This homes is 1300+ square feet of peaceful and comfortable living space. Take advantage of the convenient location only 15-20 minute walk or 3 minute drive to shopping on Sherman Ave and McEuen Park. HOUSE RULES - PLEASE READ BEFORE BOOKING/STAYING \*We have the biggest heart for pets and would love to welcome them into our home; however, I (the homeowner) am EXTREMELY allergic to pet hair and dander. So, it is with great regret that ABSOLUTELY CAN NOT ALLOW PETS. \*Both bedrooms are located upstairs and the stairs are steep. 1\. Maximum Occupancy: 6 guests. No unregistered guests, parties, or events allowed. We kindly ask that no one sleeps on the couch or in the common areas. Extra guest charges may apply. Thank you for respecting this limit. 2\. Check-in/Check-out: Check-in is at 4:00 and check-out is at 10:00\. • Check-in time is firm. We do not allow early check-in unless you are notified that the home is ready. • Late check-outs must be approved in advance. Unauthorized late check-outs may incur additional fees. 3\. Quiet Hours: Please observe quiet hours from 10pm to 7:00am. 4\. No Smoking: Smoking or vaping is not permitted inside the home. Violations will result in a $600 smoke odor removal fee. 5\. No Pets: Pets are not allowed unless approved in advance. 6\. Towels & Linens: Please do not use white towels at the beach or for any cleaning. Beach towels are provided for your convenience. Damaged or stained linens may be subject to replacement fees. 7\. Do Not Remove Items: Please do not take any items from the home, including decor, kitchenware, towels, or pantry goods. Inventory is taken after each stay, and guests will be charged for missing or damaged items. 8\. Furniture & Decor: Do not move furniture or take indoor furniture outdoors. Please do not water or rearrange houseplants or decor. 9\. Kitchen Use: Use only non-metal utensils on nonstick cookware. Do not place wooden or specialty items in the dishwasher. Do not or put culinary knives or pots and pans in the dishwasher. 10\. Toilets: Only flush toilet paper…no wipes, paper towels, or hygiene products, even if labeled flushable. 11\. Electronics: Do not tamper with wiring, remotes, or settings. If you log into your own streaming accounts, please log out before departure. 12\. Safety: Lock doors and windows when leaving. No open flames or candles indoors. 13\. Parking: Use designated parking areas only. Do not park on grass or landscaped areas. 14\. Before You Leave: • Start a load of used towels or sheets on a deep load setting. • Turn off all lights. • Return remotes and items to their original locations. Outdoor living: Fully fenced backyard. BBQ Grill Barbecue Use & Safety We’re happy to provide a barbecue for your enjoyment! For safety and cleanliness, please follow these guidelines: Safety First: • Use only in a well-ventilated outdoor area, not under overhangs or near the house. • Never leave the grill unattended. • Keep children and pets at a safe distance. • Use proper grilling utensils and handle with care. • Do not use during high winds or local fire bans (we’ll let you know if one is in effect). • Turn off the propane valve (or fuel source) and allow the grill to fully cool after use. Cleaning Instructions: • Once cool, clean the grates with the provided grill brush. • Dispose of any used foil or food scraps in the trash. • Check and empty the grease trap if needed (cleaning supplies are available under the sink or in the utility area). If the grill is not working properly or you notice anything unusual (like a gas smell), please do not use it. Kitchen: Fully equipped kitchen, pots and pans, dishwasher, silverware, glasses, serving dishes and utensils, coffee maker, toaster, installs, spices. General: Wi-Fi, washer/dryer, laundry detergent, fabric softener, forced air heating, air conditioning, complementary toiletries, hairdryer. Parking: Street parking in front of home. Nearby: Grocery - Safeway, Pilgrims Natural Market and Trader Joe's Medical - Kootenai Medical Center Airport- Spokane International Airport Other things to note: Hiking and biking trails located within minutes/miles of home. Boat launch close. McEuen Park is a 15 walk or short drive. This beautiful park boasts the city’s largest playground, a colorful splash pad, tennis\\pickle ball court, Basketball court, Avista pavilion, restrooms, ice-skating rink in the winter, and a 4-acre grassy area with room to hold events. This park also hosts a boat launch, a trail head for Tubbs Hill. I guess with it being built long ago there were not codes for stairs. The stairs going up to the bedrooms were so steep and shallow that one could put their hands on the steps to climb them. Being older, we were challenged getting up and down them so chose to keep our luggage downstairs which is where the full bathroom was located. We did not cook so I didn’t check out how it was equipped. The beds were okay but the pillows were not comfortable for us. It was conveniently located and close to everything. The owners were prompt, responding in minutes and so kind! The home was very clean with a stocked kitchen with all the necessary cooking and baking needs. It is perfect for a small family stay either to sight see or stay in and relax.
