If the reservation is cancelled and qualifies for a refund according to the cancellation policy, a 3.5% payment processing fee will be deducted from the refunded amount.
Terms & Conditions
1. AVAILABILITY
Please be aware that due to any unforeseen circumstances that may arise with concern to the availability of the apartment that you booked, there will be another apartment of equal value and size (in the same building or same area) provided.
2. DAMAGES
All guests are liable for any damage caused during their stay in the apartment and must pay the requested amount to fix the issues.
3. UNDECLARED GUEST & NO PETS (no animals)
Any undeclared, additional guests, or visitors, even for short time stay, will be find $50/person for each night. No animals are permitted.
4. NO SMOKING (outside only)
No smoking! Smoking = $500 cleaning costs. E-cigarettes ONLY. Smoke smells, burns and ashes will compromise my place for the next guest. You will be charged to restore my place to original state. This includes no smoking in halls and stairways. Smoke outside only. If you receive a warning but continue to smoke your reservation will be revoked and no refund will be given.
5. PARTIES
No parties allowed in the apartment. You will pay 500$ for unexpected cleaning, and you are removed from the property right away and no refund for any additional nights you may have reserved.
6. NOISE COMPLAINTS
If you make noise after 10:00 PM you will be charged $500, same as parties. If after the first warning, you continue to make noise, you will be asked to vacate the apartment and no refund will be given for any additional days that you have reserved.
7. MISSING CHECKOUT TIME
I send you multiple reminders. The checkout time is 11:00 AM. If you fail to checkout by 11:00 AM, without my confirmation, you will be charged an additional $50/hour to pay the cleaners time waiting for you.
8. KEEP WINDOWS CLOSED
Windows to be closed immediately when raining/snowing/etc. to avoid damage to paint, building, and furniture. Always close windows and close the door when you leave. WINTER: Do not open the windows for more than 10 minutes as the low temperature can cause the hot pipes to burst. You will be charged for any damages cause by negligence.
9. DON'T REMOVE MAKEUP WITH TOWELS, NO STAINS
If you ruin any fabrics, or towels, or remove makeup with towels you will be charged $20/piece, bed sheets 100$.
10. MAIL & PACKAGES
I do not share my personal Mailbox Access with you. If you are expecting to receive any parcel or letter you can ask me before and I will send you cleaning company address for delivery and you can go and pick up your parcel of letter there, it is close by. (this is also safer than having your package wait in hall our outside the entrance)
11.a GYM ACCESS & Other Amenities (if present)
By completing your reservation with us, you agree that access to the building’s sports complex is subject to change due to maintenance or Covid restrictions.
11.b. NO FOOD OR DRINK ON THE POOL TABLE. DO NOT MOVE THE POOL TABLE. It is expensive to replace the felts, or rebalance the table.
12. LONG RESERVATIONS & SUPPLIES
I only provide supplies for your first 1 week and for rest of reservation you should buy for yourself. For bedding and towels you can use laundry in the building ( Extra Cleaning Service is possible for 50$ by cleaning company and they will replace all the bedding, provide fresh towels and supplies).
13. CLEANING FEES
Cleaning fees cover regular use of the apartment, eating, sleeping, relaxing. Any behavior to cause extra or deep cleaning required to maintain the property will be charged to the guest (smoke odors, vomit, stained fabrics).
14. RESERVATION AGREEMENT
Your reservation at my place is an explicit agreement that you are aware and accept the above rules, the cancellation policy, and Airbnb rules and policies.
15. EMERGENCY ACCESS
The property manager or maintenance may need access to the property in rare circumstances. You do not have the right to deny them access for the purpose of building inspections, emergencies, or urgent repairs. I always give you advanced notice to the best of my ability.
16. PUBLIC PARKING
If using city parking or public parking it is your responsibility to be aware of parking signs, site rules, and local laws. Please double-check the parking signage to be safe.
17. We do welcome Service Animals!
If you are traveling with a service animal, please inform us in advance so we can arrange appropriate cleaning after your stay, and let us know if there is anything else we can do to help welcome you!
In line with Airbnb and local laws: Service animals must be house-trained, under control at all times,, never left alone, and must not enter restricted areas. Any damage caused will be the guest’s full responsibility.
Misrepresentation of a Service Animal is a serious violation. Without exception, guests found abusing this policy will be responsible for a fine of up to $1,000, plus all extra cleaning costs, and the reservation will be immediately canceled without refund.
