hike. House was perfect for three couples. Really enjoyed the fire pit and big dining room table to play cards and games. Back yard is very private and plenty of parking. Highly recommend. No ocean view though might want to adjust the listing

Fantastic Location

Great place to stay - so close to the ski resort and downtown! My husband and I brought our two teenagers and their friends and there was plenty of space for all. Would definitely rent again!

Winter break snowboarding vacation

We had a great time staying at the Royal Suite on our winter vacation. It's a quick drive to the slopes and this house was very comfortable to warm up after a day of skiing/snowboarding. Very clean and comfortable and the owners were great with communicating.

Great Western NY getaway

We traveled to western NYS to do some motorcycle riding in a new area, Daryl was very accommodating, and responded to any questions we had very quickly. The house was extremely clean, and in a great area. It was a wonderful week!

Wonderful weather

The property is nestled up against a field and away from the main road. Conveniently located to Ellicottville. We were entertained by the local deer each evening. The house has everything you need! Summer was a great time to visit.

Comfy stay

The location of this rental was perfect for us. We were at Holiday Valley within minutes to ski. In the evenings it only took a minute to get into town to eat/shop. The rental was clean, cozy and easy to get into too. The couple questions I had were immediately answered via text. We would rent this unit again. We thought the price was reasonable as well.

Great Locatiin

The unit is minutes away from the mountain. The only thing that we did not understand was that it is a duplex, so there were people staying above us. It could get a little noisy from time to time however, the owners addressed our issue! overall we were very happy, and would come back again!

Family reunion

The property was great. It was beautiful and comfortable. We spent most of our time on the deck, in the backyard and around the fire pit. The location was perfect. We walked to the shops every day. The hosts were immediately responsive and TRULY went above and beyond for us. I can’t say enough good things about them. This will definitely be our new home away from home in Ellicottville.

Presidents week

We stayed for two nights with the main purpose of skiing. Good proximity to town and slopes. Fortunately didn’t have to spend much time here because it was cramped. TV in bedrooms helped with space. We only had 8 people but it was tight. Not enough seating in main room for everyone to be together and watch tv. Home was clean.

It was a great spot and location but although I told the owner that there would be children, I received a message about noise. It’s very difficult to keep small children quiet in the morning. I really don’t believe it was excessive, so I was disappointed that something was said.

Daryl was great to work with. He was very responsive. All details of the stay were throughly communicated. The place was in great condition and we had everything we needed. Loved the fire pit and chair set up outside. It was a perfect location. Short walk to town.
