This stunning home, designed and built for the Rolling River Holidays Vacation Collection, has the unique ability to transform your mood the moment you walk through the door. Once inside, you are immediately at ease; prodded to take a deep breath and relax. The living room, kitchen and dining room are designed with large windows and glass doors to take advantage of the stunning Blue Ridge Mountain views and the rolling farmland. The large, fully equipped kitchen has all the amenities guests need for everything from intimate, romantic dinners to feeding the whole gang. Things like a Kitchenaid, blender, spices, pots and pans, utensils, serving platters (including a turkey platter for the holidays!), etc make everything from filet mignon to birthday cakes a breeze. The oversized, wooden dining table seats 8 generously, while the four barstools keep your sous-chef close at hand to help. The exclusive master suite is accessed by a private staircase, which quickly takes you from the public spaces to your own quiet retreat. The suite includes a sitting area with TV and bookshelf, a walk in closet (so you can unpack and feel like you are at home, not merely a visitor), a full bathroom with shower, extra deep, double soaker tub, and a double sink vanity. The bedroom has a signature Rolling River Holidays window seat (12 feet for lots of good conversations), and a bird's-eye deck taking in the near view of horses grazing, and the distant vista of grapes ripening on the vine. The king size bed guarantees a good night sleep, especially after hectic travel days. On the main floor, down a hall and around the corner to ensure quiet and privacy, is the second Master suite. It has the same peaceful views as upstairs, a walk in closet, full bathroom and sitting area. The third bedroom, on the ground floor which serves as a walk out basement, has two queen beds and a full bath. The ground floor is also where you find a secondary kitchen, a large media area, a recreation area with ping-pong and foosball, as well as the doors to the small patio with seating. The iconic, wrap-around deck terminates in the well-loved sitting area off the living room. Furnished with two outdoor couches, there is plenty of room for everyone to gather for whatever brings you together: coffee, drinks, appetizers, stories, laughter...and all with the sound of church bells ringing on the hour. Not much missing here!
St. Anne's Cottage is a pet friendly property so don't leave your furry friends at home! A $25 per pet per night fee applies, payable directly to management on arrival.

A beautiful home to immerse in peace. The architecture and layout is brilliant with light and space. A top floor master with a viewing deck, spacious walkin closet, master bath with soaking tub, and sitting area. First floor master is quietly located away from living area with equally large closet and lovely bathroom. We never used the lower floor space which had beds for 4 and its own kitchen and gameroom. The furniture is wonderfully chosen with lovely decorative appointments and wall hangings. So appreciated the great books in the bookcases throughout the home. The neighbors are a delight. Met Theo and his family including Harold the friendly dog. Sunrises, evening relaxation on the decks, walking to Christendom College campus and visiting Capstone Vineyards for wine-tasting were highlights of our visit.
We had to leave a previous VRBO home within 45mins of arriving, and Grace not only accepted our booking at this property within 12hrs but also allowed us to checkin 3hrs early! Very clean, spacious, and has amazing views of the surrounding mountains and cows. Would stay again.
My husband and I chose this property due to its proximity to the north entrance of Shenandoah Park, and then it rained all week:( Luckily the spa-like bathrooms, comfy beds, window benches peering over the nearby farm, books galores, and well-appointed kitchen delivered the peaceful respite we were looking for.

We loved our stay at St. Anne's. The home is beautifully maintained and decorated and there is plenty of space for everyone. To have three large bedrooms, all ensuite is a real plus. We tended to gather around the kitchen table and take in the tranquil pastoral view. The hosts were gracious and accommodating. We hope to go back!
This house was beautiful with gorgeous scenery surrounding it. It was a perfect location and setup for 3 couples who stayed for a long weekend away visiting wineries and breweries.
We had a wonderful stay at this beautiful home. The house is well-equipped with amenities, very clean, well-maintained and it is located in a beautiful setting. We loved the large deck that looks out on a meadow and farms and the views from the large windows that span the length of the house. You will want to linger in the mornings and evenings to relax on the deck and take in the idyllic scenery. The location is great for visiting wineries and other attractions in the area and stores are nearby in Front Royal if you need any supplies. I can’t imagine a stay being more comfortable and tranquil. We would definitely stay here again when we visit the area. We highly recommend.
The location of this house could not have been more perfect. The view, the cleanliness, the spaciousness.....Everything was absolutely fabulous! This was our first time in Front Royal, Virginia and the house, town, churches, and people did not disappoint! When we come back to visit, this house is first on our list to check for availability. Had a great time with our large group of women. Plenty of room for us all and the beds were so comfy. We loved having the extra fridge in the basement because we all drought so much food to share! Our wine tour began with the driver picking us right up from the location and we truly just had an overall great time! Thank you!
This rental property is very welcoming and extremely comfortable. Though it’s located in a neighborhood, once inside you see no neighbors…..just beautiful rolling farmland, and pastures with cows and horses. A very relaxing setting.
Absolutely lovely house, well laid out to allow for a quiet calm weekend overlooking the hills. Well stocked kitchen and just a fantastic setting. Owner was very responsive to make sure our stay was wonderful. Slight highway noise from 66, but you only hear it if you're sitting outside and strain a bit.
This is a beautiful property with lots of space and an upscale vibe. The bedrooms are spacious with large beds and comfortable seating. There are additional sitting areas adjacent to the upstairs and basement bedrooms, at least two window seats, and a few groupings on the porch as well.. The kitchen is large and extremely well-appointed with a good supply of spices, sugar and oil, and no shortage of paper and cleaning products. It felt like this place was furnished with an eye to providing guests with a relaxed and trouble-free experience.
This Thanksgiving my family travelled to Front Royal for the picturesque views. We chose this property for the long dinner table, the space available for gatherings, and the spacious rooms. This was a wonderful set up that allowed for everyone to gather around a table and do puzzles, play games, and enjoy preparing and eating meals in the lovely kitchen. Loved the fireplace in the living room, was very cozy and kept the space warm. We all enjoyed the views, the horses near by, and the large backyard where my nieces and I played soccer. All applicances worked well in the kitchen and was stocked with kitchen supplies- pots/pans and serving platters.
There was an issue with the downstairs toilet but it did not impact our stay. Also, I was suprised to see the extra kitchen area downstairs! It was such a cool room to hang out, play ping-pong and games, and there is a huge TV ready with streaming services.
Lastly, I was very happy that the owners allowed me to have my 65 pound dog. She loved the view even more than we did!
This house would be perfect for those looking to hike or enjoy more of a rural stay. The property is about an hour away from Fairfax, VA which is another half hour (traffic depending) to DC.
A well stocked kitchen, lots of comfy nooks, spacious bedrooms, a great ping pong table, huge TVs, nice bathrooms, scenic views. Good internet connection. Missing shampoo/conditioner, was confused whether there was a fire pit or not, listing didn’t have it but the property manager sent a document which referenced it.
Our group had the best fall retreat at this beautiful property. We enjoyed the fire pit outside under the stars and moon and looked forward to the sunrising over the mountains every morning. The outdoor space of the house is spectacular. The house was spotless when we arrived and we enjoyed the beauty of Shenandoah National Park, hikes and local wineries. Will certainly return.
