Escape to your own private Florida retreat! Nestled on 1.25 acres of fully fenced land, this charming modern farmhouse offers the perfect blend of comfort, privacy, and outdoor fun.

Spend your days lounging by the heated pool, grilling under the covered patio, or challenging friends to a game of pool in the detached game shed. With plenty of space for families, groups, and furry companions, there's something for everyone to enjoy!

THE SPACE

Our property features 3 bedrooms and 2 bathrooms in the main house, plus a detached game shed that doubles as a 4th sleeping area. Accommodating up to 12 guests, it's the perfect setting for a memorable Florida getaway.

SLEEPING ARRANGEMENTS

• Primary Bedroom: Two king beds and a private ensuite bathroom
• Second Bedroom: Queen bed
• Third Bedroom: Queen bed
• Game Shed / 4th Sleeping Area: Loft with a floor mattress (sleeps 1), plus a pool table and seating area
• Additional Sleeping Options: Air mattress (sleeps 2) and daybed in the living area (sleeps 1)

The second and third bedrooms share a full hallway bathroom. Please note that the detached game shed does not have its own bathroom.

Fresh linens, towels, and essential toiletries are provided. Each bedroom in the main house also features a spacious closet.

LIVING and DINING

Make yourself comfortable in the inviting living room, complete with cozy seating, soft blankets, and a Smart TV for movie nights.

The fully equipped modern kitchen features an electric stove, stainless steel appliances, cookware, coffee, spices, and cooking essentials.

Gather around the indoor dining table, which seats eight, or take your meals outside to enjoy the Florida breeze under the covered patio.

Please note that the game shed does not have a bathroom.

ADDITIONAL CONVENIENCES

A private laundry room with a washer and dryer is available inside the main house.

PET-FRIENDLY GETAWAY

We love welcoming furry family members! With a spacious, fully fenced yard, our property is a wonderful choice for guests traveling with pets.

POOL SAFETY

Our private heated pool is available for your enjoyment. Please keep the following in mind:

• NO LIFEGUARD ON DUTY. Swim at your own risk.
• No diving, jumping, running, or rough play in or around the pool.
• No glass containers in the pool area.
• Children must be supervised by an adult at all times.
• Do not add soaps, powders, or other substances to the pool. A $400 draining fee will apply if prohibited substances are introduced.

PET POLICY

Please include all pets in your Airbnb reservation. The first pet fee is automatically included when a pet is added to your booking.

Each additional pet is $75 per stay. We typically accommodate a maximum of 2 pets. If you're traveling with more than 2 pets, please contact us before booking for approval.

WELL WATER

Our home uses well water with a filtration system. However, we recommend bottled or otherwise treated water for drinking rather than drinking directly from the tap.

FLORIDA WILDLIFE and PEST AWARENESS

Our property is surrounded by Florida's natural tropical environment. While uncommon, guests may occasionally encounter lizards, iguanas, raccoons, insects, or other local wildlife.

We maintain regular pest control services. If you notice any concerns during your stay, please message us through Airbnb so we can assist promptly.

OUTDOOR SECURITY CAMERAS

For property security, we have two outdoor Ring cameras:

• Doorbell camera monitoring the front sidewalk, steps, lawn, and entry landing.
• Floodlight camera monitoring the driveway, gate, and street.

Both cameras operate 24/7 with motion-activated recording and can be accessed remotely through the Ring app.

There are NO cameras inside the home.

To ensure a safe, comfortable, and enjoyable stay for everyone, please follow these house rules:
1. No parties or events.
2. No firearms or weapons on the property.
3. No smoking or vaping of any kind, including marijuana.
4. No glitter, confetti, or similar decorative materials.
5. No unregistered guests or visitors without prior approval.
6. Quiet hours are from 11:00 PM to 7:00 AM. Please keep noise levels low during these hours.
7. All pets must be included in the reservation.
8. No commercial photography or videography without prior written consent.
9. Outdoor security cameras are installed on the property for safety and security and to help ensure compliance with house rules.
