The space:
Welcome to Balboa Vista — a beautifully designed 3BR/2BA hilltop home with panoramic ocean views and resort-style amenities. The spacious living room flows seamlessly into a dining area and featuring a well-equipped bar nook with wine storage, glassware, and TVs — perfect for entertaining.
Sleeping arrangements include:
Primary Suite: King bed (76x80) with an ultra-comfy split mattress and remote-controlled head/foot adjustments.
Guest Room: Full-size bed (54x75), cozy and inviting. Room is also a dedicated workspace with desk and chair.
Kid’s Room: Twin beds, that includes a pull-out trundle – perfect for little ones or extra guests.
Step outside and you’ll find where this home truly shines. Take in sweeping ocean views from the backyard oasis complete with:
- A bubbling 4-person hot tub
- Built-in BBQ station with bar seating

Guest access:
Guests will have full access to the entire home, including the spacious backyard, hot tub, BBQ area, outdoor dining, lounge spaces, and all indoor living areas. Please note, the garage and one owner's closet will be locked and not accessible during your stay.

Other things to note:
Pet-Friendly: We welcome up to 2 well-behaved dogs. Please include your pets in your booking request.
Quiet Hours: 10 PM – 8 AM to maintain peace in the neighborhood.
No Parties or Events: This home is intended for family vacations and respectful guests only. No parties, events, or large gatherings permitted.
Lease Agreement: In accordance with local regulations, a standard California month-to-month lease agreement is required after booking confirmation. We'll request your email to send it electronically AFTER booking confirmation.
Hot Tub Use: All guests who plan to use the hot tub must sign a liability waiver. We’ll request your email after booking to send the form digitally.
Check-In: After 4:00 PM
Check-Out: By 11:00 AM
Parking: The driveway and front courtyard provide private parking for 2–3 vehicles. Garage is not accessible.
Security: Exterior security cameras are installed to monitor the property perimeter. There are no cameras inside the home or in the backyard spa area.
PLEASE NOTE:
For stays longer than 5 weeks, we require that the property be professionally cleaned by our team at least once every 30 days. These cleanings help maintain the quality of the home and ensure a comfortable experience throughout your stay. Each cleaning will include a full linen refresh and general housekeeping. The cost is not included in the booking total and will be billed through the payment request such as Venmo, Apple Pay, or Zelle. Prior to each scheduled cleaning, we’ll reach out to coordinate a few ideal dates that work with your availability.
