The Space: There is street construction going on on King Street along the front of the building in May/June. This does not affect access to the parking area or the building. The unit has sound proof windows and this unit is at the back of the building, furthest from the construction, so construction sounds should be minimally heard.

THE SKINNY: This historic industrial style 2 bedroom flat is situated on King Street, in the very heart of downtown! It is walkable to literally everything! Bars, shops, restaurants, monuments and attractions are right outside the door! The home is situated just a few minutes drive from Vilano Beach as well as St. Augustine Beach and is a prime location for wedding or event attendees being held at the Lightner Museum, The Treasury or any other downtown venue.
THE PROXIMITY: Central to downtown, uptown, Vilano Beach and US Highway 1 which takes you to all parts of St. Augustine quickly for shopping, eating and seeing other areas of the city! The walkability of this home to shops, restaurants, coffee spots, museums and even our public library is unparalleled.
THE SPACE: The home itself sleeps 4 comfortably in 2 Queen beds, each in their own bedroom adjacent to the hallway near the bathroom and laundry closet. The kitchen is equipped to service 4+ people to eat together for a great night in! The TVs are Smart TV,s so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. Linens and towels are included.
THE LAYOUT - Unit A has a solid 2/1 layout: BEDROOM 1: Queen bed with smart Tv. BEDROOM 2: Queen bed with office/desk space. BATHROOM: 1 is located in the main hall for easy access and features a luxurious walk in shower.
OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.
PARKING: We only offer 1 off street parking space, Spot 5 in our building's parking lot. There is no other parking provided. Parking in other spots in our lot will result in towing. Parking on the street is a ticket and tow. There is plenty of free parking in the area on residential streets nearby or you may pay to park.
LAUNDRY: We offer a laundry closet with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated minutes from Vilano Beach which we can guide you to after booking confirmation. You can also drive to one of the public beach accesses on St. Augustine Beach about 15 minutes away to park and walk on.
TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.
SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.
Guest Access: This is Apt 5, a completely private apartment with a shared building entrance.. Please know you may see other building tenants on site during your stay.

The 1st floor is entirely occupied by commercial businesses like galleries and shops.
There is a commercial sprinkler system throughout the interior of the building and all apartments. Please do not tamper with the sprinklers or attempt to smoke inside, as the entire building's sprinklers will go off at the same time.
The Neighborhood: There is so much to explore in the neighborhood!
Most of my favorite local hot spots are in this part of town and within a 5 minute walk of the front door! To name a few: Preserved Restaurant (across the street!), Blue Hen Cafe, Crave Food Truck, Ice Plant, Dog Rose Brewery, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes.
Just a few minutes walk north is historic King Street, where you can explore the most beautiful college campus in all of Florida, Flagler College! Just a block away is St. George Street, which is known for it's amazing shopping and restaurants! Nearby, picturesque Aviles Street is an art-collector's dream! Also located in this area are most of St. Augustine's special event venues like The Lightner Museum, The White Room, The Treasury and The Government House. I am more than happy to give recommendations. You will have an amazing time!

Please be aware that certain vendors, such as lawn care, pool and other routine maintenance providers, may visit the property on a weekly basis. Their visits are scheduled based on weather conditions and other factors, so they do not have a fixed schedule.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are guests in the other 4 units in the building. We ask you to be considerate of the tenants in the other units by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.
LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

Dogs are not allowed at this property.
