### Tree Tops Water Front Soldiers Point- First Floor

Situated at Soldiers Point, Port Stephens with 2 bedrooms accommodating up to 4 guests, this amazing first floor property is ideal for a small family or 2 couples.   
  
Holiday on the water's edge of Sunset Beach Soldiers Point in this beautifully renovated and refurbished first floor apartment style property with private entrance. Sit back, relax and enjoy the tranquil ambiance in this picturesque waterfront setting.   
  
Offering everything you need for your next holiday with stunning views of the sparkling water, surrounding nature reserve and gorgeous sunsets visible all year round. Take an easy walk to Sunset Beach or the Marina for a bite to eat or drink, or simply take in the views from your balcony whilst enjoying the sunset or alfresco meal. You will find It's the perfect way to unwind and relax and recharge your batteries.  
  
Tree Tops (first level) - sleeps up to 4 guests  
Bedroom 1 - Queen bed with air-conditioning, built in robes, balcony access and ensuite with freestanding bathtub, shower and toilet, plus hair dryer  
Bedroom 2 - 2 King Single beds, built in robes and air-conditioning   
Bathroom - Shower and toilet, plus hair dryer  
  
Living and Entertainment Space  
Relax in comfort in the fabulous open plan kitchen, dining and lounge area with Smart TV and air-conditioning.  
The contemporary open plan kitchen is fully equipped and has a dishwasher, oven, cooktop, microwave and full sized fridge/freezer and Virtuoso Nespresso Machine (pods included).   
The kitchen/living/dining space opens out onto the spacious balcony with BBQ, lounge and outdoor dining space overlooking the water and reserve

To ensure the comfort of our guests and neighbours, we do not accept bookings for 'Schoolies' breaks/under 21yrs groups and under no circumstances do we allow parties of any sort.  
  
Kindly note a deposit of 50% AUD of total amount will be charged at time of confirmation. An option of direct deposit and credit card is offered.   
  
A $500.00 Security Deposit (PRE-Authorisation) IS TO BE Held. The bond will be processed prior to arrival. We only accept Mastercard or Visa.   
  
You can check in anytime between the hours of 3PM and 5PM on Weekdays. On weekdays after-hours, weekends and public holidays there is an afterhours check-in service. If you require this service, please inform one of the members at LJ Hooker Nelson Bay prior to your day of arrival.   
  
Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed on our website which will be sent to you in your booking confirmation email. This property is a holiday rental, it is not a principal place of residence.  
  
Terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you.  
  
The guests limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests you must advise us in writing prior to your stay and ensure you receive written permission.   
  
If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property Immediately with no refund of monies including security deposit. Noise audible outside the property is prohibited between 10:00 PM and 8.00 AM.  
  
Note: Cancellation policy is as per LJ Hooker Nelson Bay website. No Schoolies or Party Bookings.
