The suite is plenty roomy for a couple- king bed, bathroom with double sinks, and a separate kitchenette / sitting room / closet. One of the best VRBOs we have stayed in over the years."

"Jason's carriage house is perfect for a couple looking to explore all nashville has to offer. Walking distance to great restaurants, extremely quick uber to Broadway. Loved the place. We come to Nashville about once a year and I will look at availability on this property first before anything else moving forward!"

"My family and I had a wonderful time during our stay. The place was very nice, clean and working. I will say the sofa sleeper could use a thicker mattress. You can feel the edge of the couch if facing the TV, and during the colder months, The bedrooms coulde use a small heater. Gets a little chilly. The view of the river is so peaceful. Overall, I would definitely recommend staying here! If I'm ever back in Nashville, I'd like to stay again!"

"A really cute place. Two beds, a kitchen table, a sofa and recliner facing a large screen tv (we never used it) and a good sized bathroom. Plenty of room for the two of us! The grounds are beautiful - we walked them when we were home before dark. Plenty of restaurants and stores nearby. We spent our days in Nashville and our nights in a quiet place. It really felt like home!"

"This was the perfect stay for my husband and I. So close to everything in 12 South. The guesthouse was clean and spacious. The bed was the only negative. It squeaked and creaked. I would recommend replacing the bed frame etc with something smaller. But it was comfortable anyway. Would recommend. 12 South is excellent location for trip to Nashville "

"We were in town visiting my daughter. This location served our puposes and was in a convenient area. The hosts were very accommodating when i had to change my booking from including a pet to not having one as I ended up javing a sitter for him. All in all, i recommend this location for your future travel plans."

"So enjoyed our stay! So clean and well stocked. Had everything we needed. We wanted somewhere out a little to enjoy the leaves and "the country" but not too far away from things. Quick drive from Leipers Fork and Franklin. Beautiful setting but also a great t.v. for at night. Will definitely go back!!"

"I was solo traveling for business to Nashville, and this listing was a 4 min walk to my desired destination. Walkable to Kroger and Mapco gas station, as well as various restaurants and bars. The studio is cozy. I wouldn't try to fit more than 2 people. Neighborhood is nice and there's lots of places to go for walks/jogs. I was traveling with my pup, and this listing accommodates pets for a small fee. Totally worth the money. Would stay here again, and I likely will!"

We found it quite noisy as we backed on the lane where trucks came and emptied dumpsters before 7 am, as well as the very near and busy fire department. Guess that’s downtown living! The property is clean and well run. Instructions for check in and check out were very good. Would definitely make a second stay. "
