Good location in Victoria with ample Restaurants in the vicinity. Nice view of the harbour from our room. My one bit of advice if arriving by car is to ready the instructions provided by the hotel as my phone satnav did try to direct me via a route down Yates Street that was not possible. The Hotel mentions this as a likely problem - though doesn’t actually explain the correct route - basically you need to be on Wharf Street to access the short Spur of Yates street that takes you to the car park. It’s a bit easier if you are heading south on Wharf Street but not that important - assuming the traffic is not too bad.

This is an old hotel that is in the throws of a renovation program. Checking requires that you park your car about half a block from the hotel and then drag your luggage across paving stones to the hotel entrance. There is no concierge service or restaurant at the hotel. We had a standard room which had new bathroom fixtures, carpeting and kitchenette, but no clothes closet or safe. And the air conditioning consisted of a noisy portable unit with the outlet duct taped to a panel in one of the windows. The hotel is clustered between several pubs, restaurants and shopping, which is both good and bad. It's great to step out and find an excellent breakfast place (Murchies) next door, along with several pubs and restaurants. It's not so great at 2:00 in the morning when one is trying to sleep with all the partiers carrying on below at street level. Staff were friendly and as helpful as they could be, but didn't have much authority to make things right. In summary, it could be an okay place to stay, depending on one's expectations. But at $400/night, it is way overpriced for what they offer.
